About this property

A Downtown / College Park House for extended residential needs

This house is for insurance rentals while your main home is repaired, for corporate rentals while your company needs temporary housing while relocating or doing business in Orlando or for other extended residential needs. This is not a vacation or party property.

The Conservatory is a 1942 two bedroom one bath house with ample light. You will have exclusive private use of 2 conservatories, kitchen, dining, living room, bath and two bedrooms.

The Conservatory is user ready, just unpack and your set. Your host lives next door and works from a home office. Water is hot, air is cold and people are warm and welcoming. There is a house manual in the drawers in the kitchen as well as local information. There is a king bed in the master bedroom and a queen bed in the second bedroom. There are also two blow up beds (air mattresses) in the hall closet in case of need. Simply plug them in to any outlet to inflate.

The master bedroom has a television in the closet with cable. Use the LG remote and click the power on, then click the source button and select HDMI 2, then click the power on the ATT remote and use it to change channels, volume, etc. The television is on a cart and will go anywhere in the house with wireless cable. Simply unplug the white extension cord from the wall, roll the cart to the desired location and plug it into a receptacle, wait about three minutes for he cable box to reboot and then set to HDMI 2 and power on.

There is a second wifi network called Belkin which is not password protected, it may be stronger in the rear conservatory and the ATT4Q562M7 wifi stronger in the front conservatory.

There is a bluetooth jambox (pioneer) device located on the desk in the living room. Sync your device by holding it over top of the icon on the top of the pioneer device and powering the pioneer on while turning on your blue tooth device and syncing to pioneer.

Our clean comfortable conservatory house is located in College Park, right in front of The House On Rails and proximal to the rail line! RUN to view the train when you hear it coming, walk to parks, lakes restaurants and more. Easy access to I4, RT. 408. 1 Mile or less to The P House, Citrus Bowl and Amway Center Arena.

1200 Square feet of comfortable clean space With two bedrooms, a single bathroom, large living room, dining room and a kitchen. The bathroom is accessed through a central hallway that has a door that closes separating the sleeping and bathroom spaces off from the living space. There are two large sun rooms, one at the front and one at the back of the dining room.

The Conservatory has access to a lush tropical garden with many different gathering areas. The garden has a fountain courtyard with seating and evening lighting. A ballroom space for larger open gathering, a hidden asian inspired garden, a train viewing garden, americana garden and other areas. The garden is home to many specie of plants and animals including small Screech Owls that visit nightly, Bald Eagles with a view to their nest, Green Tree Frogs, native Anoles, and is protected by Hercules, the ninth largest Live Oak Tree in Florida (Live Oak Registry). Please do not disturb the plants or animals in the garden.

The house is located on the Florida Central Rail line yet has been insulated accordingly. The train runs slow and is exciting to watch. Lucky visitors will get to see Ringling Trains on occasion.

Guests can park in the driveway adjacent to the cottage, one car please. Guests will be given a key to access the Conservatory, please leave the key in the same place when you check out.

Living next door and working out of my home office I am available a good portion of the time in case needed. Guests may run across other guests in the garden areas and the neighbors are very friendly.

College Park is a Mid Century neighborhood with tree lined brick streets, quaint restaurants and shops, and a small Publix grocery for provisions. The Lake Adair neighborhood hosts two lakes with parks along their banks, a highly walkable neighborhood.

Convenient to Interstate 4, a walkable neighborhood, with access to local bus lines. Within one mile of Sun Rail Commuter Train Station, Lynx bus system central station and 1.0 miles to The Amway Center and The Citrus Bowl.

Theme Resorts are rather close as well, only fifteen Minutes to Universal Studios, 5 Minutes to Orlando Science Center and Orlando Art Museum, 30 Minutes to Disney Parks, 25 Minutes to The University of Central Florida, 2 minutes to Parliament House Resort.

This property is licensed at city/county/state levels and appropriately insured.

THE HOUSE: This is an entire house for your access and is not shared. The entire space is for the guests use.

THE GARDENS: The gardens are accessed through the gate that is behind The House on Rails (purple house). SImply walk down the driveway toward the purple and white striped carport and when you pass the purple house look toward your left, you will see the gate. Some areas of the gardens may be blocked off with safety cones or barricade while they are being worked on. For your safety, please do not go beyond cones or barriers when they are in place. At all times be cautious of where you are walking in the gardens as pavers may be uneven due to the root growth of Hercules. Be cautious of water hoses and other gardening items such as brooms, rakes, etc. that are used to make the garden a better place for everyone's enjoyment. Enter the gardens at your own risk.

KEY CONTROL: The entire home will be for the exclusive use of the guests. Following the booking process and approximately 1 day prior to your arrival we will contact you regarding the location of the key and the combination to that lock box. You will have immediate access to the home upon your arrival and will not need to wait on any check in procedures, simply take the key and open the locks. On most occasions the host will meet you to give you a quick walk through of the property, if you feel you do not need that walk through simply let us know and we will allow you to discover the house and its amenities on your own.

WIFI: We understand that wifi access and speed are important to our guests. There are three different wifi networks for your use including a 5G Nighthawk . There is a sheet in the house that has the wifi and cable television information (channel line up) on it. Upon your arrival wifi passwords can be texted to your phone.

UTILITY CLOSET: There is a utility closet with maintenance tools and supplies that is screened to guests. This area is not for guest access.

LAUNDRY: There is a stacked washer/dryer unit located off of the rear patio at The Conservatory that is for access by both houses. Look for the grey door on the back patio. There may be laundry soap on the shelf to the left inside of the closet as previous guests have left soap and fabric softener in the past. Be sure to set the water level for your laundry load. It should be left in the full load position when you complete your laundry.

SMOKING: Smoking is outdoors only, ashtrays and seating are available on the rear patio outside of the kitchen door. There is a covered patio at the rear kitchen door that has chair and glider seating with ashtray for smoking. Shall you desire to smoke strong odor cigarettes such as clove cigarettes or other please be considerate of neighbors and smoke such in the large seating are behind the big oak tree of the green house. There are ash trays in this smoking area also. To get there walk down the driveway to the purple and white striped carport, at the carport look to your left and past the purple house (House On Rails) you will see an opening in the fence leading to the tropical garden. Enter the tropical garden through this gateway and look to your left for a seating area behind the large oak tree (Hercules). This is a good place to smoke cigars or clove cigarettes and not bother neighbors.

LAUNDRY ROOM: is located off of the front house (yellow house) rear patio. Simply open the grey door that is located on the rear open patio of the front house and there is a stack washer and dryer for your use. Laundry Detergent and Fabric softener is located on the shelf to the left. The two units share an iron and ironing board.

PORCH LIGHTS: The colored outside lights are LED technology lights and are typically turned on in the evenings. Please do not worry about electricity consumption as they are LED and default to leaving them on for safety at night.

AIR CONDITIONING: The air conditioner is very effective. You will find the thermostat control on the wall in the hallway next to the hall closet. Be sure to adjust it to your comfort level.

GENERAL KINDNESS AND RESPECT: Please be quiet and respectful of the cottage, house, gardens, neighbors and other guests. Smoking is allowed in the outside areas yet please use the ash urns provided for your ashes and butts. Smoking is not permitted inside of the house. RECYCLING: We recycle, all plastic, paper and glass should be placed in the container labeled with the green recycling logo located next to the regular trash can. REGULAR TRASH: If your recycling or trash is that of smelly nature you can take it to the receptacle at that is near the purple and white striped carport. The black container is for regular trans, the maroon container is for (website hidden) OILS: Please do not dispose of cooking oils down the sink, bath tub, toilet or other drains. Small amounts of cooking oils (light pan coating) can be absorbed by wiping with a paper town and placing it in the trash. Larger quantities such as oils used for frying should be allowed to cool and then pour them in one of the clear Talenti containers that are located below the kitchen sink. Leave these on the counter when you check out and we will send them to the hazardous waste recycling facility. PETS: We are sorry, for the general comfort of all guests, pets are not permitted. PARKING: There is one off street parking space for The Conservator and one for The House on Rails. The House on Rails space is located in front of the carport. The Conservatory space is between the two houses to the left of the driveway. For additional parking please park on the east side of the street, do not park on the west side of the street as it is labeled as No Parking by the city. Please respect the home and its furnishings as if they were your own.
