Check in was a little complicated because I was messaging the company with no response. I finally called to find out they do not receive text messages. The overall property was beautiful. Everything we needed was there and the view from the living room was amazing.

We had a lovely time here. The house had all the essentials and more. Fishing off the back yard wasn't very successful, but there are plenty of other places to explore. Downtown Granbury was really, really cool!
Fun Family stay. Home is right on the water. Enjoyed some fishing and the kayaks! Home was clean. I believe the owner is still trying to remodel some areas like the kitchen. Some cabinets need some repair. Minor things. Nothing that impeded our family get together! Would definitely stay again! Mike & Gina

Very relaxing & Peaceful
It was a very comfortable, relaxing and peaceful stay. The house stayed cool, the view was beautiful. Only issue we came in contact with were the Wasps, we called they contacted us quickly. Other than that , it’s a wonderful getaway. I would definitely recommend and stay again.
Texted the local host the day of check-in. No response at all. To this day I still haven’t heard back from her. Also, ridiculously high cleaning/property fee.

House was right on the lake with a beautiful view. Getting the kayaks down to the water and back up was easy. There were 4 kayaks.
The kitchen was well stocked with dishes, many Keurig coffee pods, many tea flavors and spices.
Sitting outside on the patio for morning coffee listening to the birds sing was a lovely way to start each day.
The living room was comfy and perfect for watching movies in the evenings.
The bedrooms were nicely decorated with comfortable beds.
The bathrooms were well stocked with shampoo, conditioner, body wash, towels, etc...
The only suggestion for improvement would be that the water pressure in the second bathroom was pretty much non-existent. We all opted to use the primary shower which had EXCELLENT water pressure. If they could both be the same, it would help for larger groups. But there were only 3 of us, so it was not a problem.
It was a short drive into town for dinner, entertainment and fun. Fun things to check out are Warren's Backyard, Barking Rocks Winery, and the Square. There are so many places with live music on the weekends. Such a fun time!!! Thank you so much!

Major Disappointment
We rented this property because it included two kayaks. They were both filled with dirty, stinky water and covered in spiderwebs and bugs. In order to clean them out, we would have had to drag them a long distance, uphill which would have been difficult. We did look for a faucet and water hose, but there was lots of overgrowth of weeds, etc. near the house and we never saw a hose or a faucet. The entire property was literally covered in ant beds! We ended up going into town to rent kayaks and fish at a public dock. The pictures online showed a house that looked pristine inside and out. The patio area had no covering of any kind so that we were unable to sit out there and enjoy it. There was a covered area on a lower level, but it was also filthy and infested with spiderwebs and ants. As a result, took food into town and found a picnic table under a shade tree to have a picnic. There was a large stain on the bedspread in the room where I slept. There was dust covering the vent hood in the kitchen and the shelf paper in the drawers was very dirty. We couldn’t get the outside lights to work. We were instructed to take the sheets and towels downstairs to the washer and dryer in the basement. The lighting on the stairs was very dim and dangerous. There were dead bugs all over the floor downstairs. We had to go to the dollar store and buy soap for both bathrooms because there was none there when we arrived. I could go on, but this should explain why we did not enjoy our stay and why we are very frustrated that we paid such a large sum of money for an experience like this. I have stayed in VRBO‘s for about 20 years and always had a great experience, but my last two have made me stop and question whether I want to take a chance on staying in one again. My husband and I have just booked travel for October and November and we are sticking with hotels for now.

Melissa, we want all of our guests to rest easy when they stay with us, and we're sorry that you experienced some issues during your trip. We followed up with the homeowner after reading your feedback, and they wanted to share the following:
-While we used to store the kayaks in the garage, we received feedback that taking them up and down the hill was difficult and moved them to a storage rack by the lake. However, they are subject to natural conditions due to this
-We will be adding more information to our guide regarding the placement of the hose and faucet within the garage based on your feedback
-Our cleaning service has made a change in personnel based and is adjusting their cleaning schedule to clean just before guests arrive to ensure the house is as clean as possible.
-While we have a monthly pest control service, we've recently seen an increase in the number of ants in the yard due to drought and returning rains
We’d love the chance to provide you with a truly 5-star travel experience, so please let us know if there’s anything we can do to help the next time that you book a vacation rental.
Don’t be fooled by pics or other reviews. Trip Aug 26-28, 2022
Let’s start with communication regarding the rental—as of check-in time I had received only auto-generated emails into my email from Vrbo. What I later found in my junk account were emails from the management company Evolve giving actual pertinent info to the rental. No where had it been relayed to watch for emails from Evolve Management.
The house was not overly clean by any means. Dead bees in the window sills, other dead bugs around, cobwebs in corners. The house may have been “cleaned” after previous guests, but it was evident no one had been there recently in preparation for our arrival. The place was not clean at all.
There were ants around entire house to the point we couldn’t stand still while attempting to unload car. They did send exterminator the next day to spray. Initially stopped ants, but the ants were back by late in the day. Ant issue would have easily been noticed had anyone come by the property prior to our arrival.
There is a drip coffee maker, though my contact couldn’t tell me what type beforehand so we brought keurig pods rather than grounds. Coffee was provided, but was a very large container of generic coffee…. definitely on the list of worst coffee I’ve had.
The outdoor area near the lake was not as pictured. We were not able to sit by the lake because the pictured chairs were no longer present. We were looking forward to spending time watching the sunset by the water. It defeated the purpose of being lakeside. If we had known, we could have packed camp chairs.
A towel from the cabinet was either dirty or had a disgusting stain. A dish towel hanging in the kitchen had a foul smell.
Let’s talk about check out. 10AM. Industry standard is 11AM. Evolve has a long list of things they want done (or suffer the financial repercussions) including stripping beds, doing dishes, taking out the garbage and starting a load of laundry AND they charge a housekeeping fee. Our group does not feel its up to renter to start a load of laundry. Why pay cleaning fee?? I can see asking to strip down bed sheets but thats about it.
You can definitely find a better rental in Granbury than this. Be wary of the pic—the “magic” camera was used

Lori, we want to make vacation rental easy for everyone, and we're sorry that you experienced some issues during your stay. We followed up with the homeowner after reading your feedback, and they wanted to share the following:
-We've started working with different cleaning personnel which will allow for a shorter period between cleaning and check-in
-We appreciate your feedback regarding the coffee and are adding a Keurig with a variety of coffees to choose from
-While the benches and chairs by the lake are occasionally moved by guests, we'll look into this to make sure they are in an accessible location
-We do have a pest control service that protects the home from insects, however, the combination of droughts and heavy rainfall this season has led to an unusual prevalence of ants outside
We appreciate your feedback so we can continue to improve and help this homeowner provide guests with the 5-star service they are known for. We hope to host you again soon!
Lovely property about 11 minutes from town in remote area of lake. It’s quiet and relaxing. House was quite comfortable and had a nice firepit lakeside. The check out was a little early 10am but other than that ro perry was nice and very reasonably priced
THIS WAS A NICE HOUSE. IT IS A BIT FAR OUT THAT THOUGH. KIDS ENJOYED FISHING AND KAYAKING ON THE LAKE. THE BUGS ARE CRAZY, SO CRAZY THEY ACTUALLY HAVE A BUG ZAPPER SITTING ON THE KITCHEN COUNTER. LOL. THEY DO HAVE A ELECTRONIC KEYPAD YOU USE TO LOCK /UNLOCK THE DOOR. I AM NOT A FAN OF THIS AS ON THE THIRD DAY IT WENT OUT AND WE WERE LOCKED OUT. I GOT A HOLD OF THE OWNER (VERY NICE LADY) AND SHE WAS ABLE TO HAVE HER SON UNLOCK FROM HIS PHONE. THEN WHEN WE LEFT AND CAME BACK FROM OUR DAY WE WERE ONCE AGAIN LOCKED OUT AS THE KEYPAD WAS NOT WORKING, AGAIN HAD TO CALL. THIS TIME AFTER SEVERAL ATTEMPTS OF TRYING TO OPEN THEY TOLD US THEIR WAS A LOCK BOX WITH KEYS IN IT. I KNOW IT IS EASIER TO USE A KEYPAD AS YOU CAN CHANGE THE CODE AFTER EVERY GUEST BUT THE DOWNFALL IS WHEN IT GOES OUT. AFTER THE FIRST TIME WE HAD TO CALL WE MADE SURE TO MAKE IT BACK TO THE HOUSE EARLY IN CASE IT HAPPENED AGAIN AS WE WERE AFRAID IF WE GOT BACK LATE WE MIGHT NOT BE ABLE TO GET A HOLD OF ANYONE AND BE LOCKED OUT. OVER ALL THE PROPERTY IS AS STATED AND WE HAD A GREAT TIME.
My husband and I wanted a last-minute getaway and invited another friends to join us. The place was clean, quiet and a perfect place to relax and unplug. We did not get out on the water because we went in the colder weather, but it was still very nice weekend
