A cozy flat ideal for 2 -4 people, in a detached ancient country house with only two apartment. It is located on a hill from which you can enjoy a spectacular view of the sea coast and islands of Capraia and Gorgona, of Lake Puccini-Massaciuccoli and of the Versilia hills. The rustic house has been completely restored with original stone, wood and cork, photovoltaic panels and heat pumps.
Three meters from the door there is the fenced garden with a beautiful esclusive patio-solarium (40 sqm) with gazebo .
The flat consists of entrance, one romantic comfortable double bedroom, a nice large bathroom complete, a twin room-studio (20 sqm) with two sofa-bed, a modern kitchen and the dinning area also. It is furnished of of WIFI, TV and AIR CONDITIONING in every room. There are mosquito nets on the windows and blackout curtains. The property equipped with a security door and monitored by cameras on the borders. It is furnished with care. Inclusive: wifi, water, electricity, and linen and towels
The access municipal road, with a fantastic view of the Versilia coast an hills, ends at the house La Tinaia, so no traffic. The free parking is near the house or about 40-80 meters away where the road is widest.
The house is close to Lucca (20 km) and Pisa (30 km) and Firenze (100 km).
Outside the House:
The private peaceful patio- solarium with a GAZEBO are beautiful spaces and exclusive well equipped with outdoor forniture, where you can relax and have breakfast and you can enjoyed of the flowers and butterflies and the herbs wonderful for cooking, in the garden. The property is fenced and the garden gate is near the front door, and the patio is some steps from gate.
La Tinaia is at 5 km from highway (Massarosa exit, LUCCA).
Overview:
If you like walking or cycling, you are close to the via Francigena and many paths.
Pleasant panoramic walk take you to the Belvedere and the village of Gualdo, the Via Panoramica is also worth doing...the name says it all!
Grocery- butchers shop, restaurant and bar are about 500m. Facilities and shops are about 3 km away (Stiava and Massarosa), sand beaches of Viareggio (13 km), Torre del Lago and Lido of Camaiore. Nearby beaches are for all your needs, just south of Viareggio you find the Natural Parks of Lecciona, Massaciuccoli Lake, Vecchiano, Migliarino-San Rossore with wide free beaches, dunes and pine forests.
Good restaurants are in the nearby village of Montemagno (4 km) and Camaiore and Massarosa also. From Viareggio to Forte dei Marmi you can find shops, nightlife and cultural events.
Torre del Lago Puccini (16 km) and Pieve a Elici are famous for Music Season and Opera.

Lovely stay

We spent 10 nights at La Tinaia "up" and had a really lovely time. It's perhaps a bit smaller than expected, from the description and photographs I expected 2 discrete bedrooms, not one bedroom and two beds at the end of the extended kitchen/dining room, but it didn't spoil our stay. Parking (and turning) can be a bit of a squeeze, would recommend avoiding taking a big car!

Thank you! I'm glad you had a nice vacation with your 2 boys. As in the description, the Tinana up has a double bedroom and a living room of 20 sqm with two beds / sofa and kitchen, plus entrance and spacious bathroom .. but in the 35 sqm terrace there is the 12 sqm gazebo which is another outdoor room, where to have breakfast and dinner! And you enjoyed it a lot. It is true with cars that are too big to maneuver, but you can also park at 50 meters from the house, in the shade and without stress ...I hope you will return to Tuscany and be my guests!

A beautiful stone house in the hills.

We loved our stay at La Tinaia was absolutely perfect and the view was amazing. Donatella the hostess was very accommodating and helpful. We enjoyed our breakfast on the patio before we went exploring, Lucca, Pisa, Viareggio and Forte dei Marmi was only a short drive away. And the wonderful gherardi bar pasticceria is worth a visit. We also loved the food at Trattoria la Corteccia only 10 min. Drive away. (Remember to book a table in advance.) we would definitely choose this house again.

Merci pour l’accueil chaleureux Pour notre famille , nous aurions préféré un logement avec une ouverture directe à l’extérieur et sans barrière sur les fenêtres , nous n’avions pas bien regardé les images. La vue sur la mer dans son ensemble est davantage sur la rue d’à côté, le jardin, même si indépendant est très proche et passsage identique avec un autre logement et la propriétaire

Dear Cynthia, as I have already said to other guests, judgment must be given on any discrepancies between the announcement and reality. So the grills were there in the photos and are necessary when the windows are easily accessible. The sea can be seen from two windows, the photo with the sunset is taken from a window. If you go on the road, 10 meters from the door, there is a spectacular 180 degree panorama of the Versilia coast, up to Liguria and Pisa. The road is unique and ends there. The garden gate is 3 meters from the door, and is common to the ground floor of the house (where 2 people are staying) and to my house. After 4 meters there is the patio solarium and exclusive 35 m2 gazebo with gate. The fence and plants hide everyone. So the judgment you give is "off topic"... I was a professor...

Un peu déçus

Charmant petit cottage avec vue, avec propriétaire attentive et à l'écoute. Nous avons pu rayonner et découvrir de très beaux sites, tels que Lucca, Pietea Santa, Pise, Sienne, Pistoia... Attention néanmoins à l'accès; difficulté de stationnement, pas de place attribuée - location sur les hauteurs, petite route en lacets, relativement loin des commerces et restaurants. Déplacements uniquement en voiture et limités. Cela nous a restreint notamment en soirée. Nous partions à la journée pour éviter la montée plusieurs fois par jour. Il vaut mieux prévoir des visites à la journée. La terrasse dite privée n'est pas attenante à la location. C'est celle de la maison de la propriétaire, juste à côté. Elle nous était réservée mais il faut sortir sur la rue et passer un portail fermé à clef. Concernant la location, l'annonce n'était pas conforme. Elle spécifiait deux chambres alors qu'il s'agit d'une chambre et d'un couchage dans la cuisine. Soit un espace réduit sans intimité. C'est en réalité une maison scindée en deux. L'étage inférieur est une seconde location. La maison peut être louée dans son intégralité mais lorsque qu'elle est divisée, l'appartement du haut est plutôt fait pour 1 couple, ou éventuellement couple avec enfants petits. restaurants.

Dear guest, it seems to me that you have not read my announcement carefully and have not checked the location on the map. In Italy only 23% is plain, the rest is hills and mountains, so you need to know how to drive. The bar, restaurant and grocery store are 500 meters away. The parking was always free under the house, but you preferred to park the car 30 meters away, on the road (easier) which was always available, even if not exclusive... As for the house, what you call the kitchen is a bedroom- studio of 20 m2, and the furniture is also listed in the description, including the wall with modern kitchen, if you don't read, look at the photos... Of course, two couples are better off taking the whole house (rustic la Tinaia) but it costs more... The fenced garden gate is located next to the door (3 m away) on the street. But the road ends at the house, and it's practically private! The 40 m2 "patio terrace" is located in the garden about 6 meters from the gate, at garden level. Of course there is also the French window in my house, but how many times was it open? You had maximum privacy, you could even be naked so that no one could see you... Even as regards the two apartments in the house, it is clearly specified. Finally, you cannot accuse that the advert was not compliant, I would say that you did not read carefully and wanted to spend little..

Il sogno che inizia dove finisce la strada

La vacanza a Montigiano inizia dove finisce la strada. Intorno a noi, la storia di un antico borgo cui Donatella ha contribuito a ridare vita ristrutturando una vecchia tinaia con un giusto equilibrio tra conservazione dei materiali esistenti e efficienza energetica. Sotto, il mare (in quindici minuti a luglio si raggiunge la spiaggia libera di Viareggio), il lago di massaciuccoli (imperdibile una visita in canoa partendo dall’oasi lipu) e un bosco di ulivi centenari in cui non è difficile incontrare caprioli e fagiani. Che dire: la quiete della natura a due passi da Lucca, Viareggio e da un’infinità di piccoli borghi (consigliatissimo gombitelli, possibilmente al tramonto, da godersi al bar riaperto da una signora olandese che vorrebbe farne una scuola di filosofia ) da scoprire imboccando a caso le strade che salgono dalla via francigena. La Tinaia è un ottimo punto di partenza. Anche per chi voglia consumare un po’ le scarpe lungo sentieri immersi in una natura rigogliosa, tra felci e (tantissime) more. Comoda (noi eravamo in quattro, due adulti, un bimbo di sei anni e un cane), pulita, ben “equipaggiata”. I materassi sono ottimi, i libri offerti sulla mensola niente male. Il wi-fi non l’abbiamo usato, quassù c’è di meglio da fare, ma dovesse servire, sul telefono dava quattro tacche. Per la cucina, c’è tutto. Ogni finestra e’ dotata di utili zanzariere. Il servizio di raccolta differenziata e’ efficiente e puntuale. La vista dalla terrazza è unica. Donatella accogliente e disponibile. Ama la sua casa, e si vede. Torneremo il prima possibile

Un posto dove godere la bellezza

La Tinaia è un luogo un po' fuori dal mondo, dove godere di una vista e di una pace meravigliosi, ma allo stesso tempo a poca distanza dai centri più rinomati della Versilia. Ci siamo goduti la bellezza, davvero notevole, delle spiagge libere e dei borghi delle colline. Da tornare!

Ok für Paare mit kleinem Auto

Wir waren eine Woche im Apartment. Für 2 Erwachsene und zwei Kinder sehr klein. Die Zufahrt über eine enge steile Straße erfordert geübte Autofahrer. Parkplätze vor dem Haus auf einen begrenzt, keine echte Wendemöglichkeit. Größte negative Erfahrung: bei Ankunft wurde eine hohe Gebühr zusätzlich verlangt für „Gas, Strom, Klima und Endreinigung“. Das war so nirgends zu lesen. Ausstattung könnte auch besser sein. Keine Schere, kein Mülleimer, Toaster oder Wasserkocher. Minimales Geschirr. Donatella ist sehr freundlich und hilfsbereit. Stimmt. Deswegen fällt die kritische Bewertung schwer. Objekt ist aber wie beschrieben sehr schön gelegen und sauber.

Given that the judgment must be given on what is promised in the website, not with what one would like. I'm sorry for the judgment, of course the road is narrow, but everyone can get there without problems. In the hills in Tuscany and in Italy, the streets are usually narrow and winding, but one arrives in suggestive places, such as Montigiano. Forfeit extra cost is writen in the NOTES in web page I'm sorry you didn't see it.  it INCLUDES: GAS, WATER, ELECTRICITY (air conditioner and washer), FINAL CLEANING INTERNET WLAN, and pure cotton towels, kitchen and bed LINENS. The service of dishes is for 6 people, with 4 serving plates and 3 tureens, etc. the house can accommodate 4 people. The other things (kettle toaster) that are missing are not indicated on the website among those provided.

Very nice house, beautiful sourroundings, great host!

We love(d) this beautiful little house with its charming details! It is very clean and well-equipped, we all felt very comfy. Donatella was very nice (and patient) and very helpful in all regards. Very great host! We stayed two weeks in June with two adults and two teenage kids. We enjoyed the large terrace with its beautiful views (not only for breakfast/dinner) in the fragrant garden which always provided us with fresh herbs for cooking. Even though the house is on the edge of a very quiet and rural village, the main (free) beach and all other seaside-attractions and amenities in Viareggio are just about 20 minutes away (by car). Lucca and Pisa are just a little farther away and we also enjoyed all the other sourrounding little villages and towns (inland/seaside). Different kinds of mountains for hiking are just around the corner; if you drive 30-60 minutes you get "real" mountains for ambitious hiking/climbing. Nice walks can be taken directly from the house. If you enjoy the regional kitchen we have this recommendation: Trattoria da Luciano (about 30 minutes away in Culla): trattoriadaluciano.com We will return for sure!

Nice quiet rural cottage.

We had a great vacation in this nice cottage/appartement near Pisa. Only 15 minutes by car to the sea at Viareggio. Trips to Lucca, Siena, Pisa and Florence are recommended and relatively close by. Nice big terrace with a beautiful view: the sea and Pisa are visible. Donatella is very friendly and helpful. We would certainly recommend this appartement.

Wir verbrachten 7 wunderschöne Tage in dem Apartment La Tinaia Up. Es war alles vorhanden was das Urlauberherz benötigt! Die Fotos und die Beschreibung im Inserat treffen genau zu. Das Apartment ist sehr liebevoll eingerichtet und sehr sauber. Der Ausblick von der Terrasse und in der nahen Umgebung aus ist sagenhaft. We enjoyed a fantastic stay in a very nice Cottage. A perfect location with a nice view. The Cottage is very complete and we are certainly coming back. Communication is perfect and we can recommend this Cottage.

We enjoyed a lovely week at La Tinaia

We enjoyed a lovely week at La Tinaia in dicembre-gennaio 2015/16 . The property is located between Pieve a Elici and Camaiore. It is within easy reach of Viareggio (about 20 mins by car) and also from Lucca . Florence is around 100 km away - the journey takes around one and a half hours by car. The property is situated in a lovely little garden surrounded from green woods and hills, there is a great peace and relax. The little streets to go here are very panoramic and the parking is near All details are clear from the property listing. La Tinaia Up is an apartment with independent entrance, in a little rustic house of two floors with two apartments. The house is silent, cozy and pleasant, and it is very well equipped and cleaned. We used the heating-air conditioning that is in every room, without cost. We loved our relaxing holiday and it was fantastic to enjoy the attractive garden, and enjoy tasty, inexpensive meals at the nearby restaurants. It is a special view to see, from the panoramic street of the La Tinaia, the fireworks of the last day 2015 on the sea coast !

You will understand why it is a special place: the nature surrounding the house, the peace and privacy of the small garden full of flowers and herbs, the spectacular view. It is the typical Tuscan country house but with all the comforts, without traffic because the road ends at the house!

La Tinaia is located in the Versilia countryside, it is surrounded by green hills with a magnificent view of Puccini-Massaciuccoli Lake and the Tirreno sea with Capraia, and Gorgona Islands , from Viareggio to Pisa coast. The gazebo in the terace-solarim are beautiful spaces where you can relax and have your breakfast .
