About Joanna Nobile
Joanna & Antonio have a son who has grown up in Bagni di Lucca, they adore this area of Lucca. Visiting the beaches, local festivals and walking in the summer to skiing in the winter we find as a family there is always something fun to do here! We have rented holiday properties successfully for years now and having rented only part of the farmhouse out previously, we got guests loving it so much they wanted to come back and bring our their families too, so we now offer the whole farmhouse for rent all year round.
Joanna Nobile purchased this Farmhouse in 2009
Why Joanna Nobile chose Bagni di Lucca
Our family lives in Tuscany as well as many other parts of Italy. For us here it was about finding a family friendly area and "Location, Location, Location". Close to Bagni di Lucca centre yet out in the countryside, with views to die for and a short drive to Pisa, Florence & Lucca. Beaches of Versilia for the summer and Ski resorts of Abetone in the winter what more could you wish for!.
What makes this Farmhouse unique
Apart from the stunning natural beauty and tranquility of the area, staying here will give you a real Italian experience. This is not an area of mass tourism. Most of our neighbours in the village dont speak much English, yet it doesnt stop them giving you a friendly wave and shouting Ciao as you walk by. There are so many great local restaurants, food festivals, pizzatas and cafes to try with authentic and great priced meals 11 euros for 2 courses with wine & coffee not bad!. It is difficult to decide which one to go to sometimes! On the other hand, the pizza oven or barbecuing lazily on the terraces with a few beers or a bottle of wine, popping in for a dip in the pool and soaking up the lovely views, isn't a bad option either! The two storey stone farmhouse dating back over 200 years, is set in over 25 acres of land. It was a complete wreck when we found it & came complete with abandoned cow stalls that even had the names of the cows still above the milking stations! Many of the original features have remained from its cotto ceilings, stone floors, chestnut beams and old farm machinery. We set about lovingly restoring it into a luxury home and after two years, the house was finally renovated, furniture purchased, pool finished, our 400 olive trees, saffron and truffle groves planted, as well as the many garden areas around the house where you will find fruits, herbs and nut trees all for you to eat at your leisure. We feel very privileged to own our own corner of Tuscany, a little piece of paradise and it is this we would like to share with you!

Stunning location, lovely property
We spent two weeks in this villa, and couldn't have asked for anything more from Joanna and Antonia who were extremely welcoming and helpful. Location-wise this was just stunning - tucked away in the hills, a really quiet and remote feeling place (just what we were looking for!) but with Bagni Di Lucca and its lovely restaurants just 10 mins drive away. The villa itself was lovely - our favourite thing to do all holiday was to enjoy breakfast as a family on the patio with that amazing view! Really recommend, would visit again!
Hello Adam and Andrea. Thank you for your wonderful review. It was a joy to have you stay with us and Isla and Finley were 2 of the most wonderful kids you could wish to meet. As you said the property is in a stunning spot, with magnificent views yet only a short drive to the centre with its numerous restaurants, bars and shops. Next year with our new 10 metre pool being add I am sure it will be even better. We would love to have you back and stay with us in Guzzano. Once again many thanks. Joanna, Antonio
Very nice property, extremely clean, nice patios, views you'd die for, in a great location.
Bagni di Lucca and the entire region of Garfagnana is beautiful. We drove up to the mountains, experiencing some spectacular views, passing through some lovely villages. In Bagni di Lucca, there are some nice bars and restaurants, for those without a car, the train station is in Fornoli, a good 3km from Bagni di Lucca, the trains enable you go North, or to Lucca.
Regarding our property, we had two issues, firstly in the 30 degree+ heat, we were only alerted to the fact that there were fans for us to use after texting the owner, as to where the washing machine was. It was in the cellar, which we had no access to, until I contacted the owner who obliged by providing us with a key to the cellar. It was in here where I came across the fans. My 9 year old son struggled to sleep on the first 2 nights before the fans became available.
The only other grouse, or rather disappointment, was the size of the swimming pool. As I have a 13 year old and a 9 year old, all of us are keen swimmers, the pool is an important part of our holiday. There is no indication as to the size of the pool on the website, and it is unclear on the photograph. The pool is tiny and inadequate other than for a short cool down at the end of a hot day. Fortunately Bagni di Lucca has a fantastic outdoor pool facility in the centre of town, and for 20 euros a day, the 3 of us could spend 5-6 hours each day in a large pool, diving area, decent cafe, sunbeds etc.
The sunloungers by the farmhouse pool are not in sight of the actual pool, which for those with very young children would be a concern.
Take the pool away though, and for occasional swimmers this is a beautiful property which the owners have obviously put a lot of work into over the years, the windy road up from town is a challenge but takes only 7 minutes and the BBQ area and patio are perfect for families, and the views are breathtaking.
Hello Philip. Thank you for your review. We are glad you enjoyed your stay and found the property perfect for families. Yes the area is stunning and wonderful to explore. The washing machine is downstairs in the laundry room where the fans are also kept. The key for this is in the property. As you found, once you contacted us this was resolved immediately. All the information is in the booklet in the property. As a next year we are replacing our existing 5 metre pool with a new 10 metre pool. Perfect for real swimming or just to cool down. The pools in the centre of Bagni di Lucca are also great fun as you said, as is the river where you can now do rafting, gorge walking, high ropes courses etc. Great for the more adventurous and for families.
Charming property, away from it all, beautiful views
We spent 6 days at this property, it is lovely. The views were amazing, the property is well maintained, although certain things - front door opening, wasps around swimming pool were annoying. The swimming pool is basic, as the owners were not there the pizza oven wasn't offered.
The nearest supermarket is back down the mountain (10/15 mins drive) to Bagni Di Lucca, which wasn't a problem.
Two local restaurants that were recommended were both excellent.
If you want to a peaceful holiday out of the way this place is brilliant.
Thank you for your great review Stuart. We are so glad you enjoyed your stay despite the wasps( we did send the gardener around to sort this out for you). Unfortunately the door had swollen a little and become a bit stiff. This has also been resolved .Regarding the pool, next year we are putting in a new 10 metre pool, as we had been waiting for permission, this will be great addition for the property. You will be able to relax and sunbath around the new pool whilst enjoying the stunning views. Bagni di Lucca has many great restaurants and bars or you could simply sit on the terrace and use the BBQ or pizza oven, which will be available all through the rental period. Many thanks once again.
Perfect Property for lazy days in the sun.
We had a beautiful holiday in the Villa and were lucky enough to have the use of the owners terrace which was a delight, the butterfly'd and bee's on the Lavender were fantastic to watch as were the Firefly's at night. the Villa has Sun from early morning to late at night and the views were great as well, very quiet area and the Village had everything that you could need.
Only thing that we would say is the Villa at night is quite hot and a fan or two would have been great in the bedrooms at nigh time. But we would definitely stay here again.
Hello Noel. Thank you for your kind review. As you mention the views are stunning and the terrace is a great place to sit and watch the wildlife. The fireflies are my particular favourite.
Bagni di Lucca has everything to offer, restaurants, shops, bars and much more. Apologies about the fans. As it had not been a very hot summer until that point, they had been put downstairs by the washing machine by the cleaners. Then a major heatwave came along. We are always available to be contacted via email, phone or text, so a quick message and we would have been able to resolve this immediately. We are so glad that despite this you would definitely stay again.
A lovely place in a stunning village
La stalla di guzzano was the best place we could have found for our holidays in Tuscany. The accommodation was really confortable, it had all we needed and the owners Joanna and Antonio went out of their way to make our stay just perfect. Thank you for everything and we would totally recommend this place for a relaxing time in a stunning location.
Thank you so much for your review. As you found the rental is on the outskirts of the beautiful village of Guzzano with lots of Tuscan charm & as you said the property has the best view in the village a real 6 million dollar 360 degree view!!. We were thrilled you loved the cooking mamma we organised for you & the wine tasting trip too. As an Italian family who have lived in this part of Tuscany for well over 13 years now we are happy help our clients get what they want from their trip. So we were glad the girls loved the pamper day you treated them to!! You were a joy to have as guests and a big thank you for the kind review. Take care all of you Joanna & Antonio
What a heavenly place!!
I had the delightful opportunity to stay at this spectacular place this summer. I fell in love with the property, the view and the owners, Joanna and Antonio. I didn't want to leave. It really was heavenly.
The house is beautiful and nicely updated and clean with everything you need to make it your home while you're there. I eagerly awakened in the morning to see the spectacular scenery and hear the joyful cacophony of birds. The property and view are highlights. It's hard to describe the sense of peace I felt when I was there. I've traveled many places and this became my heart home in large part because of my stay at this gorgeous home.
I am returning this spring and can't wait. Joanna and Antonio are two of the most gracious, warm and caring people I know. They made my stay so comfortable and wonderful. I have invited two of my brothers and their wives to join me to enjoy this slice of heaven. I know they will fall in love with this lovely home, spectacular view and fabulous hosts, as I have. I highly recommend it.
Hello again and thank you for your amazing review. We are so looking forward to seeing you all again and hope your family will love staying in the village too. We are in the process of doing a refurb of the property, which is something we do every couple of years to make sure it stays the first class rental our clients have come to expect and love. We tend to wax lyrical about our rental, as we think it is simply a piece of Tuscan heaven and perfectly located to see all the main attractions of this part of Tuscany. We therefore love it when our clients like you did love it too. We know what it is like to go abroad and not speak the language or know the customs or way of life, we therefore really go out of our way to help our clients understand all this, so they can have fun and sample a true taste of Tuscany!! We often find our clients arrive as strangers and leave as you did as friends. We cant wait to see you all again next year for your holiday break. Until then take care love to all Antonio & Joanna
Try a relaxing thermal spa treatment, shop in the wonderful nearby towns of Castelnuovo, Barga or Gallicano. Alternatively head into the nearby cities of Pisa, Lucca and Florence for culture and sightseeing. Take a day out to head off to the beaches of Versilian coast or simply chill out with a glass of wine around the pool side. Try locally wine tasting, paint balling, quad biking, horseriding, gorge walking or booking a local to cook you a meal at the property.
