5 Star Private Beach front Beautiful Villa only steps from the Ocean

Beach front Villa that is part of a 28 Villa gated community that has lovely tropical grounds, pool, 2 shade Pergolas and only steps from the beach and ocean. Virtually everything in the villa is new. This villa features full living room space with flat screen TV, dining room, fully equipped kitchen, washer and dryer, 2 downstairs bathrooms. 2nd level has two bedrooms, each with private bath, terrace and flat screen TV. One bedroom overlooks the lagoon that has two beds, one double and one twin with a private bathroom. The 2nd bedroom on the 2nd level has a queen bed with a terrace that overlooks the beautiful aqua blue/green water of the Caribbean and a private bathroom. From the 2nd level you go to the 3rd level where the master bedroom overlooks both the Caribbean and the Lagoon. The master bedroom has a king bed, sitting area, flat screen TV and large master bathroom with walk in shower. The villa includes two private parking space, 24-hour a day security, washer and dryer, flat screen TV's, WIFI, and Air conditioning in each room operated independently for your personal comfort . Miriam, our on-site property manager, will meet you the day you arrive and help you with any questions you have. This villa has 2,700 square feet of living space for your enjoyment with friends and/or family and only 50 steps to the pool and 100 steps to the beach.
Villa Nizuc is located on the South End of the Hotel Zone. We are conveniently located near many wonderful restaurants, two golf courses, a walking path for morning walks, snorkeling just a short walk down the beach and several convenient stores and grocery stores.
Our villa is perfect for family gatherings, friends that gather for fun in the sun and want to stay in a home atmosphere and not a hotel with crowds of people.
One Cleaning service in the middle of the week with Fresh towels is included in the price.

Fantastic vacation spot!

Our family spent a little over a week in this wonderful condo. All of the other reviews were correct about how nice it is and private. Only a few others by the pool the week after Easter, and Miriam and the security staff are extremely friendly and helpful. This is a great place to relax and unwind. Highly recommend!!

November Holiday

The property was beautiful, clean and quiet. It felt safe and it was easy to catch buses or taxis in front of or near complex. Miriam is a wonderful host,Always available to help with any questions. We had Chef Mar make us 3 meals and she was great. We had her cook a Thanksgiving meal for us and it was her first time and it turned out wonderful. It was nice that each of us (we went with our daughters and daughter’s boyfriend) had our own bathroom and balcony. We had a great time swimming in the ocean, relaxing by the pool, eating at great restaurants, & taking a couple day excursions to Chichen Itza & Isla Mujeres. We highly recommend Villas Nizuc.

Heavenly!

This property is a gem. Starting with Myriam, the manager, who was profesional, helpful, and accommodating. The pool, the proximity to the beach and a sensational bus system for only $12 pesos, makes this a great place. One tiny little thing: construction noise coming from some apartments in the whole property.

Home away from home on the Carribean Sea

The condo was beautifully furnished, clean and very spacious. The grounds were well manicured and very secure. The beach was quiet and practically private. Overall, it really felt like home. The condo is approximately a 10-15 minute drive from the main restaurant/nightlife area. It was nice to have a rental car for day excursions. We thoroughly enjoyed our stay! Thank you Lynette for all the details and considerations for your guests. We LOVED it!

What an amazing property! Private beach with sweeping ocean views as well as exceptional staff!

I can’t sing enough praise about our experience! With the help of Miriam, the property manager, we had a car ready for us as soon as we touched down at the airport making a seamless transition from travel to vacation mode. As soon as we arrived we were welcomed by staff who aided us with our luggage, and Miriam who gave us all the information we needed to know regarding our vacation. The home had ocean views from every floor and offered plenty of room to accommodate a large family. The staff assisted us on a daily basis from assisting with unloading groceries to providing directions. This was our first time in Cancun and our first time spending Thanksgiving outisde of home. We are so grateful to the property owner, Lynette, who provided us such a beautiful home to stay and to the wonderful staff who provided us such a wonderful experience. We will be back and we will recommend to anyone interested in staying in a Cancun. Thank you!

Spectacular Views - Great Location - Spacious Villa - Added Bonus Sea Turtles

Our family loved our stay at Villa Nizuc. The villa was very spacious and had the most spectacular ocean views. Waking up every morning to an ocean view was amazing. Walking to the pool and beach could not have been easier. We walked out our door and we were there. The property was very well maintained, quiet, and we always felt safe. The Villa had everything we needed and was much better than staying at a hotel. We had 5 adults with ample space to gather as a family and each had our own space when we needed it. The Villa included books to read, movies to watch, beach towels, snorkel gear, and body boards. The kitchen had bottled water and everything needed for cooking meals. An added bonus was watching a sea turtle laying her eggs right in front of the condo. The caretaker moved the eggs into a protected area and also pointed out two additional turtles swimming in the ocean. It was truly an amazing experience and memory our family will treasure. We had an amazing time and hope to stay at Villa Nizuc again!

Excellent in every respect - the property was beautiful, the pool was amazing, and Miriam was incredible, as was Chef Mar who cooked for us for 3 nights. The lifeguards and security guards were great as well and were careful with baby turtles and helping them find their way to the water! There was a fair bit of seaweed on the beach and in the water, but that was beyond the control of the property. Everything within the control of the villa and the staff was fantastic - 5 stars all the way!

Believe the positive reviews!

Miriam’s service, attentiveness, care, and communication was top notch. She met us at the property, showed us around, gave us all the touristy tips and then was still very helpful the entire time we were there. The property was perfect for our needs with 2 older teens who appreciate their own space. Access to the pool and beach was amazing. We never felt more safe while staying there too. Don’t hesitate to book with Miriam. (She was even available for questions/texts after we checked out, thank you!)

Relaxing and wonderful

Can’t say enough good things.Miriam is the best manager we have ever dealt with. Property owners are lucky to have her.There were 5 of us, all adults. This villa is located towards the airport on a quiet stretch. We have been going to Cancun for 29 years, this time we did not want to go every night to the busiest part where most restaurants are so we hired chef Mar to cook for us 5 days and 2 days went to restaurants. It was very reasonably priced and she was excellent with every single meal. The villa was super clean, loved the gated community, amazing gym, quiet atmosphere is a big thing for us and this was the best. Can’t wait to go back, thank you so muchPS: I should mention there are a couple of restaurants within walking distance, we just didn’t try them.

Spectacular view and beautiful property

After our perfect stay here, we would never stay anywhere else in Cancun. Miriam was the ultimate manager. Her communication skills and helpfulness was unparalleled. She was always quick to reply to any of our questions and met us at the villa when we checked in (she even did our initial food shopping for us)! The pool area is beautiful, clean and usually quite empty. At times we felt like we had the property to ourselves. Our villa was a perfect arrangement for young children and the elderly. It was a 1 minute walk from our private patio to the pool and then down to the beach. We had a panoramic view from the master bedroom deck on the third floor. We also appreciated the mid-week maid service. All the beds were very comfortable and the bathrooms were modern.

Clean property, nice lay out, good location Villa Nizuc

Had a great stay. We loved that each room had an attached bathroom, it was quiet, felt safe, and had a bust outside running down the strip every 5 minutes. On red flag days, you can walk about 9 minutes down the beach to club med and swim in an area that is protected and calmer. There are a few restaurants within walking distance, it would be great if there were more.

Family Vacation

Everything about our stay was great! The villa is beautiful, well maintained and very well appointed. My grandson loved the pool. Unfortunately the weather was windy/rainy, making conditions unsafe to swim in the sea, but what a beautiful view to wake up to. I highly recommend Navios, the restaurant almost across the street. We took an Uber if we wanted to go where there was a little more action (never had to wait more than 3 minutes for one to arrive).

Condo Perfection

Condo supplied everything, except for food. Living area provided comfort, kitchen outfitted with everything we needed, bedrooms/private baths were very accommodating, and Host receives the most praise. Miriam even suggested great restaurants within walking distance.The stairs were a little challenging for walking challenges but I found it was worth it…Views incredible!!!

Cancun Family Gathering

Very clean and well managed property. Beautiful location right on the beach. Never had an issue that wasn't handled quickly. Condo was as advertised and very nice had everything we needed. Felt very safe with guard at the gate and people watching the beach side would definitely come back.
