About this property

Jamaicaville - 90 Acre hilltop off-grid eco-home with awesome views

Get away from it all when you stay under the stars. Jamaicaville is an off-grid 90 acre property, with panoramic views of the surrounding region as far as the eye can see.

This 3 bedroom eco-friendly escape is just 3 hours from Sydney, comfortably sleeps 7 - 10 guests.

15 minutes from Rylstone and 40 minutes from Mudgee. Make the most of the breathtaking views, take to the nature trails or explore the local heritage towns, the best that the mid-west region has to offer is at your fingertips.

Jamaicaville is a place for those who appreciate self-sufficient, off-grid living. If you enjoy nature, privacy, no neighbouring houses, the sound of birds chirping, rustling leaves in the wind, the sight of millions of stars on a cloudless night, the crackle of firewood in the fireplace on a cold winter night, then you are in the right place.

It is located at the highest point on Bylong Valley Way, enjoying magnificent views of the surrounding mountains, hills, and valley. Enjoy a twilight drink and bbq on the verandah while gazing at the changing colour of the sky. Night time is even better especially on a cloudless night when millions of stars will put on a spectacular light show.

The house is constructed from rammed earth making it energy efficient. The walls help keep the house warm during winter and temperate during summer. It is completely off-grid and powered by solar panels/batteries hence electrical appliances used are chosen for their low power consumption.

House does not use electric heaters as solar power/battery systems are not designed to cope with its high power consumption. Warmth is provided by a wood-burning fireplace. It can get very cold during winter adding to the excitement of your stay. Plenty of firewood will be provided during winter.

Water is provided by nature in the form of rainwater stored in tanks. Water from taps inside the house are safe to drink. Hot water is provided by the good old sun and heated on the roof top heating panel and stored in the roof top hot water tank. Water will not be as efficiently heated during winter or cloudy days hence guests should be conscious of hot water consumption during night time and during winter. The fireplace helps add heat to the hot water system as it is a wetback system.

The rooms comfortably sleep 7 people (2 guests each in bedrooms 1 and 2, and 3 guests in bedroom 3). Extra guests up to 3 can sleep in the living room using the foldaway beds stored in the closets and also the couch which is big enough.

No wi-fi is provided. We want you to experience a completely off-grid stay. But if you must use your smartphone, signal is quite strong for Telstra and Optus phones.

The toilet is separate from the bathroom.

There is also a laundry room although no washer or dryer is available. Laundry soap is provided for handwashing. Guests can also go to the laundromat located in the neighbouring town of Kandos.

The property is located in a rural country area where insects and wildlife are present, on occasion, pests or bugs can find its way inside especially if you don't close the doors or fly screens fast enough.

Other things to note:

House Rules & Check Out Procedure:

We kindly ask you to read our house rules carefully and keep them in mind during your stay.

1. Please always keep the door fly screens closed. This is the countryside with an abundance of insects and wildlife. They can easily get inside.

Private Getaway
We spent 2 weeks in the region with Jamaicaville as our base only leaving the property to go to Newcastle. Most days were spent lazing around, short walks and watching the kangaroos & the diversity of birds at sunrise & sunset. It was very hot on most days, however the house was very well insulated with the rammed earth walls. Everything we needed was supplied & if we had any questions, Sarah the property manager was very responsive. Jamaicaville is a fabulous location to get away from technology and the hussle of modern living !!

Lovely weekend away
Lovely property with amazing views! We had a wonderful time. Hosts were helpful and quick to respond. Location is close to Rylestone and great bushwalks, but also plenty to do on the property! We didn’t end up leaving much because it was so lovely. Thanks so much for our stay!

Location, location, insulation
The property is located right on the Great Dividing Range and there are great views all around. A short walk in the bush to either more great views or some fantastic rock. With that position it can be a bit nippy outside, but the house is very well insulated and soon warms up once the fire it lit for a cosy night in.

About the host

Hi, we are Jeff and Marcia and we own Jamaicaville. We named the property after our eldest daughter, Jamaica.

After enjoying “Jamaicaville”, our little slice of heaven for more than 7 years, we’ve decided that it is time for us to share it to the World.

Our love for nature, the great outdoors, and sustainability led us to acquire our weekender in this beautiful part of NSW. We saw the property in 2015 and fell in love with it immediately. It is completely off-grid which made it such an exciting place to stay.

We spent many memorable days and nights in this wonderful place and it never ceases to amaze us. From the various birds and wildlife that roam around, to the ever-changing colour of the twilight sky, and the beautiful display of millions of stars at night, Jamaicaville always provide us with a relaxing stay.

We hope that you will get to enjoy Jamaicaville as much as we do.

When you book a stay in Jamaicaville, you will be looked after by our property managers, Sarah and Peter, who live in a nearby farm. They will be in contact with you from the time you book. They will make sure that you have an enjoyable stay.
