Waterside 3 Bedroomed property in quiet area yet close to all amenities
Modern 3 storey house located in the waterside village of Oreston backing on to Hooe Lake. The lake is tidal as it opens to the sea so there is an everchanging view as the tide comes and goes. When the tide is in its a protected area for kayaking, canoeing or SUPboarding and when it is out there are many wading birds to watch. There are lovely views over the water from all the rooms at the back of the house. The decked garden also looks over the lake, it is protected from the wind, is south facing and has 3 different levels. The lower level of garden has a swing seat, the middle a dining set and the top allows for a relaxed seating area.
House Layout: On the ground floor of the house there is a double bedroom with ensuite shower facilities. There is also a utility room/ kitchenette with access out to the decked garden. There is an integral garage for storage of bikes, kayaks etc.
On the middle floor is a large living room with lovely views over the lake and a south facing balcony. There is a fitted kitchen and a separate dining room. The dining room looks over the front and has a balcony which attracts many birds when food and water are provided for them.
On the top floor with views over the water towards Radford Park is the master bedroom with ensuite bathroom and dressing room. There is another double bedroom on this floor with a family bathroom.
This home is an ideal base for watersports enthusiasts as there is a private slipway for residents approx 50m from the house. The path from our house to the slipway through a small park is tarmacked so easy to transport watercraft on wheels. There is also a public slipway at Oreston Quay by an excellent pub approximately 1/2 mile away. There is parking near to the public slipway. The Mountbatten water sports centre is nearby which offers tuition for all ages and abilities in several different watersports.
The house is situated on the south west coastpath so there are many walking options which can be punctuated by any number of independent cafes and pubs. Many walks can often link with ferry services around the area. For example a good circular route would be around Hooe Lake through Turnchapel and on to Mountbatten where a ferry could take you over to the Barbican at Plymouth. There is a regular ferry service from Cremyll to Mount Edgecumbe in Cornwall. This has a great park, a miniature steam railway, many eating options and Segway hire. A National Trust property within walking distance is Saltram House which has a good café.
There are also many bike paths in the area. The Plym Valley cycle track is a fairly gentle route for cyclists and walkers heading out from Plymouth towards Dartmoor which passes through lovely woodland. There is also the Dartmoor Way cycle route for more confident cyclists.
There are many great beaches in the area. For walkers Batten Bay and Jennycliffe can be reached within approx 30 mins along the coastpath. These are both pebbly with rock pools. Many lovely sandy beaches can be found a short distance by car. These include Whitsand Bay and Tregantle on the Cornwall side. A car ferry linking Plymouth with Torpoint makes them easily accessible. On the eastern side of Plymouth lovely sandy beaches can be found at Mothercombe and Bigbury Bay but there are many others.
The city of Plymouth has a lot to offer, there are famous historical areas like the Barbican and Plymouth Hoe . There are also many visitor attractions like the National Marine Aquarium, several theatres, music venues, cinemas, and the dry ski slope. The Life Centre has a range of indoor pools, a climbing wall, gyms and indoor sports halls. The Pavilions has ice skating as well as being a venue for performances. Supertramp trampolining centre is in Oreston, within walking distance of the house. Other indoor activity centres in Plymouth include Adrenaline at Derriford and Jump for younger children. There are riding stables at Wembury and on Dartmoor.
Plymouth does put on some special events over the year so its worth checking the whats on website. There is the National Firework competition held over a 2 night period in August. The fireworks are let off from Mountbatten breakwater and can be easily seen from many vantage points around the city. There are often concerts on the Hoe, MTV Ocean city sounds takes place over a weekend and the City of Plymouth festival is in August. The Royal William Yard often has art exhibitions, performances and outside cinema.
There are many great places to eat in and around the city. The usual chains are available but there is also a thriving independent sector.
Other places nearby: Tavistock is approx. 30 mins by car. It is a Dartmoor town with a lovely old indoor market. There are many independent shops. Totnes is approx. 45 mins. The Eden project is approx 1 hour away. Exeter 1 hour, Looe 45mins.

A great position right on the water so wonderful views from the house and south facing garden. An ever changing view as the tide comes and goes so great for water bird watching. Easy access for kayaks, canoes or supboards from locals slipway. Right on the southwest coast path so great for walking. Close to very good amenities. Comfortable well laid out house
