Apartment with large TERRACE in the central San Giovanni historic district, near the Basilica of San Giovanni and the Scala Santa! It consists of: Entrance 2 Bathrooms, 2 rooms living room kitchen. WIFI free.
Apartment with lounge, 2 bedrooms (1 with en suite bathroom), 2 beautifully renovated bathrooms. The rooms and the lounge have direct access to the terrace.
The apartment has a living area and an open dining area. There is a comfortable double sofa bed and a spacious dining table.
The living area extends up to the open kitchen, elegant and colorful and with a large dishwasher.
And there is everything you need: toaster, microwave and kettle, and a laundry closet equipped with iron and ironing board and washing machine.
Rooms:
1st room: with a large double bed (190x160) and with en suite bathroom;
2nd bedroom: with two single beds (190x80)
Another large bathroom with a shower.
In the living room there is a comfortable sofa bed where 2 more people can sleep (190x140)

And finally ... the large and panoramic terrace, where you can enjoy your breakfast lunches or dinners and spend pleasant moments of relaxation in the comfortable sofas and armchairs of the terrace !!!

Great place to stay!

Very nice place to stay in. I will highly recommend it! The apartment was very clean, beds were confortable, the bus next to the place, the 85, takes you everywhere! And Arianna has been very helpful! Great place to stay!

Perfect Villa for our family

We had a wonderful stay at Adrianna’s villa. She was very thorough and communicated often leading up to our stay. Detailed instructions about the Villa and the area made our stay very relaxed. The sunset on the terrace was delightful and the neighborhood is very friendly.

Great quiet residential area.

My family loved this apartment. It was very convenient to all of the forms of transportation and great (authentic) restaurants. The best feature of this apartment was the terrace. There are plenty of beer and wine shops nearby to grab a bottle and relax after a long day on the town.

An amazing host

Arianna is a gem of a person. She took every measure to ensure our stay was perfect, making us feel like family. The apartment was lovely, spotless and located in a quiet neighborhood. Access to public transit and great restaurants was easy. I couldn’t offer a higher recommendation!

Brief Rome Stay

We were in Rome for just a few days but enjoyed our stay at the apartment. Arianna and Gabriele were delightful hosts, even when meeting us at 1:00 AM due to our late flight. The apartment was very clean, and the terrace was our favorite place to relax after walking all around the city each day. Although we didn't really use the train station until the end of our stay, it was very close and convenient. We were also able to easily access stores and cafes/restaurants as well.

Large flat

We enjoyed our stay in Rome. This place was very roomy inside and outside. The showers were a bit small, but not a big deal for us. The neighborhood was family friendly with a big park just a block away. Was a 20+ minute walk to the subway, but the bus stopped right around the corner. The welcome book has wonderful information and recommendations. Would stay again.

Great apartment in Rome

We gladly recommend this apartment for a family trip to Rome. It’s just a few minutes outside the busier parts of Rome itself, and is easily accessed via the Metro which is a 10-15 minute walk (depending on how quickly one strolls) through a nice neighborhood. We really enjoyed that we were in a quieter neighborhood. The apartment is roomy, clean, and close to several grocery stores, bakeries and restaurants. Plus, it has a nice terrace off the living room where we enjoyed relaxing in the evenings after seeing the sights all day. Highly recommended.

The was exceptional in every way. The owner was extremely gracious and helpful. The apartment was exceptionally clean. The apartment is spacious. The balcony was a very nice addition. Most of the regular tourist sites are approximately 1.25 miles from the apartment, which suited us, as we enjoy walking. We wouldn’t hesitate to recommend this apartment family, friends, or strangers.

Amazing Rome

Arianna's apartment is absolutely amazing! The pictures don't do it justice. The balcony is a wonderful place to relax after a long day of sightseeing. The neighborhood is not in the heart of the typical tourist sites, but everything is walkable and public transportation is so easy in Rome. Staying here provides a feeling of being in Rome and offers opportunities to experience a neighborhood. Arianna is an organized host who provided a complete notebook of information that was useful in finding restaurants and stores and understanding how to things in the apartment worked. We would definitely stay here again on a return trip to Rome!

Wonderful place to enjoy Roma !

Arianna's flat is a great, comfortable place to stay and enjoy Roma. The flat is clear, lighty, very clean, with 2 nice bedrooms, and 2 functional bathrooms. Everything is new ! And the terrace is a great place to have lunch, read or just enjoy the view of Roma's roofs or of the little park just in the near neighborhood. The place is very cool, not far from the city center and public transports but far of noise and agitation. Arianna and her husband are very welcoming, full of attentions for hosts. Thank you, Arianna ! We will come back the next time we will return to Roma !

Amazing stay!

The location was not in the city centre but just a couple subway stops from it. It was nice to get back to Toscalano after spending the day in the City Centre touring around. Beds were comfortable and the VRBO was very spacious. The balcony was amazing to sit out at in the morning and night. Access to the balcony from all rooms. Arianna greeted us when we arrived . She had a binder of recommendations for tours, restaurants and transportation. She always answered all my questions quit quickly. Can’t wait to visit again. Thank you Arianna for all you did to make our stay amazing. Ciao

Away from the tourist’s

The apartment was very clean and comfortable. We loved that it was away from all the tourists so you felt like you were living in Italy instead of just visiting. Yet, the metro and buses were very close. The deck outside was our favorite place to sit when we were done with the long day of site seeing. Sonia & Gabriele were wonderful hosts and we thank them for allowing us to stay in their lovely apartment. Sonia arranged for our airport transfer very early the morning we left. The driver was there on time and it was so nice not to have to hassle with luggage on bus or metro early in the morning. We would stay here again if ever in Rome.

great location

We had a great time staying in this apartment. The location was great for lots of walking. We spent three full days in Rome. On the first day, we walked to the Colosseum/Palatine Hill and a few churches. On the second day we walked to the Spanish Steps, the Pantheon, and Trevi Fountain. On the third day we successfully took the subway to Vatican City and took in all the sights there. We enjoyed the spacious terrace of the apartment in the mornings and the evenings. Arianna was so helpful with all of the arrangements ahead of time and also to answer questions during our stay. Side note, get in line for the Vatican Museum first, and take your time going through the museum. There is SOOOOO much to see on the way to the Sistine Chapel, but we were the last group to get admitted at the end of the day and there was such a rush to get to the chapel, that we didn't have time to appreciate all the cool relics and art along the way (and it is a long way through the museum). Anyway, we were very careful and vigilant and despite all the warning about pick-pockets, we were not victims. Being from a totally different part of the world, we misinterpreted the graffiti, roadside trash, and metal rolling shades on apartment windows to mean this might not be a safe neighborhood, but that was absolutely not the case. Beds were comfortable, air conditioning worked great, the neighborhood was quiet, and the local restaurants were great options compared to eating closer in to the city. Thank you!

One of Rome's Nicest Apartments

In the San Giovanni district, less than 50m from the quiet and relaxing Villa Fiorelli park, in a neighborhood of professionals and young families, Terrazza di San Giovanni is the perfect place to stay in Rome. You enter the secure top floor apartment and walk into a bright and airy apartment where everything is not only provided and in its proper place, but works as well! My host Arianna prepared a welcome aperitivi tray for me, complete with snacks, ingredients for bucatini all' amatrice, a bottle of wine, and other things that made for a refreshing welcome after a day of flight. You settle down into the comfortable sofa and turn on the excellent TV or DVD, whose HDMI inputs can accommodate your Amazon Fire, Google Chrome, or whatever other device you may carry with you. Ready for bed at last, you walk out onto the large balcony, with its view of the park, and which runs the length of the apartment's NW side, and breathe in the fresh Roman air before cleaning up in one of the two well-equipped bathrooms, and settling into one of the three comfortable beds. You lower the electric shades to ensure a long, good night's sleep and doze off, happy and relaxed that you've found a nice place to stay. When you awake, you've a choice of at least three coffee machines to help you wake up, along with an electric kettle and a large refrigerator in which to store juices from one of the several nearby groceries. The stove, microwave, and over are all available for whatever hot dish you may prepare, or you can head down the street for an espresso and pastry at the nearby bar. Once ready to head out, it's easy to get to wherever you want to go, since two different subway lines are within a ten-minute walk, and several bus lines are half that far, including line 85, which gets you to almost everything in Rome. Transfers to other lines, like Tram 3 and all three Metro lines are easy if you don't feel like walking the distance to their stations, and the neighborhood abounds in cafes, smart restaurants, groceries, and even a pair of theatres should you feel a thespian tugging at your toga. The ceilings are high, the water is hot, and the neighborhood is quiet. The washing machine and dishwasher are nice to have around - you ARE on vacation, remember? - and the balcony beckons at all hours of the day, whether to catch the morning or afternoon sun, relax among the sounds of midday, or enjoy the sight of the evening descending upon Roma. A truly great place.

Schöne Wohnung mit toller, großer Terrasse

Wir waren mit 4 Erwachsenen im Oktober in Rom. Die Wohnung hat uns sehr gut gefallen. 2 Bäder, gute Ausstattung, viel Platz. Vor allem der große Balkon war ein Highlight und wurde von uns fleißig genutzt

Bel appartement, mais….

L’appartement conforme à la description,un peu excentré par rapport au centre de Rome, mais très bien desservi par les transports en commun, donc aucune difficulté pour visiter les incontournables de Rome. Le quartier est calme, pas de bruit la nuit. Nous avons pu prendre possession de l’appartement avant l’heure prévue du check-in, ce dont nous remercions la propriétaire. En revanche, nous avons eu dès le 1er jour une panne du lave-vaisselle (au demeurant très encrassé….). La propriétaire a laissé entendre que nous avions causé la panne (comment????) et supposé que l’encrassement était de notre fait. La photo que nous avions envoyée montrait pourtant que les salissures dataient de bien plus longtemps. Refus d’un dédommagement sous prétexte que faire la vaisselle ne présentait pas un inconvénient majeur. En effet, mais la location prévoit un lave-vaisselle que nous n’avons pas utilisé. D’autre part, prévoyez d’apporter des filtres si vous voulez utiliser la cafetière pour le petit-déjeuner. Il est impossible de s’en procurer sur place. La cafetière nexpresso, entartrée, ne délivre qu’un filet de café. Patience requise pour remplir 4 bols…. Il y a un problème d’eau inhérent à l’immeuble, indépendant des propriétaires. Très difficile de prendre 2 douches simultanément, même vaisselle et douche en même temps. Ce n’est pas catastrophique, mais quand même. Très bon séjour néanmoins.

Beautiful Apartment in Rome

Great apartment for a family in a quiet Rome neighborhood. Walking distance from some great restaurants frequented by locals. Nearby access to public transportation or short cab ride to Center City. Arianna was very a great host and very helpful. Great option if you prefer to stay away from the crowds in the Center City.

Logement très spacieux, belles attentions de notre hôte. Un peu loin du centre (45 minute de transport en commun). Je recommande toutefois pour le grand confort, la belle terrasse. Convient à famille avec 2 enfants.
