What an amazing place, so comfortable - could easily squeeze in 50 people, we loved it for our 33 people.Really nice, it was hot outside during our stay yet the house was soo chilly, it was amazing! Noise doesn’t travel much in house - it echos down the hallway but as soon as you put ear plugs in - it’s super quiet.Amazing - I hope to come back!!!

Booked for a reunion & it was great. Lots of space for the kids to run & play. We also ran into an issue with silverware & the host resolved it almost immediately. Very responsive. This is also a great place for kids, as there’s not many breakables. We had the best time!

AC unit didn’t work. Someone came out to look at it on the last day . Disappointed with that service

Response from VrboOwner on 29 Sept 2026
Thank you for your feedback, and we’re sorry that the AC issue was an inconvenience during your stay. We do want to clarify that the home has six separate AC units, and when you let us know on September 16 that there was an issue with one of them, we contacted our HVAC company and had a technician at the property the following day. We always try to address maintenance issues as quickly as possible when they arise, and we’re sorry this impacted your experience. We appreciate you staying with us and wish you had left feeling completely satisfied with your stay.

Our family group of 35 thoroughly enjoyed this beautiful Dripping Springs based house that has luxurious accommodations. For us, some of the highlights are the large 3000 square foot back outdoor deck overlooking the beautiful Hill country and the pickleball court at the top of the property. Kitchen accommodations are plentiful and we all enjoy being able to eat together at the long dining table.

Thank you so much for the wonderful review! We’re thrilled GrandVilla was able to comfortably bring your entire family of 35 together. We love hearing that you enjoyed the large deck, Hill Country views, and pickleball court. Most of all, we’re glad the dining space gave everyone a chance to sit down and enjoy meals together—that’s exactly the kind of experience we hoped to create for large family gatherings. Thank you for choosing GrandVilla, and we’d love to welcome your family back again!

This property was awesome, with so much to do. The listing is as advertised, very well stocked. This may sound crazy but having a dumpster was great as 28 adults and kids produce a lot of garbage. Highly recommended this house and would stay there again.

Thank you so much for the great review! We’re glad your group had such a wonderful time at GrandVilla and found the home well stocked with plenty to keep everyone entertained. And we completely understand the dumpster comment—with 28 adults and kids, those little conveniences can make a big difference! We really appreciate the recommendation and would love to welcome your group back again!

We brought a group of 28 school athletic coaches to this incredible 9,000 sqft estate for a team gathering, and it exceeded our expectations. With 9 bedrooms, 8 baths, and 23 beds, everyone had comfortable, spacious accommodations and no one felt cramped despite the size of our group. The pool and pickleball court were definite highlights as our group spent hours getting competitive on the court and relaxing poolside between games. One evening, we even hired a line dancing instructor and used the spacious living area for a lesson — it turned out to be one of the best bonding moments of the whole trip, with plenty of room for everyone to join in and dance. The kitchen was well-equipped and made it easy to cook for a group our size, and the home was clean, beautifully maintained, and clearly built with large groups in mind. This home was the perfect setting for building camaraderie among our coaching staff. We'd absolutely book again for future team retreats and highly recommend it to any large group looking for a place with room to spread out and plenty to do!

The house was absolutely fantastic for our long weekend reunion with friends. The views of the Texas Hill Country from the deck were incredible, and the large pool and hot tub were perfect for relaxing and spending time together. The home had great common spaces that made it easy for everyone in the large group to gather comfortably, and the kitchen was spacious, well-equipped, and great for cooking meals as a group. The house was very clean and the check in/out process was easy. Overall, it was an excellent stay and the perfect setting for reconnecting with old friends. We would absolutely come back again.
