Welcome to your stylish 2-bed, 2-bath apartment, just minutes away from Canberra Centre and Braddon's culinary delights! Enjoy modern comfort and convenience in this thoughtfully designed space. Relax in the chic living area or sip morning coffee on your private balcony.

You can get the keys by driving 2 mins (approx 650m away) or taking a 2-min walk (approx 140m away if you don't bring a car).

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage. Bedroom 1 has a 50" Framed wall-mounted TV.

WORKSPACE: The computer is not guest accessible.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a smart TV, that you can use to access your Netflix. Note that we don't provide Netflix, YouTube and other online streaming platform subscriptions, so you will have to use your own account. Also, the TV has access to local channels. There is a Sound Bar available - you must be connected to the internet to work.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
Note on the dryer:
Have the fan on when in use.

PARKING:
There is parking for 1 car & a street parking pay per hour on Lonsdale Street.

Behind 28/30 Building before entering the carpark there is free parking for 2 hours on the left-hand side.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please don't lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide tips on the best places to go for food or just to have fun!

From the spacious balcony of this superb 2 bedroom ensuite apartment on the 4th level of the highly regarded "ORI" complex, take in the rush and activity of the new Braddon sector and city vistas. Step inside to enjoy the peace and quiet given by its trendy design and sophisticated finishing or take a stroll down the street to the cafes and restaurants. If you want to stay fit, you may join the wonderful gym on the commercial level below or go shopping in the nearby Canberra Centre.

If you want to go further out, there always appears to be an excess of Ubers on Lonsdale Street.

NOTE: The washing machine hinge is loose but functional. Please open/close with care.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Let us know if you need to check in early or leave later than the standard check in/out times. We'd need to collect $20 for the first 30 minutes and additional $40 for the next 30-minute increments when there is a breach in the observance of standard check in and out times.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result to a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay in our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) which you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.

9.⁠ ⁠The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified.
