The 11 bedroom, 13 bath house sits on a 10 hectare hilltop estate surrounded by olive trees, gardens, orchard, and forest with paths for exploring.
From the gate, a long (illuminated) white gravel road takes you to the door of the Villa, which is completely surrounded by a stone wall that dominates the entire valley of Valdinievole with a fantastic 360° view.
Around the house: a panoramic swimming pool with outdoor furniture (tables, chairs, sun umbrellas, sun beds and lawn chairs, table tennis), the garden and terrace (all illuminated), a barbecue, a wood stove, a closed area for pets, a recreational space for children with games, a large parking area, a laundry room, services at the pool (changing room, bath rooms), and various covered areas, mountain bike garage.
Completely redecorated with the ancient Tuscan style, the villa is 600 square meters divided in 3 floors.

Less than 2 kilometres away from the centre of Montecatini with it’s thermal spas (first in Europe), a tennis club, numerous shops of every sort, restaurants, wine bars, pubs, cinema, theatres etc..
Close to the Villa there paths for mountain bikes and trekking, at 5 km a beautiful golf club and a manège with riding-school.
To visit there are numerous medieval villages with their little towers and castles such as Montecatini Alto (2 km), Colle di Buggiano (3 km), Uzzano (8 km), Montevettolini (10 km), Monsummano Alto (6 km), Serravalle Pistoiese (11 km) and touristic places such as Collodi (town of Pinocchio -12 km) and Vinci (birthplace of the great Leonardo-23 km).
Easy to reach with the highway less than 2 kilometres away the majors Tuscan cities: Florence (35km), Pisa (45km), both cities with an international airport, Lucca (20km), Pistoia (15 km)Siena (90km). Then for the sea: Versilia with Torre del Lago- Viareggio- Forte dei marmi (40-45-55 km) and Marina di Pisa-Tirrenia (60-63 km).

big living area (about 70 square meters) with satellite TV , DVD, VCR, sofas, armchairs, fireplace - 1 bathroom with shower and 1 toilet, reading room, storage rooms

Ground floor: The kitchen is very well equipped with double household appliances and security devises: professional dishwasher 60", normal dishwasher, oven, pizza oven, microwave oven, barbecue, salami cutter, two cookers with totally 9 flames, two fridges (one semiprofessional), two freezers, ice maker, two sinks, aspiration system, fire estinguisher,toaster, mixer, water -softener water drinkable.
Living area (about 25 squre meters) with armchairs and sofa.
Welcoming hall with a corner bar reception equipped with 4 coffee machines, stereo CD player and fridge.
Dining room with tables and chairs, satellite TV, a DVD, a VCR, internet wireless connection, 1 toilet.
4 bedrooms with bathrooms ensuite with shower ( 1 bedroom is for 4 persons : it has 1 double bed and 2 single beds with 2 bathrooms ensuite. It has both internal and external access; 3 bedrooms have 1 double bed each - anyway 1 of these is to be considered a single room because it's smaller and another one has the external access only.

First floor: 7 bedrooms with bathrooms ensuite with shower ( 5 bedrooms with double bed , 2 bedrooms with twin beds and ceilings a little bit lower ), storage room.

The rooms are furnished in a rustic Tuscan style and finely decorated with wooden beams and terracotta floors, the rooms are provided with satellite TV, dark window curtains, independent heating and air-conditioning.
All the bathrooms are provided with shower, toilet, bidet, sink, mirror, hair drier, window and shower alarm system connected to the corner bar reception.
