Two storey 4 bedroom Holiday House with huge deck at rear providing a view of the ocean out from the Rip. 2.5 Bathrooms. 2 Living area\'s with TV\'s/DVD\'s. Wood fire. Beach nearby. Airconditioned. Free Tennis courts & new Indoor Pool nearby and walk to the shops.

The house is not suitable for Schoolies bookings and young groups. Pets not allowed.

Location: The house is located in Barramundi Cres, Ocean Grove. 500 metres to the local beach and easy access a few minutes drive to the main surf beach. Its a 15 min walk to the main shopping area in the Terrace or an easier walk in the opposite direction to the Ocean Grove Market place via the Surfside Community Centre.

If you enjoy walking on the beach it\'s a 1 hour walk round trip, down to the local beach along the sand to the main beach & Dunes Cafe (enjoy breakfast, coffee, lunch or dinner) and return to the house via the main street the Terrace.

LINEN
All beds have good quality bedding and mattress\'s for your comfort. Mattress protectors, pillows, large sized doonas with covers supplied.
Guests provide their own sheets, pillowcases & towels. We can arrange to supply all linen if preferred for a one off fee per bed: Couple $20 or Single $15. Its good quality linen and our Hostess will make up your beds ready for your arrival.

In Summer we provide cool cotton doonas and blankets if needed. For the cooler months there are Winter Doonas on all beds and Electric Blankets on both Queen Beds and the Single Bed.

Upstairs the home comprises the main loungeroom and features a luxury chocolate leather chase lounge, new digital TV, DVD/VCR player. Modern new fully equipped Kitchen with walk in pantry, microwave, large fridge and dishwasher. Family Dining area with Wood Fire, books, games and local information to help you enjoy your stay. Then its out onto the large outdoor balcony at the rear with a gas BBQ and outdoor setting. There is a Separate laundry with washing machine, iron and ironing board. There are 3 Bedrooms upstairs all with built in robes.

The internal stairs take you downstairs to the Rumpus room with Queen bed and 2nd Living area, TV, DVD player & Lounge suite. There is a powder room with a vanity and toilet and a 2nd outdoor area and setting shaded by the Deck. This provides a cool retreat on those hot summer days or a quiet spot to get away from it all.

There is direct access to the Double undercover garage from the rumpus room.

A great Holiday House or retreat for couples or a family. Four bedroom 2 storey brick home with a bright fresh atmosphere and tastefully decorated with a beach theme and modern new furniture throughout. Elevated at the rear catching the ocean breeze on the large outdoor balcony with views of the ocean out from the Rip (Port Phillip Bay entrance). So you can sit back relax with breakfast or BBQ on the balcony and watch the SHIPS coming and going.

Heating & Cooling:
The home is well equipped for Summer & Winter with 2 new split system Airconditioners in the living areas and 2 Rinnai Gas Heaters, one in the lounge and one downstairs in the rumpus room plus a wood heater in the family/dining area, so its warm and cosy in the winter.

The rear yard is fully fenced and has a lawn area and a basketball ring.

Off street parking in the garage for 2 cars and onstreet parking for 2 cars.

A very relaxing home with a beach theme, modern decor and new furniture throughout.
