Modern rural retreat, hot tub and large private secure garden/field

Swallows Roost is in a rural location with no shared facilities and no contact is required at check-in or check-out. Please contact us if you have any questions or requests.

Swallows Roost was renovated to a high standard in 2016. There are 2 generous double bedrooms, one with en-suite bathroom and a family bathroom. The third bedroom has two single beds, with room for a further single bed or cot if required. A spacious living area includes a television with a soundbar, which enables you to connect your own music via Bluetooth. 70Mbps broadband completes your needs. The large open plan kitchen allows many hands to share the cooking while taking a full part in the conversation in the living area. Full height windows give wonderful views across two acres of grassland and farmland beyond. You can also savour the views from the large yet secluded area in front of the property, where you can sit peacefully, enjoy a barbecue or watch your children playing. This is fully secure/enclosed garden for children and dogs to play safely. Swallows Roost now also has a six seater wood fired hot tub! The first bag of logs is included and more is available to buy from us or the local garage. There is also a firepit as an alternative to the bbq for cooking or toasting marshmallows (available October - February)

Peaceful dog friendly country retreat
We had a very enjoyable stay with our toddler and 2 dogs. We valued the thoughtful welcome pack, the size of the garden and that it was fenced in for our dogs to roam, and the cot set up + high chair for our toddler. We had ‘escaped’ from our neighbourhood over the Guy Fawkes weekend - where the fireworks make our dogs very nervous and had a nice peaceful break. Thank you.

The property was clean and welcoming with everything there to allow us to have a very comfortable and enjoyable stay. The welcome food was an unexpected added bonus. Our 2 dogs loved the safe field to explore and we could relax knowing they couldn’t escape. The layout of the property was ideal and the location was perfect to explore Suffolk.

Second visit
Second time we have been to Swallows Roost and we had another great stay. Comfy beds great views and a big bbq. Handy to get to most places in Suffolk and Norfolk.

We are Henry and Hayley Brewis and we have lived at Pinford End Farmhouse, which is just across the lane from Swallows Roost, for 25 years. We have two daughters, our eldest daughter, Lucy, now looks after the property and it's guests. We are both airline pilots and although we have travelled the world, we cannot imagine living anywhere else, home is best!

What makes this property unique

The stables have been converted in the most sympathetic and eco-friendly way possible, retaining full height ceilings and the original stable doors. Energy needs are met by an air source heat pump which supplies underfloor heating throughout and solar panels which are tucked away in the meadow. Outside there is a large area for enjoying views over the countryside around a barbecue, with two acres of meadow at your disposal, leading down to the tiny River Lark.
