Welcome to your new home! We just remodeled this recently!!! Let’s take a tour. As you pull up to the house, you will find parking available on the north side. Go up the stairs onto the porch and head to the door toward the right labeled 3. This is your door. Go inside and find yourself in the living room part of the great room. This is nice little area to relax and enjoy life after a long day at work. There are a couple windows to let fresh air and light in creating a happy environment. There is a smart TV for your entertainment. Just log in with your own credentials to use the apps. Wi-Fi is provided, but not cable.

Behind the entry door is the office area with a built-in, fold-down desk. Just a bit off to your left, you will see your back door that leads to your own deck out back. But we will come back to this in a minute.
For now, let’s turn to the left to see the kitchen. Here you have a newly remodeled kitchen with all the major appliances – stove, oven, refrigerator, dishwasher, microwave, disposal. It is well equipped with dishes, cookware, small appliances, utensils, basics, etc. There is a storage closet, pantry and several cabinets for all your storage needs.

To the left of the kitchen, you will find the bathroom. This is nicely done with a stand-up shower, sink and toilet. Under the sink, there are cleaning tools and supplies to get you started. Above the toilet is a shelf unit with first aid kit, and starter supply of toilet paper. There is a linen cupboard stocked with towels and hairdryer.

Now we will continue our tour back out into the kitchen and over to the other side where we find the bedroom. After you step down 4 steps, you enter a nice bedroom. Here you have a window for fresh air and light as well as a convenient closet. There is a window AC unit that we will install and remove seasonally. We have a comfy queen size bed, dresser, and 2 nights stands in here. There is also a nice "fireplace" on the dresser. Ok, it’s really an electric space heater that looks like a little fireplace. Its fun and creates a nice, warm ambience.

I know, I promised you that we would get back to the deck. So here we go. As we leave the bedroom, the back door is just past the kitchen island. Through this door, you find yourself out on your own private deck facing the back yard. This is the perfect place to relax and enjoy some outdoor time.
The back yard is good sized and ready for your enjoyment as well. There are sunny areas as well as shady areas. And there is a grill out there if you decide BBQ is on the menu.

You will have this entire apartment and a private patio out back. The yard is shared with the other tenants in the house. You will have 1 assigned parking spot in the driveway. The parking is tight. If you are more comfortable, you can park in the adjacent lot. A second vehicle can be parked there as well.

You will have a door code for self check in. We love to meet our guests if possible, but know that time and obligations don’t always allow for that.

This house is located in a nice, quiet neighborhood. All the neighbors have been super friendly when we have met them. It’s a perfect neighborhood for strolls around the block. And if you’re looking to go grab something to eat or do some shopping, you can just walk there. It is very conveniently located. It is also just a couple miles off from the highway which makes it very easy and quick to get wherever you need to go.

Downtown Davison has a lot to offer which is within walking distance. If you choose to get in your car we are only minutes away from Flint where you’ll find all of the big stores and big restaurants, etc. We are not far from three of the major hospitals which is perfect for medical professionals on rotation or working short term contracts.

You’ll have one assigned parking space in the driveway. An additional vehicle can be parked in the parking lot next-door.

There are 4 steps up onto the decks. And 4 steps down from the main living room area into the bedroom. The rest of the space is all one level.

Important information & House Rules:

**Smoke Free/Fresh Air**
Our rental is a smoke free environment. There is to be absolutely no smoking or vaping in or near the home. Please do not burn incense or use any other strong, lingering scent in the home. If you want to smoke, please go to the back fence in the back yard. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterwards before entering the house. The smell really gets into the fabrics and upholstery. No cooking of seafood or fish in the house. $250 extra cleaning fee for violations.

**Items for Owners Only**
There are 2 areas that contain items for owners use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items. Thank you for understanding and complying.

**Quiet Time**
There are others living in apartments in the house as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10PM and 8AM.

**Air Conditioning**
There is a window A/C unit in the bedroom. Please turn it off when you are not home. It’s naturally nice and cooler in the apartment, plus there are ceiling fans for extra circulation if desired. We enjoy the fresh air. To keep it cooler in the apartment, I suggest you close the windows and blinds on days when it will be hot. Then open it back up later in the evening for fresh, cooler air.

**Heat**
The heat is controlled with the thermostat on the wall near the kitchen. And there is a little electric fireplace in the bedroom. The controls for the bedroom heater are on the back.

**Pets**
• There is a $60 pet fee. We will collect that at check-in either in cash or via the app, whichever you prefer, if it was not already paid at booking.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry.
• Clean up any messes. Cleaner and tools are provided. They are located in kitchen and closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. 

**TV**
There is a smart TV in the living room with several apps on it. The remote is on the shelf above it. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave.  See channels pages here in the guide for more information.

**Laundry**
There is no laundry on site. However, there are 3 laundromats nearby. You are welcome to use the laundry hamper to transport laundry.

**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to go buy them.

**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? : ) However, we are not responsible for lost or left items. If you have forgotten something, please let us know, and if we find it, we are happy to try to get the item to you. Often, we are able to mail them out, at the guest’s expense.

**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put the garbage can out by the curb Sunday night for Monday morning pickup.

**Check Out**
• Check out is 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry hamper and leave in bathroom.
• Please strip the used beds and place all used sheets and pillow cases in the laundry hamper on top of the towels. Leave used blankets and quilts on the bed. The hamper can’t hold all of it at once. : )
• Please rinse all dishes, put them in dishwasher and run it before you check out.
• Please return the TV remote next to the welcome guide.
• Please remove your All trash and drop it in the garbage can near the parking area.
