This stunning villa, which has been beautifully furnished throughout, is located on the exclusive Dere development only a genuine 2 min stroll to Kalkan’s restaurants, harbour and beach (definitely no taxi needed!). The 3 bedroom Villa Sultaniye offers panoramic sea views and all rooms have balconies from which guests can enjoy the Mediterranean vista. The villa also boasts a beautiful private freshwater pool and very spacious sunbathing area, again with incredible sea views. The sun terrace is furnished with tables and comfortable seating, perfect for an al fresco lunch or evening meal. This is a perfect open space to enjoy a Turkish breakfast, a light lunch or a full evening bbq.
New for 2017 there is an extensive private roof terrace, with Kalkan bay sea views to die for. The roof terrace is fully equipped with sunbeds, chill out seated area and outdoor kitchen, a further perfect entertaining space and a great place to end the day with sundowners. The fully air-conditioned property is finished to an exceptionally high standard and is tastefully furnished throughout.

We are Sue and Sean Flynn and we have just purchased the beautiful Villa Sultaniye. We have been visiting Kalkan for about 12 years and are lucky enough to have several Kalkan properties already, all wonderful apartments so we are delighted to have a villa too. We currently live in the UK and visit Kalkan 4-5 times in and out of the season. Hopefully in the future we will be fortunate enough to be able to spend longer periods of time in this wonderful location.
Why they chose this property
We purchased the villa as we had admired it for a while. We have the Sahane penthouse apartment and the Cennet poolside apartment on the same 'Dere' development and we knew the location was perfect. We love to just meander down to the village and back again without having to worry about taxis as it makes for so much more of a laid back holiday in and out of the season. We know our guests feel the same way and love to be never more than literally a few minutes walk to the restaurants. Our management team are great too and the same team on Dere look after all of our properties so our guests are also sure of continuity and of-course a friendly face.
What makes this property unique
Villa Sultaniye is all about relaxation. It has a lovely open aspect and you never feel hemmed in. You can prepare a light breakfast or cook up a lunch and simply enjoy sitting on the poolside with one of the best sea views in Kalkan. There are plenty of sunloungers dotted around the pool to relax - then of-course you can just have a dip in the pool to cool off.
Everything is at hand at Villa Sultaniye, from lovely laid back lokantas to first class restaurants, not to mention being close to the shops, whether for supermarket shopping or a spot of serious retail therapy.
However, when you are back at the villa, everything feels like a million miles away!
