Welcome to Judd Farm – A Spacious Country Retreat on 33 Acres

Tucked into the rolling hills of Litchfield County, Judd Farm offers the comfort and character of a true New England country home—plenty of space, peace, and charm—just minutes from town. Located directly across from Judd Farm Day Camp, and part of the Watertown Country Estates collection, this large family home is the perfect place to gather for holidays, school events, reunions, or quiet escapes.

We’re just a short drive from Taft, Rumsey Hall, The Gunnery, and Westover—making Judd Farm ideal for school visits or extended family stays.

Room to Breathe, Room to Gather
With 4 large bedrooms upstairs, a library that sleeps 2 more (with full-size beds, a study table, second TV, and sofa), and common spaces including a family room with a raised-hearth fireplace and a living room with a piano and sleeper sofa, there's comfortable sleeping and hang-out space for up to 14 guests. With prior planning and approval, we can sometimes accommodate a few more.

While the setting is pure countryside—33 acres of open space, trees, and privacy—we’re only 10 minutes from downtown Watertown. You’ll find four grocery stores nearby (two deliver), a variety of great restaurants offering pickup and delivery, and Bantam Lake just a short drive away for a refreshing summer swim.

Dining and Entertaining
The French country-style dining room seats six comfortably, and more with folding chairs in garage and around the house. The hutch is stocked with linens, platters, and serving dishes for everything from casual meals to special celebrations. The kitchen has updated appliances (as of summer 2021), and you’ll find it fully stocked with the essentials for cooking, serving, and hosting.

We’ve also converted part of the garage into a bright, spacious banquet-style area that can seat up to 30 people—ideal for small events, reunions, or group dinners. (Use is subject to prior approval and local regulations.)

Outdoor Living
Step outside to breathe in the fresh country air. You can explore the land or head down the unimproved road along Route 132—great for peaceful walks or bike rides. In the garage, you’ll find a gas grill, banquet tables, and extra chairs for outdoor meals or evening gatherings. Under the tall trees, there’s shade in the summer and endless sky at night for stargazing around the fire.

Access and Arrival
The easiest way in is through the garage—especially in snowy or rainy weather. You’ll find a lockbox on the left garage door (keyed for the right side), with two keys inside. One unlocks the garage; the other opens the side porch door. Just note: there’s no walkway yet to the porch, so in wet weather, we recommend using the garage entrance. To lock the garage from the outside, just lift and lower the door slightly before securing it.

Beautiful Stay in Watertown, CT

This was a lovely stay at this farmhouse with a lot of beautiful, old-fashioned character. This was a work stay for our staff. We had an event in Bristol, CT with a bit of a layover and we really enjoyed the down time. Town was close enough to get anything we needed. We would stay here again if in the area.

Beautiful area

The house is well equipped, is able to accommodate a large amount of people, and is on a beautiful piece of property. The beds are comfortable and each room has a window fan, there are 2 air conditioners throughout the house. The bathrooms do need to be updated with new toilets but the 2 and 1/2 bathrooms are wonderful! It was a pleasant stay for our family reunion and the owners were more than accommodating and thoughtful. We would stay here again.

I'm glad you enjoyed our family home. We've just reinstalled a shower door in the upstairs bathroom. It adds more light to the tub area and keeps water off the floors. The toilets are the old American Standard one piece units before water conservation toilets hit. Once again thank you for staying with us.

We needed a place to stay while doing day hikes on the Appalachian Trail. This house served the purpose well. Brighter lights in the kitchen would be helpful. Locks on the bathroom doors would be very convenient.

Christmas with Family

We recently sold our house and are currently renting a small place until we find the right place for our family. We wanted to have room for the family on Christmas Eve for our big dinner and have a nice cozy spot to wake up to in the morning. This house provided us with everything we needed. We had wonderful fires in the fireplaces and plenty of room to stretch out and really enjoy the Christmas magic. There are some updates that could be done but as long as you're not anticipating a brand new house, this place is wonderful! We had a last minute change with our pups, asked if it was ok to bring them, got an immediate response of yes, and just had to pay the pet fee. Super easy to work with, lovely home, great back yard, and it's stocked with just about everything you need. Should we need a place again, this is the one.

What a Dump

Everyone that stayed overnight developed a sore throat. The curtains, beds, pillows, carpets and chairs smell like dusty old decaying fabric. The basement and yard is flooded. The well water coming out of the tap smelled. The house was not ready at check-in time. If you use the microware, don't look up. Plan on sleeping with the windows open. We paid for "professional cleaning" but we still spent more time cleaning than vacationing.

Paul and I were blindsided by this mean-spirited review. Our check in time is 4:00, and the guests arrived at 2:50 complaining they wern't feeling well and had to take their medications and lie down. Under the circumstances, we allowed them early check-in, explaining that we still had tasks to complete if that didn’t bother them, and they cheerfully agreed. We were removing AC units from the windows at their specific request, assembled a new fire pit that they also specifically requested, we sat with her and showed her how to navigate to her favorite TV channels and told them both (as we do with every guest), “If you have any special needs or discover any oversights, we live 5 minutes away and will make it our priority,” as we left (on schedule, 5 minutes before 4pm check-in). That week, we received 4 inches of rain in one hour from a hurricane and reached out, they assured us everything was fine. On checkout they left a threatenting note that they "cleaned," didn't want to pay the cleaning fee, and would otherwise leave a bad review, so we can only leave it up to the reader's imagination why this review is the only negative review we have ever received.

A Week of Sisterly Togetherness

We are five sisters and we decided to spend a week reconnecting with each other. A family-style house was needed to accommodate us and be our base. This house seemed perfect with five rooms and six beds to choose from plus 2 and a half baths. Of course, when you have this many people someone is bound to complain about something. One sister was too cold most all the time, while another was too hot! Some found the beds very comfortable and others found them only tolerable. On the plus side the house is lovely and comfortable in a “reminds me of my childhood” sort of way, and it’s equipped with many useful amenities and appliances. On the minus side we can list finicky locks, a smart-house thermostat that’s remotely controlled (so you have to request it be changed instead of doing it as needed), fluctuating water pressure in tub, showers and sinks, and a badly out-of-tune piano. Also, the drapery cords at most windows are scary being too long, broken, only operating one side of a double drape etc. Overall, as adults we enjoyed our stay and would recommend this property. Don’t expect perfection, but if you’re comfortable with a homey vibe and a little traffic noise you’ll have a good stay.

We are delighted you had a wonderful stay and were able to reconnect with your sisters! It is a family property and we always feel great about families enjoying it together. That's just as it should be! Like all properties, there's always ongoing maintenance and improvements, and we are proactive about that but also rely on our guests' constructive input to guide us where we need to put in more effort. The "smart" thermostats were just installed, and only one zone (the entry porch) is restricted, but all the other zones are user-controllable. Since your stay, we have replaced all 16 doorknobs and strike plates, and the traverse rods are on the to-do list. Apologies about the piano, which is easily overlooked by us non-musical types, but we will tune it up for guests who know better!

PLENTY OF ROOM - PARTY OF 7 ADULTS

Lovely property with plenty of room inside and outside. We used it as a headquarters for daily driving trips to Vermont, New Hampshire, Maine, Massachusetts and Rhode Island. The trip to Maine was a little long, but the other destinations were within reasonable driving time. We didn't even use the living room, since the dining room and TV room, along with the kitchen and bedrooms , met our needs for the little time we spent in the house. The house can easily sleep more people and provides a lovely setting for a family get together. I can even visualize a small wedding party on this property. We had only one problem and that was solved the same day we notified Faye.

Judd Farms

Quaint and cozy despite its generous size, this farm house served our family perfectly sleeping two grandparents, four parents, and six grandkids comfortably in five big bedrooms. The kids loved the space, exploring two stairways to the upstairs and the field and woods surrounding. A sitting room complete with baby grand is set off from the rest of the house for those needing a little privacy from all the happy commotion. Nothing is perfect: it’s old and needs updating; the downstairs bathroom fan needs repair, and the piano needs a major tuning. But all in all it’s a magical place and will be our go to, whenever we visit.

Pretty spot-comfty home

We had such a wonderful time here and being able to park our large trailer in the driveway was a must for us. The property is beautiful and Watertown is a great spot! Appliances work well, but could use some updating-a coil on a burner had disintegrated when we used it, and the shower was difficult to keep in shower mode, but the place is splendid and it’s a cozy quante spot to enjoy family comfortably.

As the saying goes - “No good deed goes unpunished!” Giving us 3 stars? Shannan McDowell and husband/boyfriend booked the property for a week. They had no reviews. They asked if the house was ready the night before checking in and I offered them the opportunity to drive through from Pennsylvania to the House. Otherwise they told me they we going to sleep in a Walmart parking lot! “Oh gosh” I said “Don’t do that just come tonight because the house is ready for you! “ 1) They did not tell me they were pulling a 20+ foot trailer which they were living in! They also felt it was O.K. to plug into the house utilities to run the trailer. 2) They paid a pet fee for 1 dog not 2. 3) Check out time is 11:00. I arived 11:30 and was greeted by an angry pity bull that the owner retrieved with the second one coming over to check me out. I stayed in my car. 4) I didn’t question the trailer, the umbilical cord to the electricity, the extra dog, but the 2 other beds that were used for guests that they didn’t pay or disclose were coming? That upset me! I was a bit curt. “Oh we just had some cousins come!” Shannon said. 5) They did not tell me they melted the stove element. It wasn’t discover till right before the second group of guests showed up Nov. 6th. I asked our appliance technician about this: “Stove elements go bad when they are turned on high and left without a pot to conduct the heat.” That is $58 that I will not see since the deposit has been returned. They notified me in a review! 6) They reprogrammed the thermostat to be 78 with it turning 85 degrees at 10:00 p.m. The week before their arrival I put 475 gallons in for $1350. That galled me! 7) As for their complaint about the upstairs shower. The knob needs to be pulled all the way out and adjusted or the diverter will revert to the tub spout. You need water pressure to run a shower. These guests were young and frugal but not honest with booking the property. They should of told us of the trailer and hook-up, They should of paid us for the extra guests They should of paid us for the extra dog They should of paid us for the stove element instead of bringing the issue up in a review 2 weeks after the fact.

Excellent for small reunion

The Judd Farm House was exactly as advertised, a large farmhouse with enough room to accommodate a decent sized group and give them a place to connect. Everything was clean and comfortable. The bedrooms were large enough for parents and children to share. The Smart TV with Netflix was helpful as a last option to keep the kids entertained. We were able to use the kitchen to cook a large breakfast both mornings and the grill was able to feed the whole crowd. We had an excellent time and Faye was responsive and helpful throughout the entire process. Thanks again!

Charming, roomy, comfortable property and we enjoyed our stay. Some minor fixes needed. The main bathroom shower/bath button does not hold for a shower, one shower door is off the slide, and the other is stuck. The toaster grill should be replaced because it does not work at all.

Thank you for your four-star review. We strive to provide a five-star experience and wish you had given us a chance to exceed your expectations by reaching out to us with any concerns you had during your stay, rather than detracting a star. To address your concerns individually, the toaster oven has 3 knobs, a function, a timer and a temperature. It is fully functional, but we observed the temperature was set to “0,” and unplugged. We addressed this with some further explanation in our home manual so guests will not repeat the experience. The shower diverter is also fully functional, although (like any diverter) it may not “divert” if the water flow is very low, so we will also recommend in our home manual that guests turn the water volume up to assure they do not repeat your experience. Last, the shower enclosure has a towel bar, which is not load-bearing to the extent of a handicap grab bar. It appears a guest exerted a great deal of force on the towel bar causing the shower door to physically separate at the corners and distort. This did indeed cause the shower enclosure to bind, and was able to be repaired to it’s original condition by realigning the frame. We apologize for any inconvenience and thank you for your constructive input, although we wish you had reached out to us during your stay instead.

Great Gathering Place!

Faye's home was perfect for our Mother/Daughters gathering...plenty of room to relax, comfortable beds, nice kitchen and quiet location. And CLEAN! Nice big TV, although we didn't watch much. It was too cold for us to enjoy the new deck...maybe next time! Faye was responsive to questions, and gave us suggestions for shopping for fresh fish. (Salmon was delicious, Faye - thanks!) Would definitely stay here again!

February sojourn in Watertown, Connecticut

Myself and my husband and five of our closest friends spent a lovely weekend in this spacious and comfortable and beautifully furnished home. This home was especially delightful since all of the bedrooms were equally appealing with large windows and high quality linens and comfortable mattresses for a restful sleep. We prepare all of our meals and everything we needed was available to us, including pots in excellent condition, and stemware and a dining room filled with ambience from the picturesque art work that made our dining experience that much more special. The living room with a large screen TV had Netflix and Amazon and there was ample seating for all of us to watch movies in a roomy and restful setting. We had a slight technical problem with the server connection but one phone call to the caretaker was made and it was immediately and graciously taken care of. We hope to return to this home in the Fall as it more than satisfied all of our needs and exceeded our expectations.

Thank you for such a wonderful review. We have since upgrade the kitchen stove cooktop, refrigerator, and ovens along with adding many small appliances such as a waffle maker, electric mixer, hot water pot, crockpot and an air fryer . The internet has also be upgraded to facilitate guests working remotely. There is also a new TV and couch in the library area.

While putting the house together for short term rentals I discovered the beauty of the porch area or AKA the mud room. It is beautiful to watch the snow come down or spring arrive in this sunny warm room.
The kitchen is very functional and efficient for feeding a crowd. Every body loves to be in this warm inviting kitchen.
