Renovated House with large Northerly facing Sun Deck & Private outlook.

Kookaburra Rise named for the nature reserve opposite the house in which Kookaburra's often sing at dusk. The house (1985) underwent an extensive renovation in 2019 including interior paintwork, new carpets and flooring throughout, new bathrooms and toilets, new bedroom curtains, new extended north facing entertaining deck in teak. The house offers 3 bedrooms and 2 bathrooms.

The living and dining areas flow onto the north facing Sun Deck, offering 180 degree views of Nature Reserve and gardens, very private. Reverse cycle cool/heating in the living area as well as a wood heater with plenty tee tree cuttings available. The house is split over three levels with small 3 step stairs to access each. Entrance level: kitchen, dining, laundry and living. Middle level: Queen bedroom, family bathroom and toilet. Upper level: Master Queen bedroom with en-suite and kids bunk room. There are some family games, a few kids toys, movies and also plenty of plastic plates and cups for younger guests available.

Perfectly positioned for the beach lifestyle, the house is about 400m to Shelly's Beach on the Bay and a short drive to the Portsea Back Beach.
The Portsea Pub is a 500 metre walk The Sorrento shopping strip is close at hand with plenty of eating choices, fashion, a cinema and an IGA Supermarket all within a five minute drive.

Things to note for our listing:
- We will supply a small amount of toilet paper and hand soap to get you started.
- The pantry will be stocked with some basics like salt/pepper, sauces, cooking oil.
- We can supply bed linen. Generally, you supply your own towels.
Quilts with covers, blankets and pillows for each bed are supplied.
- Pets (by arrangement only). No parties or events, No smoking inside the house.

Kookaburra Rise
We thoroughly enjoyed our stay at Kookaburra Rise. Simon and his family were so efficient to deal with. The house was sparkling clean and had all the amenities you need. It has that old school beach house feel which we loved with newly renovated bathrooms and an amazing deck. Perfect location in Portsea. We loved our stay.

Two brothers inherited Kookaburra Rise from parents who purchase the land in 1985. The property was covered in Tea-Tree. The family cleared the area for the house to be built. Decades of family holidays followed. Brothers and respective families live in Bayside Melbourne and continue to enjoy the family beach retreat.

Why they chose this property

This place is quiet and relaxing. Full of light with living rooms and outdoor deck facing North East and Kitchen Meals facing North West. The new expansive out door Teak Deck is surround 180 degrees by a nature reserve to the East and Gardens to the North and West, offering maximum privacy for out door Deck BBQ's and entertaining into the afternoon and evening. Winter time get that open fire place stoked with the abundant cut and stacked tea-tree logs. Bedrooms and bathrooms are all totally renovated.
