Pastoral farm setting in cozy space "The Rosalie" at Clover Hill Farm
The "Rosalie" apartment is a two level guest apartment adjacent to the main house the "James" on Clover Hill Farm a 115 acre horse farm just 20 mins west of Richmond, 45 mins to Charlottesville and 7 miles to downtown Goochland ) A spacious king bed shares the living room area of the main entrance level with a private deck with pastoral views of the farm. A full dining kitchen level is in the lower level. The King bed can be divided to two XL twins upon request with advance notice. While the Rosalie is best suited to two adults - The option to book for 3 is available for parents with young children ( addtional fees apply) The main house "The James" a 4 bedroom cape cod style house is also available for booking. A farm manager and family help me maintain the smooth flow of guests visiting the "Rosalie and James". Nearby Powhatan State Park and the James river offer a great spot for outdoor adventure off the farm or head east to Short Pump in Richmond for shopping choices ad infinitum. I am happy to share this unique and lovely setting with others. Well behaved pets are allowed but must be mentioned at booking. Approved pet fee ( per pet, per stay) $25 will be due before arrival , Owners are suggested to not leave pets unsupervised, unless crated and never longer than 3 hours. Pets must be in a flea preventative program. I hope you'll consider a stay at my farm for your lodging needs in the Richmond area.

We loved our stay on this beautiful farm! Thanks for a relaxing getaway while visited for a friend’s wedding. First timers in Virginia, but I bet we’ll be back after this!
For the second time in five years, we really enjoyed our stay at the Rosalie. All was perfect. The only thing we missed was the screen door leading to the deck. What a delightful place you have!!!
Good location for west end of Richmond and Short Pump area. Also a short drive the opposite way into Powhatan. We had friends and family conveniently located on both sides of the property. Enjoyed beautiful sunsets off the back deck.
The Rosalie was such a peaceful place to stay. I was looking for a quiet, serene place to stay with my 2 dogs, and what a great find! Ellen was a wonderful host, and we especially enjoyed her friendly dog, Moses, as he showed us around the farm in the mornings and evenings during our walks. The farm was also a short drive into Short Pump where I was visiting. I would 100% recommend this stay!
Stayed for 2 nights with our 2 pups in transit for an interstate move. We stopped in the area to visit with friends on our way. Clover Hill delivered on the peace and quiet for us + all the smells for the dogs. The Rosalie was clean, quaint, and exactly as pictured. Thank you!
I stayed at the Rosalie for 8 nights and throughly enjoyed my stay there. The property grounds are absolutely beautiful and well kept. I enjoyed evenings on the deck watching the horses feeding in the open fields. The house was furnished nicely and included many references of past families and historical events. The property is incredibly private but communication with the owner was seamless. I look forward to returning to the property hopefully this winter.

I certainly hope you will come back for a more relaxing getaway . Between the traffic delays from New Jersey to Va on a Friday and taking Ill. We were looking for a place from which to visit with parents with our two small dogs. Ellen was wonderful to work, everything in the house is well marked and Ellen was available to answer any questions. The horse farm is lovely and the resident Percherons are very friendly. We stayed in the apartment and the upper room is really nicely done with high wood ceilings. The kitchen and dinning area below is a little dark and has a cement floor but Ellen has made it cozy and provides plenty of heaters. But the best is the deck and the view. Very relaxing overlooking various out building. And you can walk the lanes and paths on the property.

Ellen has really put her own personal touches on this lovely country home! The serenity and peacefulness were just what we were looking for, while still being close enough to visit our family nearby in Richmond. If you take the time to read the written history of the farm and Ellen's Aunt Rosalie and Uncle James, you will appreciate the farm even more. Loved the wood ceiling and skylights on the upper floor to wake up to, as well as the river rock floor in the shower! Since the weather turned cold during our visit, we appreciated the warmth of the electric fireplace downstairs. The kitchen was well equipped, and renters could easily stock it with groceries and cook all meals there. We, however, only made breakfast each morning, as we met with family or took day trips everyday. Being rather remote, local restaurants were somewhat limited. The black Percheron horses on the farm were SO grand and interesting to watch. We also saw many white tail deer running across the acreage during our visit! Our 2 large dogs being able to travel with us made the rental choice easy. However, since we live in a Deed Restricted neighborhood in Florida and they are always walked on leash, I personally was uneasy letting them run free on the property. Thus, a small fenced in area among the acreage might be something Ellen should consider for future renters. We definitely plan a return visit in the future! 10/10, Ellen!
This property was perfect for relaxing and enjoying the natural beauty of a farm! Our golden doodle made a new friend as well.

My wife and I and our dog stayed in the Rosalie while in town for a wedding. The accommodations were cozy and charming and we loved to read about the history of the house and property, which really made it come alive. The property is beyond picturesque and perfect for walks. Ellen is a very kind and responsive host and I thank her for her quick responses to our questions and for affording us such a wonderful place to stay.
We enjoyed out stay at the horse farm, the dog loved running the grounds when we rode our bikes around the trails.
Restaurant recommendations were welcomed. Loved reading the history of the farm, very interesting.
The property is so peaceful and relaxing. We enjoyed sitting on the deck everyday, watching the horses graze. Ellen, the owner, is a wonderful person and always very quick to respond to our VRBO emails. We would stay again!
I thoroughly enjoyed staying at the Rosalie. I came for a week to quarantine after a flight before a family visit. An added bonus was this tranquil spot in the country. So peaceful and quiet! I will be back to rent the James sometime.

Providing linens, blankets, towels, toilet paper.
Stocking the kitchen with plates, utensils, pots & pans.
Providing an instruction booklet for the rental with additional suggestions for walking paths on the property and nearby restaurants.

The Rosalie was the perfect getaway for my fiance and me. The property is beautiful and offers plenty of space. Ellen, as well as her super friendly dog, greeted us upon arrival, ensuring we were all settled and letting us know we were free to stroll the property. I highly recommend taking an evening stroll on the property and watching the sunset from the porch. We would definitely stay here again.

My extended family stayed in both the James and the Rosalie while we attended a wedding at a local event venue nearby. All members of our family enjoyed the house, the beautiful outdoors, and the chance to be together. We had a few minor issues in the Rosalie to which the owner responded to quickly, but the James was our primary spot for gathering and sharing meals. We really enjoyed the beautiful artwork and reading the stories and history of the home that were displayed for our reading pleausre.
Wonderful stay with a great host. Loved the history of this home. Larger than anticipated, 2 story space.

Why they chose this property
Clover Hill is the farm my great aunt and uncle chose in 1957 to downsize as retirement loomed from his job at Farmers and Merchants bank. I purchased it from my siblings in 2008. Goochland is a lovely cedar tree dotted landscape where nature still rules. I love the quiet of the farm and the close proximity to Richmond / Ashland and Charlottesville. But I mostly just like staying on the farm with family friends and my dogs watching the day roll by from the porch of the Rosalie.
