Poolside Perch is a sought-after corner unit, with access to the elevator down the long hallway. If you need help bringing up the groceries, there is a collapsible cart inside so you don't have to make multiple trips. Want to bring your doggie? We have got you covered! This pet-friendly unit also features a medium size dog crate (large available upon request)- bring your own pad. Both bedrooms also have easily accessible USB ports! This unit also features three TVs, with the living room (65") and master equipped with cable and the guest bedroom features a fire-stick so you can quickly access all of your streaming favorites!

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking Dogs permitted with a $50 pet fee per pet, max 2 dogs. No puppies or aggressive breeds. Dogs only, no cats or other animals. Pets will not be allowed on furniture, and excessive barking will not be tolerated. Please clean up after your pet, and keep leashed at all times. Pet(s) will be approved by a representative of My NB Vacation prior to arrival (please let us know as soon as booking is made). No parties or events.
Additional rules -Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). -Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) -If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB -No day visitors (6 guests-max occupancy- occupancy includes children) -Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. -Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) -For stays over 28 days- max 1 guest per bedroom

Great location with great amenities, in a great spot year round
This was perfect for our 1-night stay as we were coming through San Antonio. We love the New Braunfels area and hope we can come back in the summer to utilize the river and pools. We did love the large, enclosed grassy area where the kids could run around, and our little dog could go for a walk. The condo was clean, plenty of space for a family of 4, and overlooked the pool from the third floor. We had a great time and highly recommend this place!

We were in New Braunfels for a family get together. This was my first trip. The condo was located in a convenient part of town, but was in a quiet neighborhood. The pool was great and the facility suited our needs perfectly. We will stay there again, if the opportunity arises.

This is a nice area and the two (very different) pools were a real hit for those that don't float. Easy parking, etc. The room was lovely except that it was on the third floor. Nice to have an elevator but would have preferred to be on a lower level floor but that was never offered. Would have liked to select my own room.
The condo was great & exactly as presented online. I didn’t give perfect scores as it was on the third floor which is described but it was a lot of up & down for us which isn’t as relaxing as I would have wanted. On the upSide they do have an elevator so that does help! Private access to the river was a plus! 2 nice pools Just wish the poolsHad a restroom so you don’t have to back to the room. Even a port a potty would have been sufficent. The price point was great the location was great! The rooms & property were great & we willBe back to stay again! Short distance to Gruene hall Schlitterbahn the river & anything you need! I’llJust pack less stuff to haul back & forth next time!
