Great location on the beach it’s also quite quiet as the neighboring places buffer most noise from the nearby eateries. We were entertained by local kids stopping by to visit as well as some horses that had wandered off. Enjoyed our time there and will return in the future.
Lorriene was an excellent hostess and John was easy to work with over the phone.
The location was excellent. Directly on the beach and near the grocery store.
House has two king beds and two sets of bunk beds. One full bath and two half baths. The kitchen space is small but we made it work.
Hostess provided many extra supplies for bath and kitchen. We also used washer, charcoal grill and blow up tubes.
We would love to come back.

We have always done the all inclusive beach resorts with our littles because it’s easier . This year we wanted something more private for our family and also infused with culture and the ability to explore . The house itself is lovely and on the beach which is shallow enough to walk beyond any seaweed (none while we were there !) and get the crystal clear Caribbean we long for .
The local kids came by to play with my boys and there were plenty of places to eat within walking distance as well as a grocery store within walking distance . We rented a car and it was super easy.
I recommend taking a drumming lesson from the music center and going to one of their Jam sessions . Also a catch and cook trip to one of the islands nearby is a must.

Our family (including 2 kids ages 4 and 6) loved our stay at the Cobia Beach House. We stayed in the pink house and it was a perfect accommodation for us. The host, Jon, was incredible and happened to be staying in the teal house while we were there. He gave great recommendations of things to do and places to eat. He even taught us how to play Belizean dominoes (which we now love to play) and I'd say he became a friend while we were there. =) He set us up with a great tour guides (Donovan & Randy) and they became friends too! During our excursion with them, we went snorkeling, hand line fishing and took what we caught to a private island where they cleaned and cooked it all up for us! It was a really fun day and a highlight of our time there. The people in Hopkins are friendly and the neighborhood kids were a delight to spend time with. All in all, it was a splendid trip! Can't say enough good things.
This review is biased on the listing as it was when I booked it in January. The listing has changed now with a more accurate description.
When I booked it was listed with A/C and no mention of a $25 a day charge for using the A/C. The A/C is either undersized or not functioning properly. It only drops the temperature about 5°F.
The listing also didn’t mention that the bungalow is a duplex and you only get one side. The room is tiny about 150sqft. The king bed takes up most of the place. It also didn’t mention that the kitchen is a fridge, bar sink and a non functioning hot plate.
The listing mainly used pictures of the family cabin next door. The bathroom other than the 2 person shower is tiny with just a toilet. The 2 person shower is beautiful but there is only enough water to have one shower head work, so the space is wasted.
The room has nowhere to sit other than the bed or a wood bench with a fold down table.
The location is beautiful right on the beach and you have fantastic sunrises.
Things that the owner has no control of that where negatively effected our stay. There is a homeless guy that hangs around all the time, it could be my fault because I talked to him the first day I didn’t know that would lead into him hanging around all the time. That being said the homeless guy is a nice guy. Another negative is the neighbor kids that where abusing their puppy. And one more the water was very brown and dirty from all the rain, we were not able to swim out in front of the bungalow. Again these are no faults of the owner but did make our stay less than pleasant.
The owner was very responsive to all and any questions and offered to move us to the family bungalow. The kind offer was declined because we already had decided to move leaving 5 days early. We just couldn’t watch that poor puppy getting abused.
Overall this place was a huge disappointment for us as the listing really misrepresented the property, we had meet another lady that was staying there earlier and had left too. To be fair the listing now more accurately describes the property.
Just know that you’re getting half of the small bungalow.

Let's set the record strait:
1. I heard nothing from Chris until he said he was checking out. I asked why, and he mentioned some of these complaints, I was able to fix all of them immediately, but he chose to leave instead.
2. The pictures and the listing were all the same, but we did change the rate to include both sides instead of one side, so Chris was paying less per night than it cost to run the A/C (which I didn't charge him for).
3. That sides A/C was broken, we had it fixed right away, I offer to move him as soon as he told me about it.
4. Each side is 10x20 (200sq. ft.)
5. The listing clearly says "kitchenette" and shows pictures. We have spare hotplates we could have given him if he told us, plus skillet, grill etc.
6. This listing had no pictures of the interior of the cabin next door because it wasn't even done and looks nothing like this one. Total lie.
7. There is plenty of water pressure for both shower heads to run. If not, we have our own tank and pump, pressure can easily be turned up.
8. No the homeless guy doesn't hang around all the time. It is a very friendly neighborhood, if you talk to people they will talk to you. If you don't want to be bothered by locals, then don't talk to them.
9. The water can get brown from seaweed (sargasm) in the spring and summer.
10. The neighbor was there because she loved the neighborhood, so this statement was also not true.
Summary: Pictures are accurate, we will be updating again soon. If you have any issues during your stay, let us know immediately and we have staff to take care of it immediately. Thank-you.
We honestly had the best vacation ever staying at Cobia Beach Guesthouse. We prefer to be among the locals wherever we go and this fit the bill! Hopkins is such a friendly, laid back place with everything you could want within walking distance. The host is great with communication and made sure we had everything we needed! Can't wait to come back asap!
The property was beautiful cabanas. cabana's were super clean. The property owner gave very good recommendations on is recommendations on where to eat and visit.. Local friend of property owner was fantastic and took us out on a out on a snorkeling and fishing excursion for my birthday. All in all 10 out of 10!
We LOVED our stay at Jon's place! I was apprehensive at first as the house had two separate rooms - but all worked out fine - and my husband and I enjoyed being close - but now in the same room as our kids.
Hopkins is awesome - if you're looking for unpretentious, local, authentic Belize, you've found it.
Food was yummy, the breeze was blissful and our kids had a great time playing with local kids who showed up daily.
Jon was super helpful from afar, and his local property manager and contact for adventures were lovely. We would definitely recommend.
One word of caution though - check before booking about the state of the seaweed on the beach and in the water. We had lots, and it made the desire to go in the water immediately a yucky prospect. Lucky for us, conditions improved enough and we did enjoy the warm water!

Jon was responsive the people in the community were friendly and welcoming, The food was amazing.
Wow, is all my group of 4 could say the entire way home. In all our international travels, Hopkins delivered on being one of the most amazing cultural experiences of our lives. Jon has made such wonderful friends in the area, that we were treated like family by the locals while we were there. Our snorkeling excursion, barracuda fishing, island hopping, restaurant suggestions, and ANYTHING we needed was right at our fingertips, and everything was 5 stars. It was hard enough to leave our little piece of heaven on the beach and go explore, and we wish our weekend away had been an entire month. Thank you so much for the adventures and memories, we can't wait to come back!
This was a charming place to stay at in Hopkins. It was clean and the bed was comfortable. Just make sure you don't go during Easter weekend because it's a huge celebration and the locals party on the beach until the wee hours of the night.
Fell in love with Hopkins, Belize. I will definitely be back.

Nous pensions louer une maison avec 2 chambres et en fait, la location ne valait que pour une petite chambre dans la maison.
Nous avons pu nous arranger avec le propriétaire et sa représentante et obtenir la maison d’à côté, ce qui a rendu notre séjour très agréable.
This is the true meaning of house on the beach. It is right on the beach. The grocery / whatnot store is just a block away. The locals are so helpful. The property manager Lorraine can guide you to the best places to get authentic food and assistance. I needed some shorts hemmed and the tailor came to us. Found the local actual artists and supported their craft. The internet access truly is great, I wish I could get as good at home. Don't expect resort fancy and combed beaches every day though, this is the real deal. Still needs some finishing touches but everything is functional and our stay was just the right ticket for our needs. OH and beware - NEVER park a car directly under a coconut tree. The shade seems tempting but if they are ready they will drop hard heavy coconuts and break windows (or heads). I learned so much about coconuts I never knew. Like car rental insurance is a MUST! (the locals drive a bit crazy too - get ready for a driving adventure if you do rent a car.

Experience Belizean Paradise
If you're looking for a gated, white-washed, 5-star hotel with valet service, then this isn't the place for you. However, if you want to experience the rich Belizean culture and lifestyle, then you've found it.
Cobia Beach House is situated on a world-class oceanfront location within walking distance of all the amenities. It's a safe and quiet place to relax and renew your soul, or a place to crash at night after you're completely spent from the day's adventures.
The duplex is exactly what a cottage should be, compact but well-planned. It's perfect for a family, couples or a group of friends. Each side has a small kitchen which is perfect for light meals, but if you've come to cook your meals, you'll miss out on the amazing Garifuna cuisine!
The walk-in shower is beautiful and so inviting after a day of caving, snorkeling or just laying in a hammock.
At night you'll drift off on incredibly comfortable beds to the sound of ocean waves with cooling tropical breezes caressing your body. But, before you go in for the night, look up...the stars are ablaze in the night sky!
Watch the sunrise over the ocean and step into another day of Belizean paradise at Cobia Beach House.
