We had a great stay over the holiday weekend. House was perfect for our family and the location can’t be beat. Host was super responsive. Would definitely stay there again in the future.

We appreciate Angela’s kind comments about our home, but we are disappointed with her four star review as we are always aiming for a five-star guest experience. Angela did experience electrical trouble with the hot tub during her stay that limited her enjoyment of this amenity, and this is likely what cost us the extra star. This issue has been fixed and the hot tub is back in business for future guests.
Pet friendly, would recommend if it’s an older dog that does well with voice commands vs leash. After oct 1 great for dogs! Host was great in communication when ac was not working and resolved in a day. Pool and separate hot tub was great and both heated nicely.

Thanks for the great review, Mehgan. So sorry about the AC malfunction. The fact that you still provided a five-star review is very much appreciated and says a lot about you as a good person. Future guests, this home has two brand new complete AC systems and one system needed a part replacement during Meghan’s stay to correct an electronic flaw. Both are working great now and no future guest will need to worry about AC performance issues.
We had a wonderful stay at the home for the week. Owners communications was excellent and if we needed anything, I felt like they would have responded immediately. The location is perfect, private boardwalk to the beach and the pool and deck was just right. The beach was amazing and the ocean a blast… . Garage parking, plenty of storage, could not ask for more. Thank you.
Overall was a great location, easy beach access, pool area was fantastic. Just about the only improvement we could we was the need for a new stovetop, one burner did not work and the others were spotty on the heat.

The house was wonderful, and perfect for a large group. The kitchen was well equipped and the beach was a very short walk. Brian was responsive when we had questions.
I stayed here with a group of 11 friends, 2 dogs, and a 2 year old. There was more than enough room for everyone. Great location - 10 second walk to the beach, 2 minute drive to Coligny. There were minor issues with the house but every time we messaged/called the owner he was quick to respond and quick to fix everything. I would definitely recommend this house.
Always a nice time visiting Hilton Head. House was "as advertised" and Brian was very responsive to the 1 or 2 small items we needed. House was clean and spacious and accommodated our family with no issue for the 2 weeks we were there.
We loved our stay! The house was great and Brian, the owner was very responsive. We love the pool and easy access to the beach. Our older kids could bike to shopping and food. This was a perfect house for us-4 families. Each of the 5 bedrooms has a connected bath. Plenty of room to be together and have space!
This is a beautiful second row beach home. Every room was extremely clean. Our family loved the private tiki bar (with full size refrigerator, tv, and sink) and pool. There was plenty of chairs around the pool area for everyone and plenty of beach chairs and towels. Brian was very responsive to helping us get outdoor tv setup so we didn’t miss our football games, and bringing us extra kitchen items that we requested.
The house is beautiful and located in a great area. Brian was quick to get back with us on any questions or concerns. There is a lot of construction going on at one of the houses behind. It didn’t bother us too much. We still really enjoyed our time at the pool and tiki bar and at the beach.

We are very disappointed to read Deborah’s review and star rating as this home has consistently received five-star reviews from prior guests. Deborah did mention that she was dissatisfied with the cleanliness of the home upon check-in and we promptly sent the owner of our cleaning service to the home to address any cleanliness issues. Future renters, please know that it is very rare to have cleanliness comments from renters at our home as we have perhaps the best cleaning service on the Island. But they apparently ‘missed the mark’ in this instance and we took responsive measures to immediately correct the guest’s cleanliness concerns.
Not sure what repair issues are being referenced as we are unaware of any needed repairs.
Deborah did mention on two separate text messages how much she ‘loved the house’ so we were hoping for a better rating from her.
Future guests should know that we take your satisfaction very seriously and are always prepared to correct any issue that compromises your happiness with your vacation home.
Excellent place/location just a short walk to the beach!
Very large well located house just one row from the oceanfront. There is a dedicated walkway from the house over a small dune to the beach. The hot tub and pool complete the outdoor amenities along with a tiki bar. There is a gas grill also. A two door garage makes access to the house easier than a usual VRBO. Location of this house is very convenient to Coligny Beach shopping (approximately 1 mile) and a food store (Piggly Wiggly). There is an ice cream shop in the Coligny beach retail area. We love this area and wouldn't hesitate to rent again. Bike paths make it nice for a safe ride if you choose. Internet service is superfast and there are numerous TVs in the house under the Tiki bar. This house has TONS of space for family members & friends. Beach chairs are present for use (6-8). The kitchen and fridge are well equipped with coffee maker, dishes, silverware, pots/pans, etc. Washer/dryer on both levels! You will enjoy your family vacation if you choose this place!
Layout of house was nice. Outside really needs some attention. The decking around the pool had paint peeling off the boards and some boards just need replaced. Tile was missing from the pool. The Tiki Hut area looked like it hadn’t been cleaned in a long time. For what we paid I expected it to have been in better shape.

Please accept our apologies for the peeling paint on the deck. The wood deck was painted in March 2021 and I couldn’t be more disappointed with the results of the Sherwin Williams Super Deck paint. It peeled in areas of full sun after only a few months. Not a good product and we will paint again with DeckOver this Spring. And we actually have replaced many deck boards this September. Not sure about Tiki Bar comments. We keep that area very clean for our guests as it is a significant feature of the home. Sorry that it did not meet your expectations. Future guests… please know that we are constantly re-investing in our vacation homes addressing wear and tear issues. We want you and your family to enjoy a five-star stay!
We had a wonderful week with our family at 30 Knotts Way! The house was spacious and comfortable. Brian was very responsive to several small issues that arose. The reason I can’t give 5 stars overall is due to the poor condition of the outside deck. The Tiki bar and pool area is what attracted me most to the house as we spend the majority of our time outside. The deck has many boards that are loose and lifting up, and some areas where nails were popping up. Again, when I raised this issue to Brian he immediately sent maintenance folks to look at it, but there was not much they could really do — the deck surface needs a major overhaul.

You are correct about deck boards showing their age and I am pleased to say that during the open week after your stay we removed the older deck boards and replaced with all new boards. Sorry that this couldn't be done prior to your stay but it is impossible to do this type of work during the busy season when the home is fully booked. Future guests will enjoy the benefit of an all new deck.
Positives: The access to the beach was convenient but we spent most of our time at the deck area. It is positioned to get maximum sun, which was great for using the pool and hot tub in October. The house was very large and there were only five of us, so everyone had lots of room.
Negatives: We found out after booking that the elevator wasn't in service. Do to health issues one of our criteria when choosing this property was the fact that it was handicap accessible with an elevator to all floors. We found out after booking that the elevator wasn't in service. The host offered us a refund, but we didn't want to start the search process all over since we were close to dates we chose. We have found that most high end beach homes with three floors of living space have elevators. Kitchen: Every cupboard was full and there was absolutely no place to put cereal boxes, snack bags etc. Everything that didn't require refrigeration had to sit on the counters.
Tiki Bar: This area would be fantastic if stocked with plastic glasses and bar items, but every cupboard was packed with old five gallon paint cans and other junk. Master Bath: There were lots of cracks in the floor and tub area. In conclusion, the house was spacious and convenient to stores, restaurants and the beach. The pool and hot tub were great, but the house itself is starting to show it's age.

This review is disappointing and negative in tone because of the lack of elevator service. Mr. Harvey made the reservation after I had removed all references and photos in the listing regarding the elevator (since it was out of service). However, I missed one area in the listing and Mr. Harvey booked assuming that there was an elevator. A day after booking he was informed about the elevator not being in service and I offered him a full refund. He instead chose to keep the reservation and chose to ding us in the review for lack of elevator service. (I would have much preferred to have refunded his full payment than receive a three-star review… the lowest ever for this five-star property).
Regarding comments on “showing its age”, the bathroom he references with cracked tiles is being renovated December 2023 so future guests will be thrilled with the refreshing, new look of this room.
Refarding tiki bar I actually agree with Mr. Harvey as we have used the lower cupboards for deck-maintenance related items and much of this material can and will be removed.
Finally regarding the elevator, if you do not see pictures of the elevator in our listing it means that we cannot guarantee that it will be operational. Please do not book if this is a critical feature for your stay until such time as we update our listing with pictures of the elevator indicating that it is back in service.
Future guests, we do offer a beautiful, well-maintained home that is under constant improvement for the full enjoyment of our valued guests. We always strive to provide you and your family a five-star stay.
We had a great week at Knott's Way. The pool and interior property could use some updates and repairs, but doesn't take away from enjoying the house. The teenagers really enjoyed watching tv and listening to music in the tiki hut.
We did have a younger dog with us and wasn't aware we would have to walk to the end of the street to a grass area for potty breaks. The pool area is fenced and they provide a plastic gate to cover the stairs. We used chairs to hold the gate, but a more adventurous dog might not be safe. Be aware the patio gets extremely hot.
I know many come to the island to enjoy the restaurants, but we had a large group of teenage boys celebrating graduation and chose to eat at the house. If you like to cook in, be advised so that you can pack accordingly: The kitchen and Tiki area refrigerators were wonderful! They made plenty of ice and kept our food cold. The kitchen refrigerator is large. The stove has 6 burners and was great in preparing several dishes at one time. There is plenty of countertop space, and the cutlery was perfect for our menus. However, there is only one casserole dish for baking, size 9x15. There are no standard sized spatulas, no muffin tins, and the cookie sheets are older and very thin. There is only one oven and it is extremely small, more like one you’d find in a small apartment. There are no serving platters or dishes. There are plenty of plates and drink ware, but only 6 bowls.
There are numerous beach chairs provided and the short walk to the beach made it easy to come back and forth to the house. The beach at the end of the path was not busy, but you're close enough to shipyard to have the lifeguard if you choose.
The owner answered questions and concerns quickly.

We do endeavor to provide every possible kitchenware item that guests require and keep the kitchen fully-stocked with essentials. Future guests, if you find the kitchen (or other area of the home), lacking important items just let me know and I will provide same day/next day. Melissa did not mention these missing items to me during her stay so I did not have the opportunity to provide them. Melissa did mention some items in need of repair and these repairs were promptly made.
Melissa is correct that full-sun areas of the deck can get hot to the touch during sunny summer months but we do provide outdoor rugs where foot traffic is the highest.
No house is completely perfect but we are always striving to make this home as perfect as possible for the enjoyment of our guests.

We moved to nearby Bluffton in 2016 to escape the cold and dreary winters of Rochester Hills, Michigan. Brian is the former founder and CEO of a technology company and Melissa is a former Human Resources Director at a Fortune 50 company. We live in the Berkeley Hall golf community (which you will pass as you drive to the Island), where Brian enjoys golf, pickle ball, and physical fitness and Melissa enjoys driving our two twin 13-year-old girls to school on the Island, and driving them to dance and to swimming pretty much every day. Melissa really likes driving! Seriously though, we absolutely love it here and are very fortunate to be able to enjoy the great weather and many Island activities throughout the year.
Our full-time job is to manage our five properties and tend to the needs of our guests. Our goal is that you will rent from us every time that you visit Hilton Head so we work hard to ensure that you arrive to a home or condo in pristine condition with fresh linens and towels (our cleaning crew is the best on the Island). Why they chose this property
Wow, this home is gorgeous! It was built in 2002 and has a very open floor plan with lots of space for our guests. We love the dual king master suites that allow couples that are sharing the expense to have equal accommodations. We love the very private deck with tiki bar... no fishbowl here. And an often overlooked issue with oceanfront homes on Hilton Head is a lack of parking. That is no issue at all for this home since the dual garage doors open to a huge space that can hold six cars, plus the driveway will accommodate up to four more! Lastly, the exceedingly close proximity and private walkway to a private beach is the icing on the cake. This home has it all and our renters are going to LOVE it!
