This spacious and character-filled 1950s family home offers a peaceful retreat, with large picture windows that beautifully frame five lush fairways. Guests consistently praise the warm, inviting atmosphere created by the open fireplace, making Scarlett’s Place a cosy haven all year round. Ideally located just 150 metres from the clubhouse, restaurant, and bar, it’s perfect for golf enthusiasts or anyone seeking a serene escape with convenient access to local dining options.

The home comfortably accommodates up to eight guests across four bedrooms, with a mix of King, Queen, and Single beds. Its generous layout and timeless charm make it ideal for families and larger groups. There are two bathrooms, one featuring a private sauna—an added luxury for those wanting to relax after a day of exploring. Please note that Bedroom 2 is accessed via Bedroom 1, with the ensuite situated in the hallway connecting the two rooms. A door between them ensures privacy for all guests.

Scarlett’s Place is designed for comfort in every season. Stay cosy with central heating throughout the house, complemented by natural gas and electric heaters, plus electric blankets on all beds for those crisp mountain nights. The master bedroom also features a TV, perfect for unwinding in bed with your favourite show.

The fully equipped modern kitchen includes a gas cooktop, electric oven, dishwasher, and all the essentials for home cooking. Enjoy meals in the separate dining room or at the breakfast bar, both offering lovely views over the golf course—adding to the relaxing ambiance of your stay.

After a day of adventuring through the Blue Mountains, retreat to the lounge for a movie night on the Smart TV, browse the DVD collection, or gather around a board game. Complimentary WiFi keeps you connected, while thoughtful touches like soft carpet underfoot add to the home's welcoming feel.

Step outside to the open back deck, where you can soak in the peaceful golf course surrounds. Fire up the gas BBQ and dine alfresco at the 8-seater outdoor setting, with uninterrupted views of the 10th fairway. For longer stays, a fully equipped laundry with washer, dryer, and outdoor clothesline adds extra convenience.

FIREWOOD SEASON
• 1st May - 30th September.
• During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night. 
• More firewood and supplies can be purchased locally from petrol stations.

TELEVISION SIGNAL
• Please note that poor weather conditions may affect live free-to-air channels.
• We cannot guarantee a consistent television signal.
• On-demand channels and streaming apps are available through the Smart TV using your accounts.

FEES
• The base tariff includes 6 people; extra guests are charged an additional fee per person, per night.
• Electric car charging is $20 per use, payable separately after booking.

ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
•⁠  ⁠There is no dedicated EV port at the property. Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.

9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas. 
• We appreciate your cooperation in maintaining a quiet environment during these hours.

IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests. 
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.

NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy. 
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.

PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.

CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
