This listing is for the entire home - you'll be the only ones on the property! We love sharing our space with travelers who want a taste of home while visiting Austin. All we ask is that you treat the house as though it is your own. All the details are below, so please read to the end of the description. Thank you!
If you are looking for a tranquil place of relaxation with family and friends, then this is the place for you! We have zero tolerance for excessive noise, undisclosed guests, and parties; we respect our neighbors and our peaceful neighborhood. Please ensure our space is suitable for your needs before booking.
This is our family home and has been beautifully furnished to be our comfortable ATX escape. The spacious, recently-remodeled home is nestled in the safe, quiet neighborhood of Gracywoods just 2 miles from the restaurants, bars, and Rockrose nightlife found in The Domain, 10 miles from Downtown Austin, and 16 miles from Austin-Bergstrom International Airport. You'll have access to the whole house and modern comforts like a smart lock that makes self-check-in a breeze, a Nest thermostat, and speedy Wi-Fi.

PATIO
The covered patio in the backyard offers another intimate gathering space. Enjoy a cup of coffee as you admire the oak trees found in the yard or warm up around the glass fire table in the colder months. The backyard is fully enclosed by a privacy fence, offering seclusion and a safe space to play for kids or pets.
KITCHEN
Cook something delightful in the fully-stocked kitchen. It has top-of-the-line Whirlpool, Kitchenaid, and Samsung appliances, gas stove, microwave, toaster, dishwasher, all tied together with marble countertops. A coffeemaker is always available in the kitchen (we have a Keurig with pods or a drip coffeemaker stored in a cabinet if you prefer).
LIVING ROOM
Spacious living area, WiFi, 65” 4k Smart HDTV with apps like Hulu and Netflix (we do not have cable or satellite), comfortable slipcover sectional and chaise.
DINING AREA
The dining area will seat 8 and is adjacent to the kitchen with a view of the beautiful oak trees in the backyard. We usually have it shoved against the wall as a breakfast nook (seats 5) but it can easily be pulled out. The second bench is stored underneath for your convenience.
LAUNDRY
Whirlpool washer and dryer for you to use just off the kitchen.
GROCERY SHOPPING
We are 1.5 miles from an HEB grocery store and 1.7 miles from Whole Foods. You'll have plenty of space for storage in the kitchen cupboards and fridge.
ACCESS
Keyless entry into the home means that we do not have to be present for you to arrive! It’s the ultimate gadget for flexibility. We’ll simply tell you your personalized code for your stay and you can let yourself in and out as you please. You will receive detailed check-in instructions 48 hours before your arrival.

Q: Do you offer discounts?
A: Yes! We offer weekly and monthly discounts for longer stays.
Q: Why are prices different depending on which days I select?
A: We use automated pricing software that sets prices based on demand and comparable properties. Daily rates change based on a variety of factors and we typically just let the software do its thing!
Q: Can I bring my pet?
A: Yes, we accept pets. There is an associated $500 fee to account for deep cleaning after your stay, so be sure to add your pet to the guest count when booking for accurate pricing.
Q: Can I have an early check-in or late check-out?
A: We do our best to accommodate these requests whenever possible! We usually cannot commit to an answer until approximately a week in advance of your reservation, so send us your request as your reservation approaches and we'll see what we can do for you.
Q: Do we have to do chores at check-out?
A: Upon check-out, we ask that guests do their dishes and take out the trash so there isn't anything that attracts unwanted critters between your departure and our cleaning crew's arrival. Thank you for your understanding and support!
Q: What is the parking situation?
A: Plenty of street parking is available. We never have trouble finding parking. The covered carport is not available for guest use.
PERMITTING & TAXES
This rental follows local/state tax rules. Each reservation includes applicable taxes and cleaning fees. We have professional cleaners come in and turn over the listing before each reservation; if something doesn't seem right, please let us know! You are our eyes and ears; the cleanliness of our property and our guests' experience are of utmost importance to us.
AUSTIN SHORT-TERM RENTAL LAWS
This property complies with the City of Austin's short-term rental ordinance with no exceptions:
1) Outdoor spaces are not available for use from 10 PM to 7 AM (in other words, don't be loud late at night and disrupt the neighborhood)
2) Parties and events are not permitted
