Bedroom 1 (Tissington): With zip and link kingsize bed (can be 2ft 6in twin beds on request) and en-suite wet room with shower, toilet and double basin.
Bedroom 2 (Haddon): With double bed, beams, French doors leading to garden, and en-suite with walk-in shower and toilet.
Bedroom 3 (Sudbury): With double bed and day bed.
Bathroom: With shower over bath, toilet and heated towel rail.
First Floor:
Living room: With multi-fuel burner, Freesat TV, DVD player and a selection of DVDs, board games and books, beams, vaulted ceiling and oak floor.

Set in a spectacular location on the edge of the Peak District National Park, with views over beautiful open countryside and Bradbourne Brook. A charming property appointed to the highest standards throughout. It is situated in such a beautiful location, with scenic walks and cycle paths a short distance from the doorstep. There is a private paddock by the stream, just a short 5-minute stroll away, where you can enjoy picnics, play ball games and simply just relax.
There is so much to do in this area. Take the footpath by the stream which joins the High Peak and Tissington Trail, then further on to a path leading to Carsington Water. The walks are endless and depending on ability, you will find stunning mountains, hills and valleys to explore. Some of the finest country stately homes in England are within easy reach, including Chatsworth House, Haddon Hall and Tissington Hall. Additional popular villages and towns are also within a short distance including Bakewell, Eyam, Ashbourne, Tissington, Thorpe and Buxton.
A variety of activities are available by arrangement with the owner, such as clay pigeon shooting, quad biking, treasure hunts and much more. Horse riding can be found nearby at Tissington and Netherton, and Ashbourne has a golf course. If you really fancy treating yourself whilst on holiday, perhaps hire a private chef, or enjoy a cocktail or cooking class. Shop and restaurant 5 miles, pub 1 mile.

We had a great stay at Waterside Barn.
We had a great stay at Waterside Barn. It began with the welcome emails and information provided by Sophie, nothing was too much trouble. She even arranged to have the barn decorated for Christmas for us. The barn is lovely, the garden amazing & the neighbouring pheasants one of the few noises you’ll hear. It was a lovely crisp winter weekend when we stayed, I’d love to come back and see the views in the summer too. We had a great weekend & would love to book again in the future.

The barn is amazing.
The barn is amazing. We were 4 couples celebrating a 60th birthday - we all loved every minute we were here. Wonderful location, you can walk or cycle from the barn. Plenty of parking. The barn is beautifully appointed with fabulous décor and so well equipped. Everything we needed was provided. We arrived to a welcome basket full of yummy locally goodies which was really appreciated. The hot tub is fabulous and in the summer the garden area would be amazing for a cheeky drink and BBQ. A great place to celebrate a birthday - we will be back.

The cottage has a fantastic location, and is within easy reach of many of the Peak District walks and countryside. The facilities in the cottage are first class, with a hot tub out side which enjoys a lovely view over the well kept garden and grounds. The hot tub could be enjoyed all year round. The layout of the cottage makes it ideal for 2 to 3 families, where the rooms and on-suites are in distinctive areas of the cottage, which is achieved without losing the cozy feeling of the whole cottage There are two large communal areas downstairs and upstairs that work very well. We had a brilliant time at this 'little gem', and would gladly return to stay there again.
