We have proudly been renting Casa Theodore since 1996, bringing more experience than anyone else in the Cabo San Lucas villa rental market. Over the years, we have developed a particular expertise in hosting large groups, averaging 18–22 guests per week. This depth of experience allows us to anticipate and accommodate the unique needs of larger parties in a way other villas simply cannot match.

Casa Theodore is supported by our own full-time, professionally trained staff who manage all maintenance, repairs, and in-villa services. Guests can feel confident knowing that only our uniformed team members are onsite, ensuring consistency, professionalism, and security throughout your stay.

Casa Theodore is a spectacular 11-bedroom villa. The base rental includes 9 bedrooms in the main house at a rate of $3,600 per night.

Please note that this rate does not include the Ocean View Suite (Bedrooms 10 & 11).

You have the following options:

$3,600 per night – Bedrooms 1–9 (main house only)

Upgrade Option: Substitute any 2 of the original 9 bedrooms for the Ocean View Suite for an additional $400 per night

$4,400 per night – Full 11-bedroom rental, including the Ocean View Suite (Bedrooms 10 & 11)

Villa Policies & Accommodations

Bedrooms are assigned in sequential order. Requests for alternative arrangements may incur an additional fee.

Bachelor, bachelorette, and wedding-related groups are subject to a $300 per night security fee, plus applicable tax and service charges, to ensure the comfort and safety of all guests.

Additional guests are $200 per guest per night plus taxes.

Single-gender groups are limited to one guest per bedroom, with a maximum occupancy of 12 guests under the nine-bedroom rate.

The villa offers an exceptional level of comfort and elegance. Most bedrooms feature private en-suite bathrooms and king-sized beds, while eight suites boast breathtaking white-water ocean views. Purified water flows throughout the property, and high-speed Wi-Fi is available for your convenience.
