The home has the perfect location in Hyams Beach - centrally located on Moonah Road with just a short walk to the beaches and cafe, whilst benefitting from little traffic due to being located at the end of a cul-de-sac. Sit on the deck and enjoy the panoramic view and the fresh sea breeze!
Sleeping 8 guests, Twelve on Moonah has generous indoor and outdoor living spaces. This property is ideal for both summer and winter stays - in summer you can enjoy the outdoors on the large sunny deck with barbeque overlooking the ocean, and in winter you can sit by the fireplace and look out to the beautiful view. The oversized glass windows allow views from every part of the living area!
The house sleeps 8 guests - and your family pet is welcome to join you on your holiday.

Where will I be?
Twelve on Moonah is located on the uphill side of Moonah Road at the end of the cul-de-sac. There is easy beach access along the path to Bayview Avenue, and then downhill to the main beach in Hyams Beach. The walk is approximately five minutes.

With ocean views, full kitchen and generous indoor and outdoor living spaces, this property is ideal for family and friends to enjoy a beachside escape! This property has all you need for a perfect beach stay - including block out blinds in all bedrooms.
How is the property laid out?
Twelve on Moonah is a two storey property with 4 bedrooms, two bathrooms, driveway parking for 3 cars (including one under cover), laundry and a large deck with fantastic ocean views. The kitchen has an electric oven and gas cooktop, dishwasher, double sink, microwave, kettle, toaster, sandwich toaster, Nespresso coffee machine and milk frother, as well as a large fridge/freezer with cold water and ice dispenser.
Entering on the lower storey, there are 3 bedrooms, bathroom (shower and toilet), and laundry. Upstairs is the main bedroom with ensuite, separate powder room, open plan kitchen and dining, lounge room with gas fireplace and big screen smart television, and a very large deck with outdoor table and gas barbeque.
Wi-Fi, Netflix, Pay TV – will I have it?
This property provides complimentary Wi-Fi and a password will be provided in your pre-arrival email. Please bring your own login details for streaming services.
Please note however that neither The Holidays Collection nor the owner can guarantee 100% that the Wi-Fi will work, and no compensation will be payable if problematic. If important, please therefore always have a back up plan.
What about outdoors?
Twelve on Moonah is nestled in an elevated position two streets back from the beach. The yard is fenced. There is an outdoor shower (cold) for when you return from the beach. The driveway leads to a level, gravelled area of a good size for parking and / or games, and otherwise, the house has a generous deck for indoor / outdoor entertaining. The walk to the beach is via Bayview Avenue, avoiding vehicle traffic.
Staying warm or keeping cool?
Twelve on Moonah has a gas heater in the lounge room and electric space heaters in the bedrooms downstairs. The living area has a ceiling fan, and all bedrooms have ceiling fans and louvre windows to let in the cool sea breeze on a hot day. On a warm day, the sliding doors in the living area can be can be opened to catch the sea breeze.
What about sheets, towels and other supplies?
High quality sheets and towels are provided at Twelve on Moonah. Please bring your own beach towels however!
Parking for cars, boats etc.?
There is parking for 3 vehicles on the driveway.
Is my dog or cat also welcome to stay?
Twelve on Moonah is a pet friendly property, subject to the following rules:
- Please do not allow wet or dirty dogs in or through the house
- Absolutely no dogs on the furniture or in the bedrooms
- The yard is fully fenced - however the fencing is a mixture of glass panels, wire mesh, and concrete panel retaining wall which will not contain a jumping dog
- Please bag and dispose of doggy waste appropriately
What are the minimum stay rules?
- Peak Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Peak Season rules?
Please note that during Peak Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
