Welcome to our stunning lake house retreat nestled in the serene forests of the Poconos. With its picturesque lakefront location, this is the perfect getaway for those seeking tranquility, natural beauty, and endless entertainment.



Step inside our spacious 5-bedroom, 3-bathroom home and be greeted by a blend of modern comfort and rustic charm.



Outside, you'll find a hot tub with a breathtaking view of the lake. Relax and unwind in the warm bubbles while taking in the serene surroundings. The hot tub is thoughtfully covered, providing shade on sunny days and protection from the rain, allowing you to enjoy it year-round.



Indulge in outdoor bliss on the deck as you soak up the scenic beauty, or lounge in one of our hammocks. The fire pit invites you to gather around its crackling flames, sharing stories and roasting marshmallows under the starry night sky.



The sandy beach offers a tranquil oasis where you can unwind, sunbathe, or take a leisurely swim. The glistening waters of the lake provide opportunities for various water activities, fishing and simply enjoying the breathtaking views.
Please refrain from walking outside the backyard without proper clothing.



Adjacent to the lake, you'll find a playground that adds an extra dose of excitement for families with children. The sound of laughter and the sight of kids having a blast on swings, slides, and climbing structures further enhance the family-friendly atmosphere.



For sports enthusiasts, just steps away from the lake, you'll find a baseball or kickball diamond, a volleyball court, and a basketball court. Challenge your friends and family to friendly matches and embrace the spirit of friendly competition in these dedicated sporting areas.

KITCHEN


Includes a stove and range, dishwasher, refrigerator, coffee maker, coffee beans and electric bean grinder, electric kettle, instapot, toaster. The coffeemaker takes ground coffee.
The cabinets are stocked with plates, serving bowls, utensils, pots and pans, salt, cooking oil. We also provide paper towels and dish-washing soap.



LIVING ROOM: Two couches, 65" TV smart TV with XBox and various streaming services.



DINING ROOM: Large table and fireplace.



POOL TABLE ROOM: Contains a pool table, cues and balls.



BEDROOMS:


First floor bedroom: Two queen beds and desk, with a fully renovated bathroom across the hall.


Top floor master bedroom: Queen bed, private bathroom, walk-in closet, 55" TV


Top floor kid's bedroom: Bunk bed (twin over twin), with full bathroom with tub across the hall.


Third bedroom on top floor: Bunk bed (full over queen), full bathroom across the hall.


Fourth bedroom on top floor: Queen bed, with full bath right next to it.



ENTERTAINMENT:


TVs: Livingroom 65" TV, Master bedroom 55" and include various streaming services. There is also access to live TV provided by Samsung. Guests are also welcome to login to their own Hulu, Showtime, or other platforms on the device.



Xbox: comes with a controller and includes several free games. Guests can download additional games and can log into their own account as well.




BATHROOMS: There are three full bathrooms. One downstairs and two upstairs. All showers include body wash, liquid hand soap, shampoo and conditioner as well as toilet paper.



GRILL: We have a grill in the patio. We have a propane tank which we try to keep full, but sometimes it does run out. You can get it refilled at a gas station near by.



HEATING: We have central heating with two zones, controlled by two thermostats, one downstairs between the living room and kitchen and one in the upstairs hallway. We also provide space heaters in each bedroom, in case someone likes it warmer.



COOLING: We have central air conditioning with two zones, with separate thermostats for the upstairs and downstairs floors.



AMENITIES: Lake right behind the house, where you can swim and fish. We have a large fire pit for guests to use.
There is a volleyball court, a baseball/kickball field, basketball court just steps from our house. We also have a playground right behind our house and a trail that goes around the lake, leading its way to two other lakes in the community.



RULES



- Self check-in at or after 5pm with keypad.



- Check-out by 11am.



- Number of guests: please be honest about the number of guests you are bringing. We have outdoor surveillance and ask you to be honest. If you have additional unexpected guests please update the reservation and send me a quick message and I will try to accommodate! There is a fee for additional guests above 8 of $25/night, which is automatically calculated when you include the correct number of guests on your reservation.



- Pets: You may bring pets as long as they are potty trained. The floors are made of wood and could be damaged by animal waste. Pets should never be left alone in the house unless they are crated. Our community requires all pets outside to be on a leash. There is a pet fee of $50/night for each pet.




- Please refrain from the following behavior: walking inside with ski boots, setting off fireworks, smoking inside the house, parties.



--Badges: During the summer months, security may check badges at our amenities. We have 10 badges. The community charges us a $100 fee for each lost badge so please make sure to put them back at the end of the stay.



--No Large groups under 25 and post prom events: While we do not have an age restriction for our property, we reserve the right to charge an additional fee for high-risk reservations such as post-prom events as well as other gatherings of groups under 25 years of age. We ask that all groups message us about such reservations ahead of time to see if this house would be a suitable option.
--kayaks and other watercrafts are not allowed on the lake, and violating this rule could result in a fine of $1000 or more

Refrain from rearranging the furniture. There will be an additional $50 charge to your account.
