Why they chose this property
Grašišće was chosen for its timeless charm, natural beauty, and peaceful atmosphere. The restoration process focused on slow and sustainable refurbishment, using a passive approach to construction. Reclaimed stone walls, original roof tiles, and a traditional lime facade were carefully preserved, blending history with modern comfort.
The result is a space that reflects Istria’s openness and harmony, creating an inviting and tranquil environment where visitors can instantly feel at ease.

What makes this property unique
Nearly 200 years old, Villa Grašišće was once the heart of Marcani, a small village of six stone houses. Over time, two of these homes were carefully restored using local, reclaimed materials, preserving their authentic character while creating a harmonious and comfortable retreat.
One of the unique features is the kitchen, which was originally a stable. Thoughtfully integrated into the main house, it blends historic charm with modern convenience. The property also features two terraces, designed using the ruins of old stone walls, offering peaceful spaces for relaxation and connection with nature.
Inspired by Istria’s open landscapes, the surroundings remain unfenced, with trees, bushes, and rock gardens forming soft natural boundaries. The result is a seamless blend between the houses and the rolling countryside, with many inviting corners to sit, unwind, and soak in the tranquility.
With the charm of Tuscany or Provence in the 1960s, with incredible gastronomy, breathtaking nature, and secluded beaches, Central Istria is the perfect destination.
This region offers something for everyone:
Cultural events, from film and jazz festivals to traditional village celebrations.
Dining experiences, from cozy local taverns to Michelin-starred restaurants.
Nature escapes, with rolling hills, waterfalls, and hidden coves waiting to be explored.
The medieval hilltop village of Grašišće is a haven of tranquility and stunning views, offering a perfect base for exploration. Within just a 30-minute drive, you can reach Istria’s most famous sights, including historic towns, vineyards, and the Adriatic coast.
For those who love the outdoors, Grašišće is home to one of the oldest walking trails from the Austro-Hungarian era, winding through picturesque countryside, abandoned hilltop churches, and the breathtaking "Slap" waterfall.
Villa Grašišće offers a peaceful retreat in one of the most undiscovered gems of the Mediterranean.
