Swansea Beach House is the perfect romantic getaway for two or a fabulous get together rendezvous for family and friends. The house sleeps 4 in total in three bedrooms. There are two Queen sized beds and two single beds. Located in the historic township of Swansea on Tasmania's beautiful East Coast and ideally situated 90 mins North of Hobart and 90 mins South of Launceston, Swansea is the perfectly positioned base for your Tassie getaway. Swansea Beach House sits right on the foreshore and has direct access to a calm, family friendly beach. You can enjoy uninterrupted magical views across Great Oyster Bay to Freycinet Peninsula, taking in The Hazards, Mt. Freycinet, Mt Graham and Schouten Island. The house is well appointed with a casual seaside feel. It has a spacious, open plan, light filled living/dining area that opens onto a waterfront deck with BBQ and outdoor setting. Prepare to feel relaxed and at peace. A wonderful place to sit back, relax and recharge or base from which to get out and about and enjoy the many attractions the area has to offer.
FOODIES WILL BE DELIGHTED
Swansea boasts modern cafes and restaurants serving fabulous contemporary food. The newly established Saltshaker restaurant situated on the main street, has wonderful views and is gaining an impressive reputation amongst locals and tourists alike and was visited by Heston Blumenthal on his recent trip to the area. The multi award winning Piermont Restaurant is also a 5 min drive from the house.The Bark Mill Tavern also serves great pub fare and excellent wood fired pizzas. The attached bakery serves fabulous breakfasts and a wonderful selection of breads and tasty baked treats.Freycinet Marine Farm harvests fresh Pacific oysters, Tasmanian blue mussels, scallops, rock lobster and abalone daily. Dine in at the farm or better still, bring some home to prepare and savour on the deck with a bottle or two of superb local wines. Kate’s Berry Farm is a local icon where you can enjoy delicious homemade berry ice-creams, jams, chocolates and amazing berry pies. Award winning boutique wineries abound, offering tastings and cellar door sales.
FOR THE KEEN OUTDOOR ADVENTURER
Swansea is perfectly positioned to enjoy boating, fishing, and beautiful walks. There are 2 Kayaks for guests to use. Plenty of parking at the house, so why not bring your boat. The boat ramp is a 5 min drive into the centre of the township. We are situated an easy 45 min drive to the world renowned Freycinet Peninsula where you can enjoy activities such as climbing, abseiling, fishing charters, sea kayaking tours, diving, bushwalks to suit all levels of fitness from short easy strolls to challenging mountain climbs and hikes. You can undertake the famous walk into Wineglass Bay, relax on board a cruise or take a scenic flight over the spectacular Freycinet Peninsula. Maria Island National Park is a 30 min ferry ride from neighbouring Triabunna and is home to an abundance of wildlife, birds, sea life and stunning scenery. The seaside town of Bicheno is 30 mins drive away where you can catch the nightly little penguin parade. All details and maps are available at the Swansea Visitor Information Centre. The local friendly golf course is within easy strolling distance of the house. For children to let off steam, across the boardwalk and duck pond, 100m from the house is a playground, basketball court, bike/skate park all viewable from the living area and deck.

Well-appointed kitchen with views and plenty of appliances and utensils including electric oven and hotplates, dishwasher, microwave, toaster, slow cooker, panini maker, blender, pots and pans, wok, champagne, red and white wine glasses, plenty of mugs , plates, bowls, platters, cheese boards, knives etc. A children's high chair is available for use also
There are some cooking spices in a small cupboard above the stove which guests are welcome to use.
Please bring ALL other food.

BEDROOMS
Please advise the number of beds required for your reservation at the time of booking. Please note that additional costs will be incurred should the number of beds used exceed the number advised.
Sleeps 6 in total. There are 3 bedrooms, 2x Queen-size beds and 2x Single beds with a portable cot also available for use when needed.
Bedding and towels are provided. Please bring your beach towels.

Due to lack of room in the bathroom and hallway for manoeuvre ability, we are not wheel chair accessible.

Outdoor shower with hot and cold water for removing sand before entering the house
LAUNDRY
Washing machine, clothes dryer, clothes line, and ironing facilities.
LINEN
All beds have electric blankets and are made up as per booking with quality linen, doonas and pillows. Bath towels supplied BYO beach towels
HEATING
Cosy wood heater for enjoying those chilly Tasmanian evenings. The wood heater is available from May to October inclusive. Firewood is provided during this time.
We have a reverse cycle air conditioner/heater in the main living area.

We regret that pets are strictly not permitted on site due to previous abuse of this convenience
TERMS AND CONDITIONS
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Deposit of $300 non-refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client. Money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
PLEASE DO NOT WEAR OUTSIDE FOOTWEAR INSIDE THE HOUSE, THERE IS A TAP AT THE SIDE OF THE HOUSE FOR WASHING SAND FROM FEET. WE RESPECTFULLY REQUEST YOU RESPECT OUR HOUSE. WE HAVE INSTALLED AN OUTDOOR SHOWER WITH HOT AND COLD WATER FOR REMOVAL OF SAND.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not booked with the owners in advance. Parties and Functions are STRICTLY prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Should smoking be detected inside the house there will be a fee for cleaning of $100.00.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Should the house not be left in a clean tidy manner, with dishes washed and stacked away an additional cleaning fee will be charged of $50. Our cleaner will provide proof.
Check-out time is 10 am at the latest, to allow time to clean and prepare the property for the next guests.
Disturbance to our neighbours, including noise of any kind, is prohibited and may result in termination of rental.
Pets of any kind are strictly prohibited on site
Loss - the owners take no responsibility for the tenant's personal property.
