Tucked away in the peaceful and star-filled Rancho Real canyon, this 1,700 sq ft home enjoys private riverfront access, perfect for floating, fishing, or simply soaking up the sun.
Ideal for friend groups or families, the home is designed for memory-making with various indoor and outdoor games and river recreation steps away. Whether you’re stargazing, listening to the call of whippoorwills or spending a lazy day by the river, Frio Déjà Vu is your home for unforgettable Hill Country adventures.
Although riverfront, the home is safely outside the floodplain and has never flooded.
Garner State Park, Lost Maples State Park, Concan, and Leakey are all just minutes away, and the property is located off FM 336 — one of the renowned "Three Sisters" scenic routes, a motorcyclist and nature lover's favorite. Bikers welcome but please note there is a water crossing on the way to the house.

We are a family of 6 who love all things Texas especially the Frio River. We enjoy traveling and making memories at Déjà Vu. The home has been shared with many over the years and many have returned, hence the name Déjà Vu.
Why they chose this property
This property was originally the home where a great family of five were raised. In 2016 we got together and bought the property to keep it in the family. After over a little over a year of hard work, blood, and sweat we have what you see now. We love to share this gem with others to make lasting memories with friends and family.
What makes this property unique
Probably one of the most unique things about his property is the seclusion. Out here the lack of light and noise pollution is amazing and hard to describe without experiencing. Having all that and the benefit of the Frio River and the proximity to places like Garner State Park, Lost Maples State Natural Area, and Concan make it all so appealing.
