The fireplaces are ornamental and are not in use. Waterley is a non-smoking holiday cottage and we regret that we are unable to accept pets.

Nice house. Situated in a great location. Easy walk into village and access to all amenities.
Only downside was bringing ALL bedding. This was not a surprise and was well documented by the owner and I was happy to do this in exceptional covid restrictions but would put me off booking again if it remains in place in future years.
we had a brilliant time the cottage was fantastic the visitors book was excellent with very clear instructions and useful advise
it was a wonderful experience to look out of our bedroom window to see Cows and ponies and even a donkey one day a wonderful week would defiantly recommend the cottage we will be back

The cottage is very comfortable and in a very pleasant quiet location overlooking a common often occupied by horses or cows. The village centre is a very short walk away with a good selection of shops and nice places to eat.
Having to take all our bedding was a bit of a nuisance and would certainly be prohibitive if you were making your way there on public transport! I can understand why Ann made a decision to request this, but there are ways around it and I think most people are getting a bit fed up with COVID given an excuse for a reduced service.
Overall though, it’s a lovely place, and we’d definitely go back there.

I'm glad you enjoyed your stay at Waterley and want to come back, we'd love to see you again.
Unfortunately Covid has not gone away yet and new cases are high so for the time being, certainly over this winter, I feel obliged to continue my no bedding policy, which is designed to keep both my guests safe and protect my staff. The policy is under constant review and as soon as it is practicable to do so will be changed.

Delightful stay in character cottage! Quiet and secluded and lovely to be within walking distance of everything we needed in Brockenhurst with ponies & foals outside our front door! Loved it!
Great location, close to the shops but not noisy, bright and spacious rooms.
The owner was very helpful before and during our stay. The cottage was spotless, all the bits and pieces we needed during our stay were available, and we even found chocolates and wine waiting for us. We will definitely be back.

Great stay in Ann's immaculate and clean house. Beautiful location overlooking the green - opened the curtains and the New Forest ponies were grazing right outside.Would recommend and hope to come back soon!

Comfortable and very well equipped accommodation in great village location. Straight out on the bikes into spectacular scenery and woke up most morning to ponies grazing on common outside front door
