## Space
Our self-contained flat has all the conveniences of a modern apartment.
SEPARATE ENTRANCE WITH NO HOUSEHOLD MIXING!!
BEDROOM: The bedroom has a comfortable king sized bed, mirrored wardrobe and a dressing shelf with power points for hair dryer and phone recharging. The velux blinds are remote controlled and there is direct access to the bathroom. The duvet and pillows are anti-allergy and our cleaners place fresh, hotel quality linen and towels on your bed prior to arrival. A travel cot is available too, and also other stuff for toddlers on request.
Check under the right hand side of the sofabed for its linen (usually marked 'D' for double).
BATHROOMS: The bathroom has a large powerful walk in shower with rain head, hand shower and body jets. There is a boiler cupboard with AEG washer-dryer, iron and airing space. We supply hand soap, shower gel and shampoo and conditioner for our guests.
KITCHEN & DINING AREA: The kitchen has a large solid worktop and is fully equipped with top quality appliances including induction hob, oven, microwave, fridge and dish washer. As well as a toaster, kettle and utensils, we supply tea, coffee, sugar and artificial sweetener.
SITTING AREA: In the open plan living area you will find a comfortable corner sofa which turns easily into a full size double bed. (The bed will not be made up on your arrival).The magnetic window shutters are adjustable, and you can open them fully if you prefer.
There are three bar stools round the worktop, with power points conveniently placed for laptop, etc. There is also a table with four chairs for dining.
The wifi router serving the whole flat (password inside lid of bureau) is located below the smart TV, which is on a cantilever bracket so you can angle it for best viewing wherever you are in the kitchen-living room.
There is also direct access to the bathroom.
The flat has good central heating, so you can warm up quickly if you come in after one of Edinburgh's worse weather days (for which there are a couple of umbrellas in the entrance!)
## Access
Guests have a private entrance and will have sole access to the entire property during their stay.
Let us know in advance if you need the extra facilities available for babies or people with disabilities. It is also useful if you can advise us if you have a car.
## Interaction
We live directly above, so are usually available to offer help or information. Our representatives, with whom you will have been corresponding, will also be contactable by email or phone if we’re not around during your stay.

## Neighborhood
Our home is ideally situated in the popular Marchmont area, approximately one mile south of Edinburgh’s city centre. It is within 5 minutes’ walk of the expansive Meadows park and Edinburgh's Old Town, the castle and many of the city's main attractions. Both Edinburgh and Napier Universities are within approximately a mile.

Local amenities include a varied range of shops (including chemists and late opening supermarkets), restaurants, bars and bistros. In addition, there are local banks and an excellent bus service.

## Transit
Arriving into Edinburgh Airport: 25 minutes by car or 45 mins by bus. (Take the Airlink 100 to Princes and then the No 24 to Marchmont Road). There is also a fast tram direct to the city centre.
Arriving into Edinburgh Waverley Station: 30 mins by foot or a 20 mins bus ride (no: 5).
## Notes
PARKING*: Tell us if you're bringing a car. The mews lane is privately owned, and vehicles parking here must display a valid permit at all times. You will find a permit in the entrance hallway. Park in the space in front of doors 9A to 9B. If we're here we'll try and reserve the space with a bollard. Otherwise park somewhere else in the Lane and move back to outside the flat when you can. The extra £80 deposit for car owners is to make sure we get the permit back when you leave! Parking elsewhere in Marchmont is very restricted. There is further information in the flat.
To protect children and pets living on the lane, there is a speed limit of 10 mph. The Lane is a cul-de-sac. Turning round is easier at the end where there is a 'no-parking' area.
