Bear Summit is located in downtown Gatlinburg, walking distance to everything Gatlinburg has to offer. Amazing restaurants and attractions right outside our door, as well as the entrance to the National Park.

We give amazing hospitality to our guests and we love what we do. We are not a management company; we are private owners and we personally maintain our home before/after each guest.

This is a beautiful condo with 1200 square feet. Sleeps 6 (max occupancy).

2 bedrooms, All Brand-new Mattresses, 50" Roku TVs, streaming, and cable.
2 Full Bathrooms. Master features tiled shower, and wonderful jacuzzi.

Condo is fully heated and cooled.

DOWNTOWN GATLINBURG, BEST LOCATION.

Bears and Wildlife in the area. Our SUMMIT MANOR Community is located adjacent to The Great Smoky Mountains National Park in Gatlinburg. Keep all doors, windows, vehicle doors and vehicle windows closed and locked.

BEAR SUMMIT is located in Downtown Gatlinburg AND The Great Smoky Mountains National Park Entrance. We're across the street from Ober Mountain Tram which takes you up to Ober Mountain, Tennessee’s ONLY ski resort.

We don’t ask you to clean but we do expect our condo to be left in respectful condition.

Check out time is 10:00 am. ***We do not give late check outs***

We will arrive at 10:00am along with the Cleaning Service and Linen Service.

Our check out is at 10:00am and instructions are simple:

1. Check-Out is at 10:00am.
2. Strip USED beds only. (Sheets and pillowcases only) Place in front bathtub.
3. Place all USED towels in front bathtub.
4. Removed ALL FOOD and take to trash. (We don't use anything left behind due to health and safety reasons, and don't have time to give it away.)
5. Take trash to trash to dumpster located in front of 3rd BLDG.
6. Lock the door when you leave.

PARKING:
Free on site parking.

*PLEASE NOTE: We personally maintain before and after each guest. We want you to have an absolutely wonderful stay. Buy travel Insurance as we do not refund for weather, power outages, trip interruptions, family issues, travel issues, amenity breakdowns/malfunctions, etc.

These systems are in place for safety: Exterior Ring Audio/Video Security Cameras.
We do monitor for occupancy. Tampering, covering, disabling Security Cameras and or smoke detectors, fire extinguishers are not allowed and if discovered, immediate cancellation of reservation with no refund.

These rules are in place for YOUR SAFETY and to give clarification of expectations and what is allowed/not allowed.......

Due to Fire Codes, we DO NOT ALLOW over occupancy as stated on your reservation. We choose to be responsible owners and we abide by City and State Fire Codes: 6 occupants.
We have a non-refundable policy of over occupancy and immediate cancellation of reservation.

NO pets or ESAs, Immediate cancellation of reservation with no refund if pets/animals are discovered, you agree to a minimum $500.00 fine plus all costs of damages/renovations/replacements.

No refunds and no credits on cleaning fees (we will personally come to address any issues)

No indoor smoking, outdoor smoking allowed. No illegal drug use, including NO marijuana use.

No visitors (Unless prior approval given in writing.

No house parties.

No destruction/damaging property. You must NOT make any “repairs” to the property.

No credit card and/or debit card chargebacks are allowed and you agree to pay your booking in full and you agree to no credit card chargebacks and/or no debit card chargebacks.

No feeding, baiting, trapping, enticing, touching and or attempting to feed, trap, bait, pet, touch and or entice black bears or wildlife is not allowed and will result in immediate cancellation of reservation with no refund and police escort off the property.

We take fraud, theft, damages, vandalism and extortion very seriously.

If you need anything during your stay, we will personally come and address any matters, issues and/or concerns.
