I prefer to be over away from the boardwalk. Also would be nice to have an outdoor patio.

Property manager was great. Said 2 parking spaces, but only had one. The view and fresh air with the front sliders open was incredible. Needs some electrical work. Many outlets didn’t work, one in Master sparked. Locks on gates and doors should be replaced. Space in living area was a 10.

Everything about our stay at his house was amazing. First, the location is unparalleled. Second, the house is spacious, nicely decorated, and comfortable. It’s definitely a beach house, but very well maintained. The kitchen is fully stocked just like my kitchen at home. We were able to cook pretty much anything we wanted to and have all supplies we needed. The garage is large enough to park our small SUV. The barbecue worked great. There is a washer and dryer in the garage that is free to use (not coin operated.) The outside shower minimizes sand in the house. The house, gates and garage use keypads to get in and out which is great so we didn’t have to keep track of a key. The owner was great to work with and very nice. We’ve rented several houses on the peninsula and this is by far our favorite!

Awesome time in Newport

The house is located right on the sand off of 31st street and is in a great location. The upstairs unit has a great view of the water and sand and all the people using the boardwalk. Easy access to the Newport Pier (8 short blocks) and Pavilions Grocery store (2 blocks). Try the taco shop near Pavilions. Dianne, the owner, was easy to work with. There was a problem with the fridge on day 1 and by day 2 morning a new fridge was installed and ready to go. She was very apologetic, but I was impressed with her promptness and courtesy. If you need anything, you just text her and she is On it.A few things to note: 1. The unit is NICER than the photos. 2. There are several boogie boards and beach chairs/umbrella for your use. 3. We are a family of 7 and we easily fit in the 4 bedroom unit. One of the rooms has 4 beds in it (two sets of bunks) and my 6’2 boys easily fit In The double wide bottom bunks. 4. My kids are learning g to be comfortable in the ocean and the waves on 31st/32nd are ideal. If you want smaller waves it is a short walk to 28th street where a lot of the intro to surfing shops are located. A great stay. Will definitely come back next summer!

Perfect Beach House

This beach house has so much to offer. The location is perfect - close to the pier and Vons plaza and just steps to the sand. The view is exceptional overlooking the boardwalk. Very well appointed with an ample selection of beach chairs, umbrellas, toys, boogie boards, etc. Nicely furnished inside the unit. We cooked most meals and the kitchen has everything you need. The owner is very accessible and responsive. Definitely a 5 star property. Will stay here again.

End of summer getaway

First time in this property although we have stayed in NB a number of times over the years. It is located within walking distance of many conveniences. Situated at a desirable location along the beach. The house was very clean and has high end appliances etc. Umbrellas and beach chairs provided. Sleeping arrangements comfortable along with TV and internet service. Our stay was very enjoyable.

Perfect for our Family vacation

We really enjoyed our week vacation at this property. it's in great shape, had plenty of cabinets and storage for our family of 7 and the bedrooms set up perfectly for us. We loved the kitchen and living room, beautiful! The beach view from the living room/kitchen area is awesome, nothing better than vacationing at the beach in a place like this. We highly recommend it and hope to be back next year!

Wonderful getaway

Great location. Well laid out floor plan with everything you need for a pleasant stay. Convenient to stores and restaurants yet just far enough away to truly enjoy the serenity that the ocean front experience brings. Host was helpful and prepared. Would absolutely stay again!

Perfect beach experience for family and friends.

The property was immaculate, light filled and very easy to share with a large group. We especially liked that our teenage boys and their friends could stay up late in the living room at one end of the condo while my wife and I could sleep soundly in the master suite at the other end with bedrooms in between to accommodate everyone. Sound doesn't travel from front to back. You can't beat the view of the beach. Ideal surfing right out the door and walking distance to the grocery and restaurants. We could have done without a car! Dianne was great and easy to work with. We will always try and rent this property when we are back in Newport Beach!

Amazing beachfront location!

We had the best time staying at this property over Thanksgiving break! The view of the beach from the living area was beautiful! The location was perfect. The store and restaurants are all close by, we never drove anywhere. We walked the boardwalk everyday. My husband says best showers ever! Dianne was great to work with and our check in was easy! The location was clean and the kitchen Was well stocked!

We had an amazing time. The unit was perfect. Very clean, a lot of towels and bedding. Also had a lot of dishes, pots, pans, utensils and appliances in the kitchen. Great for eight!

This was the perfect beach house for 4 adults and 4 kids while we were in CA for a sporting event. It was great to have the sliding glass doors open and watch the surfers on the beach, which is literally in front of the house! The kitchen was well stocked and there were stores, restaurants, groceries, etc...easily walkable from the place. A bonus was having a washer/dryer on site! It was so nice to be able to step out the door and go for early morning runs along the boardwalk path. Coming from Minnesota, we really felt like we got the full California beach experience! A couple things to think about if you are a picky traveler: 1. The garage can hold one large suburban. If your party has more than one car, ask owner if 2 small cars can be parked in garage, because parking around there is quite difficult. We ended up parking one suburban a few blocks away (free) and left it there for 3 days as to not lose the spot. 2. Like another review said, it is dated and the table/couches are not the same as the picture. The location and ocean view certainly make up for that, but if outdated décor bothers you and you want new/modern, pay A LOT more and stay somewhere else! 3. The other review also mentioned quilts. We got in late the first night and were very cold. As soon as we let the owner know the next morning, she sent someone over with extra blankets for the beds. So, the house certainly served it's purpose and none of the above 3 items put a damper on our vacation. We figured things out and adapted, just like we do on every vacation. The owner was kind and easy to work with. It's clean and had what we needed. Location, location, location!!!

Great location...facilities lacking...

The location is fantastic and the only reason why i gave it two stars instead of 1. The house is run down and outdated with old oak paneling type material everywhere. The furniture shown in the pictures is not the actual furniture in the house. The sofas are old cloth, not leather. There were no quilts on the beds (as shown in the pictures) and no extra blankets to use. There was no blow dryer in the house. The dining table is not the one shown in the picture. We had an old broken down table with a broken chair. The owner falsely accused us of breaking the chair (it was already broken when we arrived) and charged us $100 off our damage deposit. The location is the only saving grace for this house.

We recently updated the couches and chairs and we will update our website to show the current furniture. We apologize that we have not yet updated the pictures on the website. The website does show the paneling in the unit and accurately lists all amenities that we offer. We are sorry you did not identify any concerns or needs, such as extra blankets, immediately after we met or at anytime during your stay. When you requested beach towels, we immediately supplied them. We encourage our guests to contact us so we can quickly respond. Wonderful Christmas!

Beautiful, Comfortable and Relaxing Place to Stay

We rented the top 4 bedroom unit with 5 adults and one child. It was a great stay! This unit has all the amenities you would ever need, plus two sets of sliding glass doors so you can take in all the views. The beach directly out front of this unit is spectacular and it's a very easy walk down to Newport Pier where there is always something to do. Also, Pavillions Market (owned by Safeway) was a flat, easy 5 minute walk. Dianne was very easy to communicate with and willing to communicate via text, email, or phone if needed. There were plenty of toys to play in the sand, boogie boards, and tons of beach chairs. This is a well stocked house and should fit all your needs! Thanks again Dianne! We hope to return again soon!

Wonderful family vacation

We stayed here with another family and our kids and had a great time. The house was clean, comfortable and had all the necessities that allowed us to relax, cook and enjoy each others company. The views were amazing and the sounds of the waves crashing made for some peaceful relaxation. Definitely looking forward to a return visit in the near future and would recommend it to others as well.
