*Comfortably furnished and well equipped bungalow for a family holiday. There are 3 bedrooms, a lounge/diner, small kitchen and a bathroom. *Kitchen area has a built-in electric oven and separate hob, fridge with ice box, large microwave, toaster, kettle and all utensils needed. *There is a good sized decked area with glass panels enclosed with gate and outdoor table, parasol, chairs and cushions. There is also a sheltered alcove with additional bench seating and small table. *The property is tucked quietly away with good access to many of Suffolk's treasures. *There is an onsite bar and restaurant overlooking the Marina. *Nearby is a train station, adjacent to site with quick access to Lowestoft and its excellent beaches and Beccles. Easy access to Southwold and Kessingland by road. A second train station is located within 10 minutes for access to Norwich and Norfolk. *There is an indoor heated swimming pool and sauna on site which can be used by guests (please ask us for costs). We can also advise details of costs when booking. *The lounge/diner has a TV with Freeview and DVD player and selection of board games and DVD’s. *There is an electric shower over the bath. Liquid soap, washing up liquid and a couple of toilet rolls are provided. A welcome pack contains a small supply of instant coffee, tea bags and biscuits. There is also a cafetière in the kitchen (please bring your own ground coffee). *All bedding is provided but sorry, WE DO NOT PROVIDE TOWELS. *Free WiFi available via mobile WiFi router - included in cost. *There is ample onsite free car parking available in car parks on the site. *Nearby, you can walk to the lovely Carlton Marshes which has a visitor centre and wildlife trails. *Nicholas Everitt Park is a stone’s throw away with children’s amusements, tennis courts and access to Oulton Broad for boating day trips or to watch the various yachts, boats and other activities taking place there. *PLEASE NOTE: We DO NOT accept pets on the premises.

Lovely lodge. It had everything we needed in the kitchen and the lounge was nice and cosy in the evening. The bedrooms we of a good size and suited my husband and I and our 3 grandchildren perfectly.

We had a super stay at this property. The location is great, walking distance to restaurants and pubs, short drive to the beach and we had a lovely walk to Carlton Marshes.A bonus is being able to use the shared pool on site.Accomodation was clean and comfortable, and we really enjoyed sitting on the seated decking area.Would return again.

Our famil group aged between 10 - 80 had a wonderful family break here to start the Easter holidays. A beautiful, clean, well kept bungalow and Park. We enjoyed walks by the river and marshes and a day trip by train to lowestoft

42 Broadlands is a lovely holiday home, very comfortable and very well equipped. Situated in an attractive setting on the edge of Oulton Broad it is ideally located for visiting the local area.
The booking process was simple and the hosts were very helpful and welcoming.

This was a lovely, very peaceful holiday, the accommodation was clean, well presented and had everything necessary for your stay (slightly old fashioned but so are we!!). The site at the marina is very well managed and very quiet (no cars racing about and the grounds cared for). We would happily return here again... Thank you Graham and Jan.

A last minute decision helped us find this gem. The bungalow was clean and tidy with plenty of space for us all and some nice little welcoming touchs. The site was well kept with great food and service. There was easy access to the amenities and the beach was close by. The hosts were incredibly welcoming and gave us plenty of info in advance to help our stay run smoothly. Would thoroughly recommend to others.

Lovely little lodge, great location being a short drive to Lowestoft or Great Yarmouth beaches and attractions. Well equipped kitchen with everything needed with bedding provided. The welcome pack of tea, coffee and biscuits was a really nice touch. The holiday park itself is spacious with lots of space for kids to play/run around. Nice bar/restaurant and pool on site. Great comms from hosts all through the booking process. Would highly recommend 😊

Can't fault the property, well looked after and plenty of room for all, bedrooms are a good size,property is set in a quiet location with easy access to resraunts bars and parks, the bar / resteraunt serves some good food and drinks., theres also lots of things to do on the broad which is just a short walk away, day boats paddle boards erc. Cant definitely recommended this prooerty and will be returning in the near future.

Excellent location. Bungalow was comfortable, although the double and single beds less so. A visit to Asda to purchase the cheapest mattress covers resolved this issue. The patio furniture was fine, but had not been properly cleaned - there were cobwebs over the seats. Again, quickly resolved by a quick wipe down, so no major problem. Internally, the bungalow was very well presented - clean, comfortable and a very well stocked kitchen. A pity about those two issues, because it is a really nice bungalow in a wonderful location. But they did not spoil our time and would not prevent us from coming back.

Unfortunately, the patio furniture is prone to cobwebs due to the location of the bungalow ( close to the marshes) despite trying to keep it clean. The bungalow was very clean and comfortable and the owners were great at answering any questions we had. Location was great and the facilities in the Marina park were good - we used the park and the pool.

The property is set in a quiet location but in walking distance of local restraunts and takeaways, all serving nice food,we would recommend that you book the Quayside Restraunt in advance, we had the Sunday carvery which was excellent and the bar has a good selection of Ales, the chalet was very comfortable,clean and roomy, the patio area was great to sit out on and there's plenty of room for the kids run around and play, especially the little park adjacent to the property, WIFI was excellent, the site was kept very clean and there was always someone tidying up.
The hosts, Graham &Jan, kept us posted before we went on our stay, we will be recomending to our family and friends.

Thank you for your lovely review of the property and surrounding area. As you say the area is blessed with many great places to eat .
We arrived at the property on the Saturday and had a couple of questions. Graham and Jan were on hand to answer them or of they didn't know, found out the answer for us. The property was spacious and accurately portrayed in the photos. The property was exceptionally clean. The location of the property was right on the Marina. There was a very short walk to the boats and enabled us to have a good view of the Thursday night Power Boat racing. The bar staff are friendly and selection of drinks and food were good. Most nights we went to a restaurant. The Wherry for a Carvery which was excellent and walking distance. We got the train from Oulton Broad South to Lowestoft on Friday night to eat at Iconic. The train station is walking distance at both ends. Iconic does a steak night and the food is great. Overall we had a great stay in Lowestoft. The beach is always fantastic and there are many days out to be had in the local area using this property as a base.

We really enjoyed our stay as a family of six. The bungalow was well equipped and lovely and clean, with new carpets. We've stayed in a lot of similar properties locally and this one felt much more roomy with ample living and dining space and a really nice small balcony/decking with the children's play park in sight. The holiday park was nice and quiet and Nicholas Everitt Park, it's cafe and the Oulton Broad South train station are only a five minute walk. Graham and Jan were very helpful and in touch throughout. Thanks for a great stay!

It has good access to rail and close proximity to the Marina and the Broads as well as close to local beaches at Lowestoft, Gorleston and Southwold.
What makes this property unique
Quiet location next to Carlton Marshes, part of Suffolk Wildlife Trust and lovely scenery over the Broad. Close to train stations means you can explore the area by train. There are some lovely nearby beaches in Lowestoft, Gt Yarmouth, Gorleston and Southwold. The site itself has a swimming pool, bar and restaurant and there are lots of restaurants close by.
