About this property

Relax in this delightfully spacious 1070 square feet central apartment on the ground floor of the owner's 120 year old palazzo.. The apartment, just in front of the town's ancient 15th century walls, features a large private secluded garden ideal for al fresco dining (for your use only). All previous guests have enjoyed the homely and welcoming atmosphere. The ancient walls make it VERY cool in the summer. Guests have never complained about the heat! The neighbourhood and town is very safe and there is safe parking outside. WIFI. We can only accept a minimum of 3 nights in August.

A car is not necessary you can use public transport to most places. THERE IS A BUS FROM ROME AROUND 2 30PM THAT ARRIVES IN SANSEPOLCRO. FOR YOU JOURNEY BACK TO ROME THERE IS A BUS AT 7AM THAT GETS IN AT 11AM. SOME DAYS THERE IS ONE AT 4.30PM TOO.
WE CAN PROVIDE DETAILS

The large open plan sitting room has high ceilings and four very comfortable sofas, stereo, tv (netlix and amazon prime) and a very wide selection of English DVDs and books. It leads into to the dining room with its seating for six people and a cosy fireplace.. Sn extra double sofabed is nearby for more guests/children. We have just added another single sofa bed. An extensive selection of books, guides and maps is on hand.

A solid oak custom-made staircase leads to the mezzanine (gallery) bedroom with built-in wardrobes and plenty of cupboard space, queen size bed ( 63 inches wide by 79 inches long)-
Please note there are stairs to the bedrooms so if you need the bathroom during night and have mobility problems this could be an issue. The kitchen is fully equipped with a 4 ring electric stove, new oven and large fridge-freezer, microwave. As well as a kettle, toaster, American coffee maker you’ll find everything you need for your first night (milk, coffee, cereals, pasta, wine etc). There is a shower room and small bathroom (with toilet and sink) on the ground floor. The bedroom is a galleried bedroom reached by a few stairs (10 steps or so). We are happy to do any required shopping for you before your arrival. Can also take guests without a car to nearby supermarket. Utility room nearby where you can use the washing machine, ironing board etc.

The apartment is in the heart of Sansepolcro, literally two minutes ON FOOT from the historic centre and all its many excellent and affordable restaurants, shops and bars. We can provide emails of past guests from US, Australia, NZ etc so you can get an independent view on the lodgings. Trout fishing possible in the nearby lake of COSPAIA. Ask for details. MOUNTAIN BIKE HIRE WITH GUIDES AND DAY TRIPS ARRANGED.

Beautiful Spacious Garden Apartment

I was so lucky to find this gem! It is a very spacious apartment in a very beautiful building. Lots of room to entertain. The kitchen was well equipped, the space was very tidy, and the loft had a comfortable large bed! I enjoyed sitting in the garden and relaxing in the sun. I also was able to walk to all that beautiful Sansepolcro had to offer. During my stay the weather was very warm but this apartment stayed cool all day long. The host, Louise was very friendly and incredibly helpful. Being from the US and not knowing the language, she helped with any communication and planning that I needed as well as always being available and informative. Would definitely recommend this place for a stay in Sansepolcro!

So Glad We Found This Apartment!

Cannot say enough good things about this apartment, and hosts Franco and Louise. It was so much nicer than we ever dreamed, and the price was fantastic. Very clean, comfortable beds and sofas, well-stocked kitchen, fantastic location. We felt so comfortable there that we hosted a dinner party with our daughter's college professor and it couldn't have gone better. Numerous cafes, shops, and two large grocery stores within walking distance. Local outdoor market on Tuesday was fun! Franco actually picked us up from the train station in Arezzo on Friday afternoon when we arrived. Super hospitable and generous hosts. Highly recommend this apartment.

What makes this property unique

Property is in an ideal position as you can walk to the centre with shops, restaurants in 2 minutes and there is plenty of parking just outside. This is a unique benefit not easily found elsewhere. If you are coming for a long stay an English speaking person on hand to help with any problems (e.g. health etc) can be a real plus point.
