Broken Spoke Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON-SMOKING cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there may be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. A 3-payment plan may be available when booking more than 60 days from Check In. Ask for details.
5. **CANCELLATIONS - A Thirty (30) day notice is required for cancellation. Cancellations that are made more than Thirty (30} days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. QUIET TIME – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons with six (6) adults’ maximum.
8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front. An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. Pets – This is a NON PET FRIENDLY CABIN. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or will be ask to leave the cabin.
14. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
15. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.

CABINS IN THE CLOUDS – RENTAL AGREEMENT

By signing this agreement, the primary guest acknowledges and agrees to the rental terms below for this reservation.
1. CHECK-IN / CHECK-OUT
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.
2. NON-SMOKING PROPERTY
Smoking is not permitted inside the property. Smoking is permitted outside/on designated deck areas when applicable. Cigarette butts must be properly disposed of.
If smoking occurs inside the property and additional cleaning or remediation is required, the guest may be charged a $250 remediation fee.
3. MINIMUM AGE
The primary renter must be at least 25 years old and must occupy the property during the reservation. We do not rent to vacationing students or groups under age 25 unless accompanied by a parent or legal guardian.
4. PAYMENT
For direct reservations, a 50% deposit is required to reserve the property, with the remaining balance due 30 days before arrival unless otherwise agreed in writing. A three-payment plan may be available for reservations made more than 60 days before arrival.
Scheduled payments for direct reservations will be automatically charged to the payment method on file on the applicable due date unless other arrangements have been made in writing.
Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment schedule, payment-processing procedures, and terms established for that reservation through the applicable platform.
5. CANCELLATION / REFUND POLICY
For direct reservations, cancellations made more than 30 days before the scheduled arrival date are eligible for a refund in accordance with the cancellation terms applicable to the reservation. Cancellations made within 30 days of arrival, shortened stays, and early departures are not eligible for a refund unless otherwise agreed to in writing.
Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy shown and accepted when the reservation was made through that platform.
6. PROPERTY CONDITIONS AND PROBLEMS DURING THE STAY
Guests should notify Cabins in the Clouds promptly of any maintenance, cleanliness, pest, amenity, or other property-related concern so that we have a reasonable opportunity to investigate and address the issue during the stay.
Leaving the property early does not automatically entitle the guest to a refund. Any refund or compensation will be determined according to the applicable cancellation policy, booking-platform rules, circumstances of the issue, and any written agreement between Cabins in the Clouds and the guest.
7. QUIET HOURS
Quiet hours are from 10:00 PM until 8:00 AM. Guests must respect neighboring properties and community rules. Serious or repeated violations may result in termination of the stay when permitted by applicable rules and policies.
8. MAXIMUM OCCUPANCY
Maximum occupancy at Broken Spoke is eight (8) guests, with a maximum of six (6) adults. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.
9. MINIMUM STAY
Broken Spoke generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.
10. LINENS / HOUSEKEEPING / CHECK-OUT
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.
At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated trash container or receptacle. Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.
11. PETS
Broken Spoke is a NON-PET-FRIENDLY PROPERTY. Pets are not permitted at the property.
Unauthorized pets are subject to a $250 fee and may result in additional cleaning or damage charges. This provision does not override applicable laws or booking-platform policies concerning service animals.
12. FALSIFIED RESERVATIONS
Reservations obtained using materially false information, including false information regarding identity, age, occupancy, or intended use of the property, may be subject to cancellation or termination as permitted by applicable law and booking-platform policies.
13. WRITTEN EXCEPTIONS
Exceptions or modifications to these terms must be approved in writing by Cabins in the Clouds.
14. EMERGENCIES / WEATHER
Weather conditions, road conditions, utility interruptions, and other circumstances outside the property`s control do not automatically qualify a reservation for a refund. Any refund will be determined according to the applicable reservation cancellation policy, booking-platform rules, and applicable law.
15. THIRD-PARTY BOOKING SITES
Reservations made through Airbnb, Vrbo, or another third-party booking platform may also be subject to that platform`s terms, policies, cancellation rules, payment procedures, and refund requirements. Where applicable, those requirements will govern.
