LOCATION - 7.4 miles south of Fredericksburg set on 46 acres
HOSTS - No host on premises—each house is separate & private
SLEEPS - Main House—Up to 11 people in 5 bedrooms; 2 king bedrooms, 2 queen bedrooms, a bedroom with 2 twin beds & a study with a full sleeper sofa
Cottage—Up to 4 people; 2 Queen bedrooms
BATH - Main House—-5.5 baths; Downstairs en suite master bath has a walk- in shower & a bathtub with a shower wand, 3 additional bathrooms with walk-in showers, 1 bath with a bathtub/shower combo
Cottage—2 baths; one bath has a walk-in shower and the other has a bathtub w/ a shower
KITCHEN - Both homes have fully-equipped updated kitchens
BREAKFAST - No breakfast. coffee and teas provided
AMENITIES - Main House—Cooks kitchen, gas fireplace, 75” & 50” smart TV with cable, sonos, outdoor living & dining area, outdoor gas grill, firepit, outdoor solo stove, washer/dryer, views
Cottage—Flat screen in living area w/ cable & Netflix, WiFi, wood burning stove (available winter months only). washer/dryer, front covered porch w/ seating & a side deck w/ table & chairs & a gas grill, firepit

Only one dog is allowed at the property but it must remain at the Cottage at all times- it is not allowed at the Main House. Please also keep in mind that there is an additional nightly pet fee. If you do bring a dog, please bring a crate for your dog and crate him or her in your absence from the house, do not allow the dog on furniture or beds, pick up and properly dispose of its waste, and keep it away from the Main House. If these rules are not followed, there will be an additional $200 charge added to your reservation.

1 is on the top of the antenna on the main house and it points toward the garage/front field drive
1 is on the corner of the front porch facing toward the front parking area
1 is on the side of the house pointing toward the little house from afar just to see if someone approaching on drive or parked at little house)

Such a perfect home for my friends and I! We loved the location, a little further from the action of downtown, but just any easy drive to the wineries and main street! Clean, all of the amenities and necessities that we needed during our stay with easy, self-explanatory check out! Would recommend to anyone with a big group wanting to get the true Fredericksburg experience!
