Bonjour, Que dire du retour de Ola ?? Décevant ,bien sûr. L'objectif depuis des années de location est de faire des séjours de mes locataires une réussite à tous points de vue, par la mise à disposition d'un bien entretenu en bon père de famille et avec des investissements réguliers. Soucieux du bien-être de mes locataires, je tiens à répondre positivement mais clairement aux propos mensongers émis par ce seul locataire. Dès la réservation, Ola a négocié le prix, arrangements, etc, et ce, durant tout le séjour. Deux choses sont exactes néanmoins, deux serviettes de bain ont été tachées lors du nettoyage précédent par de l'eau de javel, juste esthétique, ce qui sera réglé dès mon retour en juin. Pour le canapé, il en ressort qu'un locataire est venu avec un chat (interdit). Des petits trous et griffes ont été constatées, mais loin d'être déchiré et inconfortable. Un plaid a été placé sur le canapé en attente d'un nouveau prévu en juin dès notre retour. Pour les portes verrières (basse saison) il est clairement indiqué que les locataires ne peuvent les utiliser eux-même mais sur demande (pour leur sécurité). Je suis très attentif aux remarques et veille à régler rapidement ces dernières si je le peux. Ola ne note pas ,par exemple, le dépannage en urgence un dimanche après-midi (son fils a fermé la porte de l'extérieur avec les clés dans l'appartement), qu'Ola a refusé de payer. J'ai donc dû payer de ma poche. Mon gestionnaire de clés, mes voisins, m'ont poliment déclarés, que ces locataires étaient très compliqués, ce que je confirme. Jamais je n'ai dû retenir une caution locative. Malgré un état des lieux précis et des photos à l'appui, le locataire a refusé toute responsabilité (dégradation majeure). Heureusement , Abritel a étudié ce dossier et a tranché en ma faveur, ce qui résume un peu le tout.. La distance de la plage, les voisins et l'insonorisation n'ont pas changé, (résidence très calme) et n'ont jamais été mentionnés négativement. Ola a rapidement exigé dès son retour une compensation de 20% du loyer pour les quelques points notés ci-dessus, technique bien connue de certaines personnes pour réclamer un dédommagement. Celui-ci a bien évidemment été refusé par le site Abritel. Les appréciations positives avec un 4.8/5 témoignent de la satisfaction générale de mes locataires ,qui pour moi est la meilleure garantie de qualité en plus de ma disponibilité. Je vous attends donc pour un superbe séjour sous le soleil Espagnol. Salutations, Michel
