ATTENTION! As you scroll through recent reviews for all of Beachside Villas you will most certainly notice some comments concerning construction on property. We are super happy to say that ALL construction on site is complete as of 02/14/2023, BSV is ready for the upcoming season! The entire complex received a nice fresh look including: new siding, new windows, and new sliding glass doors. in a few short weeks inspections and punch lists will be complete. we look forward to hosting your spring break, summer, fall break, and winter breaks this year. thanks for taking the time to read and have an amazing rest of your day!

Newly updated in 2022, 3 bedroom 2.5 bath condo located in a family friendly quiet complex. This condo is a short walk to the beach. We offer full access to these on property amenities: tennis court, shuffle board, observation deck overlooking the lake, 2 swimming pools that are heated during select times of the year, as well as ample grassy areas for enjoyment. It is just off the beating path yet still close to everything offered by 30A life.

Great place to stay!

The townhouse was clean and located in a area that is not crowded. The beach is a short walk in spite of the private beach controversy going on in 30A. I highly recommend this property and the host could not have been nicer and more willingly to answer my questions and concerns.

Beachy decor and close to beach

Condo was well stocked & offered extra beach chairs and floats! We were there during the busy season, the rugs were a little dirty and we had an issue with the keys/locks, but property manager fixed fairly quickly. Overall great location and we all enjoyed our stay.

Great getaway by the beach

A hidden gem- this condo was steps away from the beach and also located right next to the complex’s pool. The property manager has excellent communication skills, and was extremely helpful from the booking process through to the check out. The condo was clean with great appliances, fresh white towels, clean comfortable beds and a kitchen that was well stocked with all the dishes we needed. This condo is situated in a beautiful, quiet, friendly and safe location. Parking was easy. I would definitely stay here again!

Perfect for families

This location is perfect for families with young kids. The condo is clean and stocked with everything you need, including a beach umbrella. The beach entrance is immediately next to the condo parking lot. It is any easy walk for all ages. There are also two showers on the boardwalk to rinse the sand off of your feet and beach gear. We also enjoyed one of the two swimming pools located on the property. We had a relaxing vacation and will be back soon!

The beach for the condo guests is more than 1 minute walk due to houses with private beach fronts. There also was not a queen bed and a single in the 2nd bedroom, it is a double and a single bed in that room. Besides those two items, it was a nice condo.

This was a pleasant surprise. We have been to the 30A area many times but have never stayed in this area. We were not sure what to expect between the lakes. It was so gorgeous and tucked away - steps from the beach. It was close enough to everything but, fortunately, out of the chaos. We could ride our bikes in either direction to Seaside or Seacrest or just relax where we were. The condo was very well-maintained. You can tell it's someone's home and not an investment property. It had enough furniture without any extra clutter. You can see the special attention to "space" in the way the flat screen TV is hung to accommodate modern technology without cumbersome furniture or dated tube TV. The kitchen had plenty of everything and not just pieces of random silver, glass, or dish ware. I appreciated the actual pantry to put our groceries in and not having to jam everything on the counter tops. There is a Keurig for those who prefer and if you're like me, they have makers that can brew full pots. The bedrooms were good-sized and very clean. The bathroom set-up was very nice and unusual for this size condo. The second bath has 2 toilet/sink areas with a joining shower area. This was very conducive to allow multiple users access. The unit even has beach chairs. There is a HE washer and stacked dryer that worked great. We also really appreciated the patio - mostly private and very relaxing. There was plenty of space for our whole family to hang out on it. The property has 2 pools and tennis courts. I would highly recommend this property and especially this condo. All in all, it was a very nice place to stay. If we get the chance, we will definitely be a return visitor.

Good for our needs

Good location close to lots of things. We got the location to be close to be beach, but due legal issues, beach access wasn’t as seamless as I’d hoped. It was a minor inconvenience. Having the pool was nice and the condo was comfortable.

Family Vacay

Carolyn’s place is nice and spacious She has a closet with floats, chairs, boogie boards, etc. that was great to use and would work nicely if you are flying and can’t bring those items. The walk to the beach is decent (about 5-10 minutes) and there is a golf cart that will shuttle you. I’m not sure how early the cart starts rides but the last one is at 4:45 so if you stay past that you have to walk all of your things back. Make sure to get the drivers number so you can call to be picked up from the beach. Our only “complaint “ is that you can’t set the A/C below 76. We ran the ceiling fans day and night. Overall we had a nice stay!

Great family rental

This was a great place for my husband, 2 daughters, and their friends to get away and recharge. Although the beach walk is really 5 minutes instead of 1 due to a legal dispute, the leased beach area for the complex is beautifully unique. It is where the lake enters the ocean and creates a magical place for kids to play or to simply read a book and relax. Walk was easy and the complex has a golf cart that runs back and forth every 10 minutes. I would recommend they keep the beach lease if they can. Condo is close enough to the activity at Seaside and along 30A, but off the beaten path for a little peace. The property was clean, had easy instructions and contact information, big enough for each of us to have our own space and was a good place to hang out on a homey evening. Only small complaint is the lack of insulated floors. We heard every movement of the apartment above us. It was a small annoyance to what was otherwise a great stay.

We had an amazing time in this beautiful place. The beach is just perfect. And the apartment was perfectly clean and well equipped. It is just a few steps from the beach so you can go for a walk early in the morning or at evening. My family and I had a great time.

Carolyn always responded to my questions promptly! Her property is a very kid-friendly location with easy beach and pool access. We really liked the layout of the condo which had three bathrooms and two showers. The kitchen was well-stocked, and the living room was comfortable and spacious. It was a great place for a multigenerational getaway. We would definitely like to stay here again!

Home Away From Home

This property was comfortable and homelike. It was bigger than it appears in the photos. Pool was a great respite, never overcrowded. The only problem was the provider of beach chairs never returned our texts or calls. We got another company to rent us chairs and it worked out. Golf Cart Driver was always there and gave great service to the other beach. The stay was trouble free and relaxing.

Great short getaway!

This is a very clean, large, cute condo in a great location. The host was very easy to rent from and provided everything as stated. Seagrove has restaurants and everything you need. Seaside is a short drive one direction and a cute family area, The Hub, is very close the other direction. I would totally recommend a stay here!

The beach was beautiful..

We loved the beach, was a bit of a walk so a bit different, and or changes due to beach dispute. Golf cart rides given in the day Thought we would have view of ocean just depends on the condo that you get but didn’t have to cross a road or anything. Can’t beat the 30A area ever, between Panama and Destin, can’t wait to come back.

Great place to stay other kids

This was a great location right by the pool and by the pick up to the beach. The balcony closet had all kinds of good beach toys, boogi boards, etc. the kitchen was fully stocked with appliances and the fridge held a great deal. We never had to wait over a minute or two for the pickup which goes back and forth to the beach from 9:00a-5:00p. It was a great stay!

Perfect place

This place was super clean, and perfect for what we needed. Plenty of space. The private beach that BSV has bought is absolutely perfect for kids. It flows into a lake so you have a huge area of calm water that's knee high for the kids to play in. Then you also have the big waves of the ocean just to your left if you want to play. We enjoyed this area.

Perfect location, but a few missing pieces

I rented this condo because there are very few listings that offer enough beds for everyone in the family to have their own bed - and this place definitely delivered on that. My spouse and I traveled with our four small people (8,7,4,2) — and reviews indicated this is a family friendly rental. Which is where we ran into our first snag: we had arrived just before 6am and while we did haul in all our things upon arrival, we were down on the beach by 6:30 to enjoy the sunrise. I received a call at 9:30am from the owner that there had been noise complaints, specifically children running. At this point, we had spent maybe one total hour in the condo. The owner was very clear that quiet hours begin at 10pm, as if we had been making noise all night. On the refrigerator there are many rules and regulations posted, one is that the condo observes 10p to 7a “quiet time.” I would have appreciated knowing this prior to arrival, or ideally, prior to booking. We spent the rest of our time in the condo shushing the children. The provided information emailed from the owner appeared to be a message emailed and forwarded and updated and resent. The provided pool code was not correct, which we only learned when trying to use it. Other residents/guests gave us the correct code so we were able to use the pool advertised in the listing. There is an open lawsuit(?) regarding beach access on direct access/private beach, but none of it really made sense about where we were supposed to be and where we were not supposed to be. Fortunately, no one really seemed to care where anyone was and it didn’t really matter, but I’m surprised there is not information available in the listing regarding limited beach access due to an ongoing lawsuit. The towels are plenty, which is great. There aren’t many rugs and tile floors so it got slippery pretty quick and we had more than one wipe-out during our trip. Of four sinks (one kitchen; three bathroom) there was one partial bottle of provided hand soap. The pantry and fridge were pretty well stocked from previous guests, so check that out before you hit the store to stock up! The selection of plates and pots and pans and serving baskets/platters was extensive, which was fantastic. The place is visually very tidy, but we (the toddler, specifically) found dirty socks, toys, and old food under furniture which was a little unsettling. The master bathroom vent light was also out. Perfect location. Many beds. But be quiet
