Perfect for two, this quaint, cosy cottage is a warm, restful haven for those seeking a relaxing change of pace.
Warm, restful haven for two
Its rural setting mid way between Kelso and Melrose will be an ideal choice for those looking to explore those picturesque towns and the wonderful attractions of the wider area.
Small but perfectly formed, Woodman’s has all the essentials required of holiday living. The open plan sitting room/kitchen is a studio style space - warm and functional with comfortable furnishings and finishes. The kitchen is well equipped with a dining space for two, and a rear door leads into a large open garden where you can watch the comings and goings of the abundant wildlife.
A pretty bedroom sits on the first floor with wrought iron bed and characterful coombed ceiling, along with the bathroom on this level.
ROUND FLOOR
Access leading directly into the sitting room.
Sitting room with double sofa and armchair, flat screen TV and DVD player, door leading out to the patio area and garden.
Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Dining table with seating for two. Washing and drying facilities are provided in an external laundry which is shared with two other cottages. A freezer is available for use in an external outbuilding.
FIRST FLOOR
Bedroom one with fixed 5’ king size bed, side tables, chest of drawers, hanging rail and storage space.
Bathroom with bath with shower over, heated towel rail, basin and WC.
OUTSIDE
There is a large open garden with outside furniture to the rear of the property which is shared with the adjoining Wheel House (sleeps 4).
There is a shared games room which is available for guest use. This has a table tennis table, football table, Nintendo Wii and a selection of indoor and garden games.
A shared laundry facility has two washing machines and two tumble dryers as well as a Belfast sink.
Secure private storage for outdoor gear and bikes is available on request. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use.

Private parking to the front of the cottage.
BABIES & CHILDREN
A travel cot and highchair are available on request.
DOGS
One well-behaved dog is welcome at a charge of £25. Your dog must be clean and dry before access into the property, kept to the ground floor area only and not permitted on the furniture or in the bedroom.
GUEST AMENITIES
High quality bed linen and luxurious towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.
WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is variable on most networks. EE offers the best coverage indoors, otherwise reception improves in the outside courtyard or garden.

The steading comprises three small cottages in an L shape configuration which all sit in the same ownership and are available for use as holiday lets, either individually or together. The owner's property is immediately adjacent and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.
