Meadow Top Cottage is charming and cozy in the country hamlet of Mill River. The 72 acre property offers exquisite views of the Litchfield hills, an outdoor patio, and a fire pit nestled in a pine grove. The town's charms include: candlelit dinners at The Old Inn on the Green, provisions at the Mill River General Store, brunch at the Southfield Store, swimming at Umpachene Falls, and hikes both on and off the property. Winter skiers are also within 15-20 minutes of Butternut and Catamount.

AMENITIES
We want every stay to be easy and enjoyable, so we've taken care of most of the things you'll need: fresh linens and fluffy towels from Brooklinen; all-natural toiletries; basic kitchen equipment (e.g. coffee maker and grinder, full set of pots and pans, plates and cutlery), etc. If you enjoy cooking, you’ll find grocery and other shopping recommendations in the House Guide. WiFi by Spectrum. Smart TV for streaming your favorite media. Private outdoor space with grill, dining table, and chairs.

- Most of the house is one level, with the exception of the laundry being in the basement
Guest Access:
Guests have exclusive access to the cottage and a private outdoor space with grill, table and chairs; access to the larger 56-acre estate is shared, which includes lush grounds and a rolling landscape. We offer contactless check-in with keypad entry and support by text or phone. If you need on-site assistance, our property management team is nearby and happy to help.
The Neighborhood:
Meadow Top Cottage is 1 mile from the Mill River General Store; filled with local food, produce and staples. It is also close to Sheffield and Great Barrington which have several grocery stores, outstanding restaurants, coffee shops, shopping, yoga and more. You’re close to many hiking trails, skiing, arts and cultural institutions. With Umpachene Falls and Lake Garfield around the corner, bringing swimsuits in the summer is a must.
Getting Around:
You’ll need a car to get here and to get around. The house has an internet connection and moderate cell service with AT&T, T-Mobile and Verizon. The Berkshires is full of cellular dead zones, so we recommend downloading the region’s online maps to your device prior to arrival or any day while you’re here at the cottage. The cottage has a shared driveway, so please make sure you do not park in the circle of the driveway. Either pull into one of the spots or use the garage. Thank you!

WHAT TO PREPARE
You'll find plenty of things to do during your stay. We recommend making reservations in advance, where appropriate, especially for popular restaurants, museums, and venues. We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions by text.

• We welcome families; please notify us at the time of booking if you would like to request a crib or pack-and-play. We cannot guarantee availability, though we make our best efforts.
IMPORTANT BOOKING TERMS + CONDITIONS
• Smoking: this is a smoke-free property; smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Cleaning: we are pleased to arrange housekeeping during your stay, upon request, and at your cost. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utilities outages; weather, etc. We advise guests to exercise caution in inclement weather. In some cases, it may be difficult to reach the property without four-wheel drive; guests bear all responsibility for their safety and ability to access the property.
• Damage Waiver: to protect the property and its contents, we require guests to purchase a damage waiver with $3000 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage in excess of the $3000 coverage.
PETS:
• The Posto Property Team loves animals but the owner of this property does not permit pets.

Nature & What to pack:
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most venues around are very casual.
