Bedroom 1 – Master Suite - King bed, AC + ceiling fan, storage, ensuite

Bedroom 4 - Bunk Room: 1 Single + 1 Double + 1 Double trundle, AC, storage

All beds come made with fresh linen, and each guest receives one (1) bath towel.

🚙 Rural Access & Safety
Bundara is a genuine country property, adding to its privacy and charm — please read carefully:
- After turning off Wollombi Road: 3.5km dirt access road, 600m dirt track to house
- 4WD, SUVs & sedans OK; lowered cars/sports cars may struggle
- Wet weather can make access challenging
- Guests may park at the main gate if needed; shuttle others to house
- Please stick to the existing track — do not create new paths

🌿 Property, Wildlife & Guest Safety
Bundara sits on 40 hectares of bushland. The house is fenced but not fully secure — supervise children. There are 4 dams (2 rear via dirt path, 2 front left).

As a rural property, you may encounter Australian Native animals and other wildlife — please observe from a distance.

House Rules: 🚫 No parties/events | 🔇 Quiet after 10pm | 👥 Max 11 guests (extra $80/person/night) | Noise or rule breaches may end stay without refund

Fire & BBQ: Firepit & BBQ available — bring your own gas bottle; use fallen wood or purchase locally; fully extinguish fires before bed

Septic: Only toilet paper may be flushed; septic-friendly products provided
