Bluewater Realty Miami welcomes you to The Grand, our waterfront oasis located in the heart of Downtown Miami on the lovely Biscayne Bay. Our two bedroom totally renovated and top of the line Obsession! has all you will need for a complete retreat! Want jaw dropping water views of Biscayne Bay and park views? You got it! A private balcony the width of your condo? You got it!

Obsession! is situated on the 38th floor of The Grand, offering a stunning north-facing location. With over 1500 square feet of space, this luxurious unit features two bedrooms and two full bathrooms. Guests can indulge in breathtaking water views of Biscayne Bay and Margaret Pace Park. The maximum occupancy for this unit is four adults and two children, with the children being 15 years of age or younger.

The dining area, with ample seating for six, is seamlessly integrated into the open concept design. Guests can enjoy stunning panoramic views from the dining and living room thanks to the expansive sliding glass doors that lead to a private balcony. Furnished with comfort in mind, the balcony provides awe-inspiring vistas that mesmerize guests throughout the day and night, making it the ideal spot for relaxation and unwinding.

The open concept design seamlessly connects the dining area, which comfortably accommodates six people. From the dining and living room, guests can enjoy breathtaking views through the sliding glass doors that lead to a private balcony. The balcony, furnished for comfort, offers awe-inspiring views that captivate guests both day and night, becoming the preferred spot for relaxation.

The living room is adorned with a spacious leather sectional that can comfortably accommodate everyone. Additionally, there is a 65" Roku streaming TV, complete with Netflix, Sling, and a wide range of free TV show and movie apps.

Conveniently located in the hallway across from the living room, you'll find a washer/dryer setup, making it incredibly convenient to keep up with your laundry during your stay. Adjacent to the laundry area, you'll find the second full bathroom, which features a walk-in shower.

The second interior bedroom, positioned adjacent to the second bathroom, features a queen-sized bed, ample storage space with closets, and a dedicated Roku streaming TV. Being an "interior" bedroom, it lacks windows, making it an ideal choice for individuals who enjoy sleeping in until noon!

The master bedroom in this condo spans the entire length of the unit, exemplifying The Grand's reputation for spacious bedrooms. It features a king-size bed, a convenient desk for work purposes, a Roku streaming TV with various options, and direct access to the balcony. The master closet has been meticulously designed, catering to the needs of guests. Adjacent to the closet, there is a vanity area with a sink, providing added convenience before entering the master bathroom. The master bathroom itself evokes a spa-like atmosphere, boasting a generously-sized walk-in shower and a separate bathtub.

CANCELLATION POLICY:

- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.

- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.

- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county) . Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given. 
 
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:

- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.

- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.

- No refund will be issued if the new dates are not adhered to.

- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:

- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies. 

- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 4 ADULTS + 2 children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.

- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.
