Olive's Cottage and Gardens - Mesmerising Views

Olive's Cottage has been in continuous operation since 2004, welcoming guests from all over the world for over 14 years. Olive's has an airy, welcoming feel amidst all the mod cons for the discerning traveller and food and wine lover, like a coffee pod machine and fast WiFi. On the eastern side of the Tamar River, 15 minutes north of Launceston, it is an ideal rural base to explore the wine route and the northern region of Tasmania.

The cottage has a combined lounge, kitchen and dining room, leading to extensive decking. There are two bedrooms and a main bathroom. The roomy main bedroom has its own ensuite and a quiet sitting area, both with an idyllic outlook over the lawns and river. The fully landscaped gardens include sweeping lawns leading to mesmerising views over the Tamar and to the vineyards beyond. As sole occupants of the property, you can relax and unwind unencumbered by others.

Windermere is on a beautiful section of the Tamar and in easy access of Launceston, historic towns, mountains, beaches, berry farms and orchards.

The rate includes ground coffee and coffee pods, tea and milk and other next-day breakfast starter provisions, and a complimentary bottle of Tamar Valley wine.

Olive's Cottage is an accredited tourist business under the Tourism Australia ATAP program and Quality Assured Tasmania.

Two bedrooms. Two bathrooms, including ensuite in main bedroom. One king size bed. One queen size bed. All linen provided. Maximum occupancy is four persons.

We do not take children under 12 years of age (but requests accepted). No pets accepted. No single night bookings. Four two night bookings we charge a cleaning fee of $250 as the changeover costs are very high, It is more economical to book for three nights or more when there is no cleaning charge.

Olive’s was beautiful. Very easy to check in and out. The view is beautiful and beds are really comfortable. Overall, the place is great for cooking, relaxing and exploring nearby wineries and Launceston.The kitchen consists of two mini fridges so there isn’t a proper freezer, but otherwise it was very easy to cook in the kitchen (with a great view).

Beautiful serene location

We are two couples spending 6 weeks touring Australia. We were delighted with everything about this house. Sitting on the deck in the morning and evening were perfect starts and end to the day. The location was an easy drive to town. The house was equipped with everything needed and then some. We will be back when we again visit Tasmania.

Windermere cottage

A very relaxing place to stay when visiting the Tamar valley. It is tucked away peacefully on the river with a lovely garden to sit and watch the sunset while drinking a nice glass of local red or the white thoughtfully provided by the owners.There is nothing that they have not thought of and as an extra bonus, the bed was super comfortable. The cottage was exactly as described. Not modern but homely.

Sunrise on Tamar Estuary

Great, peaceful location. Well stocked kitchen with modern appliances. Breakfast starter with fresh strawberries and eggs a nice touch. Sofa and sitting chairs could be improved, but overall a lovely place to stay.

Hi Tash, We are pleased you enjoyed the cottage. Our manager was very impressed with the respect you showed it, leaving it in great condition! You were the first guests to experience the new sleeping arrangements which were implemented at the end of May when we installed a king size bed in the main bedroom and a queen size bed in the second bedroom, with new quilt covers that make the rooms even brighter. Since your stay the lounge furniture has been undergoing some rejuvenation and we are considering upgrading the Nespresso machine. The gardener has used the quieter winter period to finish overhauling the gardens and lawns. They are now more manicured and should look wonderful by the time the busy season starts in a few months' time. We hope to see you at Olive's again!

Great Stay!

Such a beautiful accommodation so close to Launceston (only 15 mins). Stayed with my partner and my mum for 2 nights and had all we needed with plenty of space. Sitting on the porch and taking in the view of the surroundings, including the river tamar, was truly stunning. So relaxing and peaceful.

Dear Neville, We have had mixed messages from you about your stay at Olive's Cottage: your individual category ratings in Stayz are somewhat higher than your overall rating and on the survey form that guests at the cottage have the option of completing on departure you gave 'Excellent' to a number of categories. So it seems you had some positive experiences. But of course we aren't happy that you had some negative ones. On the survey form you did note that the bed in the second bedroom was "small" yet in your Stayz review you say it is "way too small". But it is a normal standard sized double bed, which is indicated on our website www.cicadabay.com/olives. (Stayz enquirers will often include specific questions to us about things that are very important to them, the two most common being the sleeping arrangements and whether the property is suitable for people who can't manage too many steps or stairs.) On the survey form you completed you noted that you felt the couch in the lounge was uncomfortable. However, hopefully you enjoyed the lounge area as a whole, with its outlook to the front garden on one side and views to the river and the West Tamar vineyards on the other side. Getting everything right to suit all guests is a real challenge for property owners. Ever since we first opened, eleven years ago, Olive's Cottage has had a rating of 4.5 stars out of 5 for accommodation quality from Star Ratings Australia. As well it has ATAP registration by Tasmanian and Australian Tourism for the professionalism and integrity of our business operations. These two accreditation processes require properties to meet very exacting standards and in the case of Star Ratings the standards are especially high in regard to bedding and furniture comfort. Your feedback on the pricing is helpful and we have now made single night bookings 'on application'. However, we are wondering if your recent stays at other Tassie properties were for more than one night. We do advise prospective guests, as we did in our response email to you, that Olive's Cottage is less economical on a single night basis. You will appreciate that the change-over costs for small establishments are substantial and for that reason many properties have a two-night minimum stay. We do hope you and your party did appreciate the welcoming basket hamper of breakfast provisions, the complimentary bottle of Tamar Valley wine, the Nespresso machine, the cheese and fruit and the stock of spices, olive oils and ot

Absolutely beautiful

This is the most delightful cottage and we absolutely loved our stay. You are greeted with fresh scones to start your stay and there are fresh eggs from the neighbours chooks for breakfast! For us that is priceless, the view is just beautiful and the cottage is very well appointed with comfy beds and lovely bathrooms. There are even local wines stocked in the living room if you forget to bring some, we would definitely stay here again

Olive's Cottage is my parents' former home. We acquired it in 2003 when they had both passed away. We renovated the home with our two nephews aiming to make it a perfect getaway for travellers.

Why they chose this property

Olive's has an extensive garden. It was formerly a large vegetable garden and small orchard. The main garden now consists of lawns sweeping towards the Tamar River with mainly native plants.
