This two story, 3-bedroom, 3.5 bathroom front house faces the bay front, with plenty of windows to capture the essence of island living. The 3 guest bedrooms each have their own bathrooms to complete the upstairs living space.



The Space:

1011 N Bayfront A is professionally managed by Newport Beach Vacation Properties. The layout of the home was designed for entertaining and the ground floor patio allows vacationers to enjoy bay front living at its finest. This 2 story, 3 bedroom, 3.5 bath, front house, has a generous master bedroom facing the bay front, with plenty of windows to capture the essence of island living. Each bedroom has their own bathroom to complete the upstairs living space. Downstairs, there is a spacious living room with a dining nook and powder room just off the kitchen. The kitchen is fully equipped, containing all the essentials with direct access to the garage close by. There is an oversized one car garage with a washer and dryer included in the space. Located off the garage on the street is an extra parking spot.



Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. On the Balboa Peninsula you can relax along the pristine beaches, go surfing nearby, check out the Balboa Fun Zone, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination.

Explore the beach on the Balboa Peninsula via the ferry off Agate Ave. The Balboa Village and Balboa Pier are also a short ferry ride away. Rent a bike, jet ski, stand up paddle board, or kayak. Whale watching, and deep-sea fishing trips are running daily with many boats that leave the Balboa Pavilion during all times of the day.



On the Balboa Peninsula you can relax along the pristine beaches, go surfing nearby, check out the FUN ZONE, and grab a bite to eat at one of the many restaurants. The walkability of the property is excellent, and the premises is a close stroll away from the Marine Ave. shops and restaurants that make Balboa Island a worldwide vacation destination. - This is a front unit of a duplex. You do share one back wall.

- 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police.

- No parties or gatherings.

- We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Amazing location

This property is located on the water and within walking distance to the Main Street with shops and restaurants. While we had a car, it is not needed to enjoy Balboa Island. The beds were comfortable and the kitchen was one of the best stocked kitchens we have used in terms of appliances, etc. that were there. Highly recommend staying there.

Balboa dream spot

This cute home was the perfect place for us for a week in early June. The property is a duplex and we had the front part that faced the bay. Sitting on the patio made for great people watching both on and off the water. The home is nicely furnished and the kitchen had plenty of cookware and utensils. We liked that there was an extra refrigerator in the garage available for guests use. Beds were all comfortable and the easy walking distance to shops and restaurants made for a delightful stay. We look forward to coming back!!

Nice Location on the Water

This property is a perfect location on Balboa Island. Just a few blocks from restaurants, pubs, shopping and grocery store. Convenient parking for one car available in the attached garage. Open floor plan and large front patio with BBQ grill that looks out on a beach and the back bay. Plenty of beds to sleep a group of 8. Bathrooms and showers are in every bedroom. This is a popular location with lots of guests in the busy season. It’s also a beach cottage. That being said, the dishes, cupboards, walls and vents are not very clean. We enjoyed our stay and spent lots of time outside, on the patio and on the beach.

The oven consistently does not work and the back bedroom has issues with the air conditioner not working. This has been a recurring issue as we have stayed here several years in a row. The most recent stay the house was not cleaned as thoroughly as in years past. There was sand everywhere- almost like the vacuum didn't quite work? But overall the location is amazing, the house is really nice, and the rental agency is professional and organized. We hope we get to stay here as many years as we are able.
