It is a lovely villa with a wonderful pool and patio - where we spent quite a bit of our time.
Very close to the villa is a restaurant that sells lovely pizzas.
Very enjoyable stay at this very nice and very large house, just half an hour from Rome by train (from Zagarolo station). There's no air con so if you're from the UK you might struggle with the heat indoors. Upstairs was like an oven night and day. The pool was wonderful but you'll be busy fishing insects out with the net. Local town has good amenities and friendly people.
The overall experience was great. Pierpaolo was really helpful ahead of and during our stay and went out of his way to help us.
The house was much bigger than it looked in the pictures and the kids loved the pool.
It took only an hour to get in to central Rome from a nearby train station and lots of lovely restaurants available.

We've had a lovely stay at this villa.
Best way I can describe it is as an authentic Italian experience well away from tourists and the beaten track.
Easy to get to Rome though ( train from Zagarolo ) and we can recommend the Hydromania water park too, a 40 minute drive away.
We spent most of our time relaxing and the pool was brilliant for our children and we hardly spent any time indoors.
A big thanks to the owner PierPaolo and to Angelo the gardener.

We met the gardener on arrival who showed us the best he could, as we didn’t speak Italian, the key features of the house. The location was perfect, rural not touristy and peaceful. The house was large, pool looked great and grounds extensive.Unfortunately the house was dirty, the kitchen lacked many items and what equipment was there was poor. I had to go out and buy Wine Glasses (in Italy!), there were no scissors for example and only 1 tray in the oven with no shelves. There were electrical sockets hanging out of the walls which have been evidently for a number of years looking at the reviews of which some didn’t actually work and it was so hot at night, the fans provided were inadequate so we had to go out and spend our own money on fans that actually did the job and left them. The pool area was great but there were only 4 cheap sun loungers for a family of 8 of which 3 of them the legs kept collapsing. During the 3 week stay the cleaner would come once a week to change the beds and would literally wipe over the bathrooms and mop the floors upstairs but there was still hair & debris all over the house. On booking the villa I believed I was paying in whole for the property. Upon arrival we were short of bedding, when I enquired with the owner he said he wasn’t a hotel and billed me for the extra (so called) cleaning and bedding. He hadn’t read the list of names he’d asked me to send.For what it cost I expect 5 stars not 3 and I won’t be using this site again
It is not child friendly, very uncomfortable, cheaply thrown together and in places dangerous. Angelo (gardener) arrived he didn’t hide his anger at being called back after we had arrived later than planned, he sped up the driveway, slamming doors, tapping his wrist, showing my husband messages, shouting in Italian which my husband didn’t understand. It doesn’t say anywhere in the advert that we have to stay silent from 1-4 so this was a shock and annoying with 4 kids on holiday. Keeping the windows closed at night. Impossible with fans that are useless and no air-con. This was not listed in the advert we would not have booked had we known! The house was dirty, cobwebs everywhere, some of the cutlery and plates were dirty. Front bedroom smelt. Two of the kitchen hobs didn’t work. No scissors, no wine glasses. 4 sun loungers one of which was broken. Pool lights didn’t work, tiles loose, edges sharp and slippery our son fell and cut his face. Electrical sockets hanging out. Very dangerous! Outside table broken, completely unstable. BBQ useless as broken at the back and cooking grate didn’t fit. No where to sit outside comfortably, table and chairs on the grass from the photos were not there. Beds were uncomfortable, pillow were awful. Angelo arrived Sunday, came from the back entrance, drove up the garden whilst I was sunbathing to ask when we were leaving, total invasion of our privacy.No response from owner to our complaints - Vrbo useless too! Spend your money elsewhere.

Thank you for taking the time to leave a review. However, we feel it is important to share our perspective, as the full picture differs significantly from what has been described.
First and foremost, you arrived without any prior notice regarding your arrival time, despite our clear instructions requesting guests to communicate their expected arrival in advance. As a direct consequence of this, the person responsible for your check-in was unable to be on-site to welcome you. Rather than waiting and contacting us, you forced the gate open — causing €400 worth of damage, for which we chose not to charge you — and by the time our staff arrived, just 15 minutes later, you had already let yourselves into the pool area.
We were deeply disappointed by the condition in which you left the property at the end of your stay. The house was left dirty, waste was not separated for recycling as required and as is standard practice in Italy, and two of the pool sun loungers were broken — damage that was not present before your arrival.
Perhaps most tellingly, during your entire stay you did not make a single phone call to us, nor did you raise any of the concerns mentioned in this review while you were on the property. Had you done so, we would have been more than happy to address any genuine issues promptly. Instead, a refund was requested only at the end of the stay — a request that, given your conduct, your disregard for the property, and the damage caused, was not granted. This decision was made in full agreement with VRBO staff, following their review of the situation.
Regarding Angelo, our gardener: he was called back to the property outside of his scheduled hours precisely because of the unannounced arrival situation. His frustration, while perhaps visibly expressed, was entirely understandable under the circumstances.
We take the comfort and satisfaction of our guests very seriously and have hosted many happy families at this villa. We are sorry that this stay did not meet your expectations, but we must be honest: the experience was equally challenging from our side. We wish you well in your future travels.

Prima vakantie in dit zeer ruime huis met groot zwembad. Veel overdekte buitenruimte.
Erg leuk is de ligging in het dorp.
Je kunt iedere dag verse broodjes halen bij de bakker. Pizzabakker naast de deur en een goed restaurant op loopafstand in het centro storico.
Enkele minder positieve punten:
Keuken is goed uitgerust, maar de pannen zijn wel erg oud met versleten anti-aanbaklaag.
Zwembad wordt schoon gemaakt met een robot, maar desondanks toch groene aanslag.
In 1 badkamer is geen warm water en er hangen geen gordijnen voor de ramen.
Stoelen eettafel buiten missen kussentjes.

Vaste et agréable maison avec un grand jardin et une grande piscine. La maison est peuplée de livres et de souvenirs de voyages. Elle est située à une heure de voiture de Rome mais nous avons fait le choix de nous y rendre en train depuis la gare de Zagarolo où il est facile de garer son véhicule. Pierpaolo est un hôte prévenant, secondé en son absence par le sympathique Angelo qui prend soin du jardin et des aspects logisitiques.
Really enjoyed this property and the surrounding area, extremely warm during the hot days, inside and out. The pool helped cool you down and the local Pizzeria kept us fed, although there are decent kitchen facilities. The host looked after us through his gardener Angelo who we enjoyed seeing on odd days as he asked, Ciao, all ok? And mostly everything was Ok. Thanks

Haus mit Charme - aber in einem ungepflegten Zustand
Das Haus liegt wunderschön auf einen Hügel über dem Dorf und verfügt über einen riesigen Garten und einen wunderschönen Pool.
Auf den ersten Blick versprüht es einen gewissen Charme und man freut sich auf seinen Aufenthalt.
Begrüßt wurden wir von dem „Gärtner“, welcher weder Englisch noch Deutsch reden konnte und somit konnten wir keinerlei Details über das Haus erfahren.
Das wesentliche haben wir gezeigt bekommen.
Auf den zweiten Blick zeigen sich dann aber leider die erheblichen Schäden am und im Haus.
Es gab kein warmes Wasser im Panoramabad.
Eine Reinigung von dem Objekt fand nur Oberflächig statt, zu viele Spinnweben und auch noch gebrauchspuren auf den Toiletten waren eindeutige Hinweise dafür.
Sehr viele Steckdosen hingen aus der Wand heraus und die einzelnen Adern waren teileweise blank.
Dieser Zustand ist lebensgefährlich und wir mussten unseren Kindern immer auf die Gefahr hinweisen.
Die Auffahrt zum Haus mussten wir sehr behutsam mit unseren Fahrzeugen bestreiten, da viele Kopfsteinpflaster locker waren und schon große Löcher vorhanden sind.
Wir waren mit insgesamt 6 Personen unterwegs und es gab leider nur zwei funktionierende Liegen.
Der Sonnenschirm war nicht zu gebrauchen.
Zusammenfassend kann man sagen, dass das Haus sehr in die Jahre gekommen und nicht mehr viel investiert worden ist, der Pool ist das Highlight und die Pizzeria vor der Tür ist sehr zu empfehlen, was man von diesem Haus leider nicht behaupten kann.
Dieses Objekt ist sehr ideal für eine größere Gruppe geeignet! Die Villa liegt toll und nah an Rom. Gallicano ist ein sehr toller Ort mit sehr netten und herzlichen Menschen.
Der Eigentümer hat uns über seinen Gärtner toll empfangen und bei allem immer Rede und Antwort gestanden. Der Pool war ein Traum, mehr muss man dazu nicht sagen. Ein Grill war auch vorhanden. Die Küche bietet so gut wie alles was man braucht. Die Pizzeria vor der Tür ist ein Traum, sehr lecker! Das Internet ist nur im Wohnzimmer stark, draußen leider nicht.
Insgesamt würde ich 9,5 von 10 Punkten vergeben und definitiv eines Tages wieder kommen!
Gerne hätten wir den Eigentümer persönlich noch getroffen, vielleicht beim nächsten Mal!
Hvis du vil have en idyllisk feriebolig tæt ved Rom er dette stedet! Smuk villa i colonial style med den skønneste have og mest fantastiske pool. I gåafstand til en lille by, hvor man finder et skønt pizzaria, et par cafeer og en god bagerforretning. I en nærliggende by kan man tage toget til Rom. Togturen tager kun 25 minutter. Vi kommer gerne igen.
Myself and my family had a wonferful holiday at Le Rondini, the owners were very accommodating, we arrived very late and got a warm welcome. The pictures do not the property justice, it is so spacious and the grounds go on and on, wonderful for our young explorer! The pool is perfect which is where we spent most of our time! We travelled to Rome both by train and by car, both of which were effortless. We booked the property for a special anniversary and now have memories to last a lifetime. Thank you Pierpaolo

Ruim en net huis waarin het, ondanks geen airco, toch aangenaam vertoeven was. Om comfortabel de badkamers tegelijkertijd te gebruiken was de waterdruk misschien net te laag. Een groot zwembad naast een schaduwrijk terras midden in een enorme tuin, die trouwens heel goed onderhouden wordt.
Zeker een aanrader voor een leuke vakantie.
Pierpaolo was a superhost. We never had a complaint or something. The house is beautiful and the garden is definitely something you don't see every day.
This home was the perfect rental for my family to our trip to Rome. It was nestled in the cute town in Gallicano nel Lazio (which everyone was very friendly). About 30 min away from the busy city of Rome. The home was lovely, it had everything we needed. All the pictures were accurate. I was worried about staying without air conditioning in summer, but they had a fan in rooms and we opened windows which was cool through night. We even woke up to the smell of honeysuckle. Just lovely! We must have accidentally turned off switch for hot water and we called and they arrived ASAP to look at problem and solved. The pool was a perfect relaxation time for us. This home is a true GEM! Thank you for our wonderful memories!

Siamo lieti che l’esperI Enza con la nostra proprietà sia stata positiva. Soprattutto perché il giudizio viene da ospiti che hanno mostrato un rispetto ed una cura della proprietà davvero fuori dal comune.
Quanto alle zanzare, la proprietà è immersa nella campagna romana ed il giardino è pieno di piante e fiori, che, per scelta, non curiamo con insetticidi chimici. Quindi, di insetti c’è ne sono, ma crediamo sinceramente facciano parte del tutto. Grazie.

Fantastic pool, good location near Rome. Some upgrading required
We arrived late on a saturday evening and were met by Pierpaulo and Sylvia who were extremely pleasant and showed us around the house.
The house is about 60 years old and was built by Pierpaulo's parents. Some aspects have been more recently upgraded such as the downstairs bathroom and one of the upstairs bathrooms. The kitchen is a mix of old and new units. The house was extremely clean throughout. The best bit of the house was the pool which was terrific and we all loved it, especially the kids. Also just outside the gates is a small but totally wonderful and very good value pizza restaurant. There is very easy access to Rome from a train station about 10 mins drive away. The town has a small supermarket (carrefour express) and there is a larger Co-op about 10 mins away by car. You would need a car.
There were a couple of things that would have made the stay better. The house does need some upgrading and a lot of the old family bits and pieces and old magazines are still on display and from a guest point of view it would be nice if they weren't there. One of the upstairs bathrooms is clearly old designer and very orla kiely-esque in pattern. Quite a few of the plug sockets dont work.
Also the house could really really do with air conditioning. Especially as a lot of the house is wooden inside (flooring etc) so absorbs the heat during the day making it very hot at night. Having said that it was our fault for not checking that they had air con before booking.
All in all we enjoyed our stay but some upgrading of the property is required.

L’aria condizionata infatti non è presente - come da indicazioni sul sito di VRBO/HomeAway - per una nostra precisa scelta di compatibilità ambientale e di atmosfera; cosa che, peraltro, è generalmente condivisa ed apprezzata da parte degli ospiti. Così come altra caratteristica generalmente apprezzata è il fatto che è una casa che noi abitiamo e che, quindi, si contraddistingue per caratteristiche di vita e di ambiente vissuti, ancorché curati il più possibile per il confort e la soddisfazione dei nostri ospiti. Grazie ancora. Speriamo di avervi ancora presso di noi in un prossimo futuro.

Wunderschönes Grundstück mit großem Haus und Pool
Wir haben uns sehr wohl gefühlt. Das Haus, der Pool und das Grundstück sind sehr groß und sehr sehr schön. Eine gute Pizzeria befindet sich direkt vor der Tür. Vom Ferienhaus konnten wir sehr schnell die umliegenden kleineren Städte aber auch Rom und sogar Napoli erkunden. Der Vermieter Pierpaolo und der Gärtner Angelo sind sehr nett und immer erreichbar (Mobiltelefon).

ein schönes italienisches Landhaus mit einem prächtigen Garten
Das Haus ist sehr schön und geschmackvoll eingerichtet, allerdings gab es in einem von 3 Bädern kein warmes Wasser, der angekündigte Föhn fehlte und in einem Zimmer hingen die Steckdosen aus der Wand heraus. Aber alles in allem fanden wir es, auch bei manchmal wechselhaftem Wetter, sehr schön.

We spent 5 days in this lovely villa outside Rome. It was clean, bigger then we expected and the owner was super friendly and responded immediately when we had some questions. We had a great time and we would definitely recommend it to others!
