King John's House is an Historic Grade II* listed house, on the Dorset/Wiltshire border within the village of Tollard Royal. Offering luxury accommodation for up to 17 guests in 9 bedrooms. Perfect for family holidays or special occasions.

Set within 6 acres of beautiful gardens, formally arranged close to the house, then progressively wild as they merge with the Wiltshire uplands beyond. The view from behind the house takes in the ascending canal, a fountain and the spectacular folly. Walk the grass pathways past pleached lime and cypress trees. Relax with a drink in the exotic Japanese garden overlooking the fish that glide serenely in the ornamental ponds. A gas BBQ allows you to cook and eat al fresco around the chunky garden table then play a little croquet on the top lawn by the entrance. Be transfixed by the trickle of water from the ornamental waterfall. Once used for hunting, these grounds are now a place to track down only quiet contemplation and a sort of spiritual serenity.

The medieval entrance hall provides a wonderful reception area with its magnificent original fireplace and an unlimited supply of logs. Guests will be able to dine in style in the Tudor panelled dining room. The property boasts a large country kitchen with a traditional wooden table and range cooker together with warming oven and American style fridge freezer and dishwasher, the utility room is home for two washing machines a tumble dryer and large Belfast sink. In the adjacent walk in larder you will find two additional fridges and a wide selection of kitchen equipment and store cupboard essentials.

The television room with its 60 inch flat screen TV and extensive stock of DVD's offers a retreat for movie lovers. Guests can escape for solitary serenity with a book to the Butler’s House where you will find a comfortable seating area, two further bedrooms and bathrooms.

The magnificent drawing room on the first floor with its impressive wall hangings and welcoming large open fire allows a wonderful vista to the beautifully designed Folly at the Larmer Tree Gardens, this room is full of period features and perfect for entertaining and pre-dinner drinks.

Seven of the nine bedrooms can be arranged as zip and link twins or super kingsize. The Master bedroom provides a half tester canopy, kingsize bed, dressing area and contemporary en-suite with large walk in shower. For tranquillity and calmness treat yourself to a stay in the Japanese Pavilion situated just away from the main house this little oasis of peace nestled in the beautiful water gardens with it's own private sauna and shower will leave you refreshed and re-energised. There are nine bathrooms and en-suites offering a variety of showers and baths, towels and bedding are provided for all guests together with additional towels for the sauna.

There is also a travel cot and two high chairs if required.

Pets are welcome by prior arrangement at an additional cost of £25 per animal.

The Butler's House, which sleeps 4 guests, is included in the overall accommodation but can be booked individually.

A very merry Christmas
My large family and I stayed here over Christmas and we had the most wonderful time. The house is spectacular and full of old world historical charm and had been decorated with a Christmas tree and garland making it truly festive. There is the most wonderful dining room where we ate our holiday meal and played dinner games with a raging fire burning in the 1500s fireplace. We enjoyed walking in the surrounding area, going to the local pub, relaxing, reading books and disconnecting from our electronic devices. The kitchen was well equipped to cook for so many of us and the beds comfortable to retire to after a long and active day. Thank you to Becky who was wonderful and responsive to all our questions. We will definately stay here again as this home.

Fantastic historical place for a family meet up in the heart of Wiltshire. Plenty of room for guests and beautiful gardens. Would definitely consider revisiting this wonderful property again and exploring the lovely countryside.

King John's House is located on the Rushmore Estate. Originally a hunting lodge back in the 12th century, it is said that King John stayed frequently. The Estate has been in the Pitt Rivers family for many years.
