By booking you agree that you have read & agree to comply with theserules. Failure could result in loss of your deposit and/or being asked to leavethe property:  
*Keep your stay discrete, you are our guests. Please respect the privacyof our neighbors.   
1) Absolutely no smoking, partying, or use ofrecreational or non-prescription drugs ANYWHERE on theproperty premises (up to $300 Cleaning & Deodorizing Fee if smoke or anyillegal drug usage is detected in the unit) 
2) No Pets or Animals  
3) Please remove your shoesupon entering the house  
4) No Parties or Events!! 
5) Check-in is anytime after4:00 PM and check-out is by 11:00 AM unless stated otherwise. A Mandatory $50fee for unauthorized “Overstay”. If “Overstay” exceeds two hours past checkout,guest is responsible for the Daily Base Rate (without discounts) & does notaward you possession of the property for the day of “Overstay”. If guest wantsto extend their stay (based upon availability), a new official booking willneed to be made. If “Overstay” causes a future reservation to be refunded,guest is responsible for the full cost of reimbursement.    
6) Quiet hours observed 9:00 PMto 7:00 AM Sunday-Thursday; 10:30 PM to 7:00 AM Friday & Saturday 
7) Minimum age of 25 to book 
8) Smile! Motion detectingsecurity cameras and recording devices are present on the exterior of the homefor the purpose of guest safety and when applicable to assist in enforcinghouse rules.   
9) Host bears noresponsibilities for any accident, injuries, or illness that you may sustainduring your stay.  
10) Please keep all food and drinks in kitchen ordining areas (not near beds or furniture). 
11) No parking on the street. Driveway parking only. 
12) If the place is extra dirty, beyond the normalreasonable mess, beyond what a courteous guest would leave the home, there’s anextra $140 fee, to cover extra costs for cleaning. This includes if the wallsare dirty, if the guests leave pots and pans in the kitchen sink, if the flooris stained ect.  
13) If you have any undeclared guest (above whatyou booked for), there will be an additional charge of $100 per day booked perundeclared guest.  
14) Only the person that made the reservation cancheck-in. You must have a valid working phone number before you book. If we tryto contact you before check-in and are unable to, we can cancel the reservationwithout granting any refund.  
15) For safety, security, & insurance purposesonly Registered Guests are allowed onsite. All guests over 18 must be includedin the Itinerary with a verified ID & photo. We reserve the right to askfor all guest names and ages for safety, insurance, and security purposes. Alsoguests must supply number of vehicles along with make, model, & licenseplate of the vehicles.  
16) Local area guests must send a request prior tobooking stating nature of visit.  
17) Please report any stains immediately, we havea carpet cleaner (failure to may result in up to $250 fee Commercial cleaning)
*If any portion of the House Rules are violated, it is grounds for immediatetermination of the reservation without a refund. Violation of the Rules willalso lead to immediate removal from the property otherwise guests will beconsidered trespassing.  
If you have a complaint about any aspect of the property or of the hosts or host’spersonnel, and you tell us or your booking channel about it, you’re authorizingus to get into the property to fix the issue, to solve the problem, or torepair the home or clean it to the standards that you require. We do not needextra authorization to enter the property if there’s something you deemunsuitable, that needs remedy.

You are a guest in our home. We want you to makeyourself comfortable and feel at home. Please take care of our things and notify us before leaving if something breaks. We really appreciate honesty. Accidents do happen, thus ifyou make a mess or spill please clean up after yourselves. Enjoy your stay!
Check Out:
1) Please leave the propertyas you found it. 
2) Please make sure alldishes have been put in dishwasher and begin wash cycle 
3) Please take all trash outto dumpsters which should be empty if trash was taken out the night prior totrash day. If there are no dumpsters present, please leave trash in the garagefor pick-up. 
4) Please hang dirty towelsand no need to make beds as they will be stripped shortly upon leaving.All bedding must stay in room originally found.  
5) Please make sure all TVremotes are returned to the basket, on the coffee table, or side table’s nearthe TV. 
6) Please be kind to ourEarth by turning off lights and closing all windows, sliding doors and blinds. 
7) Please leave the propertyas you found it and leave furniture in its place. 
8) Please set the heat to ahigh of 65 degrees and the air to a low of 75 degrees.
