Near Assisi and Gubbio
The apartment, about 60 square meters, is ideal for 2 people and consists of a living room open space, with a living kitchen with all necessary appliances, a table for dining, a sofa for two people, a double bedroom and a large bathroom with shower. The apartment is very bright and cool during the summer. During the winter is available central heating and a wood burning stove for colder days. Outside there is a large park shared with the owner who occasionally lives in the villa, there is a barbecue, a patio with outdoor kitchen.
Guests will have the exclusive use of the whole apartment and garden, including patio to prepare and enjoy meals outdoors. The largest enclosed park instead, are shared with the owner. You can leave your car outside the gate in a private street.
The owner or a collaborator will always be available for any need. Upon arrival you will be given also the keys to the main gate to be completely independent.
COVID-19: to ensure the safety of our guests we decided to block guests' checkouts and check-ins on the same day to allow careful disinfection of rooms and surfaces as well as the sterilization of bed linen and dishes. We will provide for free hand sanitizer gel to all our guests and, as soon as they are readily available on the market, disposable masks and gloves.
The apartment are located in a small town close to Perugia called Piccione, there are restaurants bars and shops, as well as public bus. Nevertheless, the area is lacking in public transport and offers beautiful scenery only if you have a car. The historical centers like Perugia, Assisi and Gubbio can be reach only by car. Upon your arrival the owner will be happy to recommend the best places to visit, the best restaurants and the best routes for walking. Perugia airport is only 13 km.

X you must park outside gate and carry all luggage and foods by hand. 1/4 mile walk in gravel and park on steep hill. Not for elderly or persons not hand carrying everything . Non English speaking and not helpful caretaker.
Dogs seem to bark all through the night. No microwave, oven. If planning to cook you have stoptop only.
Lovely view if you walk out onto lawn.

Das Anwesen hat einen wunderschönen unverbauten Blick in die weitere Umgebung.
Die Unterkunft selbst war sauber und gut eingerichtet. Sie liegt abseits im hinteren Teil des Geländes.
Das Anwesen dürfte man nicht mit dem Auto befahren, somit war das Ein-und Ausladen des Gepäckes mühsam, da sich das Ferienhaus ca. 200 m vom Eingang entfernt befindet.
Der Empfang war unterdurchschnittlich schlecht. Der Besitzer war nicht anwesend. Nach dem Läuten am Tor, hinter den zwei Schäferhunde warteten, wurde nur über den Summer geöffnet. Es zeigte sich Niemand. Nachdem wir nochmal mehrmals geklingelt hatten, kam eine laut, nur auf italienisch, gestikulierende Frau ans Tor.
Wir fühlten uns nicht willkommen. Der Weg zur Wohnung, welcher durch lauter Wäschehinternisse versperrtest, wurde uns gezeigt und der Schlüssel übergeben. Das war Alles. Eine Konversation kam nicht zustande, da unser Italienisch nicht ausreichte und sie weder Englisch noch Deutsch verstand.
Wir nutzen nur einmal die Sitzmöglichkeit auf dem Rasen vorm Haupthaus, von dem sich der schöne Blick ins Tal bietet, mit dem auch in der Objektbeschreibung geworben wird, da sich sofort ein Geschrei aus der Küche des Haupthauses erhob, der sich erst legte, als wir
den Platz wieder verliesen.
Die Hunde waren uns immer etwas unheimlich, obwohl wir selbst einen Hund zu Hause haben.
Die Hundehaufen wurden in der Zeit unseres Aufenthaltes nicht beseitigt. Das spricht nicht gerade für Gastfreundschaft.
Das Grundstück liegt hoch über dem Ort, sodass man einen weiten Blick in die Landschaft hat und sich zu jeder Tageszeit daran erfreuen kann. Der große Garten ist sehr gepflegt und bietet je nach Bedarf Sonne oder Schatten unter den großen Pinien. Das Häuschen liegt in einem schattigen Teil des Gartens, sodass man selbst bei hohen Sommertemperaturen sehr gut schlafen konnte, da es sich nicht so stark aufheizt.
Zwei Anmerkungen, die uns noch wichtig erscheinen:
Wir haben Kissen für die Gartenstühle und Sonnenliegen vermisst. Das hätte den Aufenthalt im Garten noch schöner gemacht. Der Vermieter Paolo schrieb uns, dass die Hunde die Kissen kaputt gemacht hätten und es deshalb keine mehr gäbe.
Für uns war die Matratze im Bett zu weich, aber das ist ja individuell unterschiedlich, für andere Gäste kann es genau richtig sein.
Die Fenster verfügen alle über Insektenschutzgitter und wir haben die Tür auch wegen der Hunde meist geschlossen gehalten, es gab jedoch immer wieder kleine Skorpione im Haus, das war für uns etwas gewöhnungsbedürftig, aber man kann natürlich nicht erwarten, dass man einerseits von Natur umgeben ist, aber andererseits keine Tiere ins Haus kommen. Dafür sang morgens ein Pirol immer sehr schön.
Grundkenntnisse in Italienisch sind von Vorteil, um mit der Frau kommunizieren zu können, die im Haupthaus wohnt.
Wir waren eine Woche in dieser Ferienwohnung und haben uns seeehr wohl gefühlt. Es war alles da, was wir gebraucht haben. Bei der Eingabe der Adresse ins Navigationgerät muss ggf. etwas aufpassen, sonst landet man evtl in Perugia. Am besten ist es, die genaue Anfahrt-Information des Vermieters zu nutzen und ihn bei Unsicherheit vorher anzurufen (spricht Englisch👍🏻). Wir empfehlen die Ferienwohnung gerne weiter.

The right place to fill up on energy !!
Tucked away in the owners large garden is a beautiful self contained apartment which is very well equipped with everything you need for a relaxing stay in this beautiful part of Italy. The apartment was very clean and beautifully presented with glorious views of the countryside all around. A car is essential to travel around the region with many fabulous towns and restaurants near by- in fact there is a wonderful restaurant within a 10 minute walk that also has a swimming pool and bar for summer day use! This place is perfect for a couple wanting to explore the region and I would highly recommend. Thank you Paolo for the best 10 days in Umbria!

After a hectic life, dedicated to work and sacrifice, I decided to try this experience too, with the conviction that if something is done with dedication and love, it can only succeed in the best way. By choice I have always preferred quality to quantity and it is seen from the care with which I take care of the house, especially the garden, with its plants and its courtyard animals that populate it (like three docile donkeys, a pair of peacocks, two dogs and a cat). Why they chose this property
The villa is located at 500 meters above sea-level, at 17 km from Perugia, 20 km from Assisi and 20 km from Gubbio. The panoramic location is very suggestive and quiet. The apartments was recently renewed and is equipped with everything needed for short or long stays. There is a barbecue in the garden. In the large park there are pets, donkeys and peacocks. Perugia airport is only 13 km.
What makes this property unique
The apartments are located a few meters from a main Umbrian settlement later became the last settlement of Byzantine origin in Umbria. It is situated 3 km from the beautiful Abbey Montelabate (896 a.C.) one of the most beautiful and important in the area. In the district there are a lot of castles, churches and other abbeys make the place ideal for wonderful walks in the woods of oaks and junipers.
